Plans for Small Shopping Center on Fayetteville’s MLK Taking Shape

Rodney Ghan and Bob Cooper of R.H. Ghan & Cooper Commercial Properties of Fort Smith have bought a lot on West Martin Luther King Boulevard in Fayetteville with the intent of developing a two-tenant shopping center.

Cooper said the .64-acre lot, which is next to the Dunkin’ Donuts, cost approximately $550,000 and was listed by Clinton Bennett of CBRE. Southland Management Group LLC of Fort Smith was the seller.

Cooper said Jimmy John’s, a gourmet sandwich shop, has signed a letter of intent to open a store at the site, which Cooper said would be a total of 2,900 SF. Cooper said negotiations are ongoing to finalize the deal with Jimmy John’s.

Ghan & Cooper also brokered a deal in which Southland, a subsidiary of Littlefield Oil Co. of Fort Smith, bought two acres adjacent to the soon-to-open stretch of Interstate 49 in Fort Smith. Southland paid $889,000 for the property, which was owned by Massard I-49 Properties.

Cooper said Littlefield plans to open a Littlefield Express gas station, and construction is scheduled to begin in a few months. Cooper said Littlefield, through its subsidiary, paid above market price for the property, which is at the intersection of Massard Road and Chad Colley Boulevard.

“That was a heck of a deal,” Cooper said. “They wanted to be on the pinnacle corner, and they were willing to pay.”

Cooper also said a delayed deal for Brownwood Life Care Center to relocate to Chaffee Crossing in Fort Smith has been finalized.

Brownwood, a nonprofit home for children and young adults with mental disabilities, had agreed to buy nine acres on Wells Lake Road for $180,000 in February. Brownwood, which has been on Towson Avenue for 28 years, will relocate to a 40,000-SF facility that will serve 50 children and have 180 employees.
