West Little Rock Hosts $1.4M Boot City Buy (Real Deals)

Development of a 20,000-SF Cavender’s Boot City store is in motion in Little Rock’s Gateway Town Center after a $1.38 million land deal.

Cavender Investment Properties Ltd. of Tyler, Texas, acquired the 2.44-acre site near the southwest corner of Interstates 430 and 30 from Town Center LLC, led by Tommy Hodges.

The land previously was linked with a June 2012 mortgage of $3.5 million held by Malvern National Bank.

The property was part of a four-part assembly of 176 acres in January 2002 deals totaling more than $2.4 million.

The sellers were Canadian Pacific Properties Inc. of Alberta, Calgary, $1.46 million; Otter Creek Development Co. LLC, led by Robert McGinnis and Byron Eiseman, $784,000; Cynthia Keaton, $143,000; and Jennifer Mae Kochtitzky Trust No. 2, $81,390.

Town Pump Buy

An adjoining bar-liquor store combo in Little Rock’s Riverdale area changed hands in a $500,000 sale.

Lilac LLC, led by Andy Collins, purchased the Town Pump and Coppings Liquor at 1321 Rebsamen Park Road. The seller is JKD Real Estate Partnership, led by Jack Holtzman and Donna Vargas.

The 0.44-acre development was acquired for $200,000 in February 1991 from Claude and Barbara Carpenter.

Heights Home

A 3,399-SF home in the Heights area of Little Rock sold for $700,000. The Rhodes Family Revocable Trust, led by Noah Rhodes Jr., bought the house from the Diane Davenport Wilder Living Trust.

The deal is financed with a 15-year loan of $500,000 from BancorpSouth Bank of Tupelo, Mississippi.

The residence previously was linked with a November 2012 mortgage of $417,000 held by Delta Trust Mortgage Inc. of Little Rock.

The property was purchased for $649,000 in October 2010 from the Herbert Jones & Janet Treseder Joint Revocable Trust.

Parking Purchase

A 0.54-acre piece of downtown Little Rock rang up a $262,000 transaction.

Shollmier Family Ltd., led by James Shollmier, acquired the parking lot at the northwest corner of Third and State streets. The seller is Rainwater Properties LLC, led by Bryan Hosto.

The property previously was tied to a May 2008 mortgage of $192,000 held by BancorpSouth Bank of Tupelo, Mississippi.

Rainwater bought the parking lot for $140,000 in March 2004 from Alice Staton, Leonard Ewenstein, the Samuel Ruby Staton Revocable Trust and the Edward Ewing Staton Revocable Trust.

Courts Home

A 5,206-SF home in The Courts neighborhood of west Little Rock’s Chenal Valley development drew a $550,000 transaction.

Kevin and Judith Forte purchased the house from Patrick and Dina Ifrah.

The deal is funded with a 30-year loan of $417,000 from Delta Trust Mortgage Inc.

The residence previously was tied to a May 2008 mortgage of $80,000 and a September 2011 mortgage of $406,000 held by Charles Schwab Bank of Reno, Nevada.

The Ifrahs acquired the property for $564,000 in February 2006 from MJ Innovative Builders Corp., led by Jamal Solaimanian.

PV House

A 4,667-SF home in west Little Rock’s Pleasant Valley neighborhood changed hands in a $510,000 deal.

Anna and Michael Kendrick bought the house from the Robin N. Orsi Revocable Trust.

The deal is backed with a 25-year loan of $494,700 from Regions Bank of Birmingham, Alabama.

The residence previously helped secure an October 2011 mortgage of $640,000 held by Delta Trust & Bank of Little Rock.

The property was purchased for $450,000 in February 2002.

The seller was the Cathryn Ann Slayden Revocable Trust.
