Aegon Acquisition
A 55,000-SF office building in downtown Little Rock tipped the scales at $3.1 million.
Arkansas Foundation for Medical Care Inc. bought the Aegon Building at 1020 W. Fourth St. The sellers are Rainwater Properties LLC, led by Bryan Hosto and Charles Buchan, 65 percent; Hank Kelley, 30 percent; and Jeff Yates, 5 percent.
The 1.9-acre development previously was tied to a pair of February 2009 mortgages totaling $1.9 million held by HomeBank of Arkansas in Portland (Ashley County).
The property was purchased for $1.6 million in September 2003 from Tagina Properties NV, led by Fiorenzo Perucchi.
Tagina acquired the project for $2.4 million in March 1984 from American Foundation Life Insurance Co. of Birmingham, Ala. The property was assembled in six buys totaling more than $286,000.
Site Purchase
A half-acre parking lot in downtown Little Rock changed hands in a $1.3 million transaction.
Third-Commerce LLC, an affiliate of McKibbon Hotel Group Inc. of Gainesville, Ga., purchased the would-be Aloft Hotel site at the northeast corner of Third and Commerce streets. The seller is Arkansas Democrat-Gazette Inc., led by Walter Hussman Jr.
The property was bought for $125,000 in April 1995 from Third Street Properties LLC, led by Robert M. Wilson and Ken McRae IV.
Jacksonville Buy
The sale of two commercial properties in Jacksonville rang up a combined $971,000 sale.
OMG Properties LLC, led by Stephen Crace Jr., acquired the Angel's Place project at 100 S. First St. ($200,000) and a 0.95-acre property at 2151 Hamilton St. ($771,000). The seller is Jonco Enterprises Inc., led by Jay O'Neal.
The deals are funded with a three-year loan of $770,950 and two loans totaling $263,400 from Metropolitan National Bank of Little Rock.
The Hamilton Road property previously was linked with an April 2008 mortgage of $770,950 held by the bank. The site was bought for $25,000 18 months ago from Harold and Angeletta Parker.
