FedEx Facility in Mabelvale Sold for $31.7M

A 311,684-SF FedEx Ground facility on 44 acres in Mabelvale sold for $31.7 million, commercial real estate investment services firm Marcus & Millichap of Walnut Creek, California, announced Tuesday.

The property was sold by Saad Development Corp. of Mobile, Alabama, to Realtech Construction Co., LLC of Los Angeles.

Todd Blonsley, vice president of investments at Marcus & Millichap’s office in Reno, Nevada, procured the buyer, according to a news release.

He told Arkanasas Business this was an passive (landlord) investment purchase of a newly constructed sorting facility built by Saad Development, which he said had built more than 30 facilities for FedEx over the past two decades. 

Blonsley said the property was developed build-to-suit, indicating regional shipping demands near Little Rock justified FedEx seeking a facility for long-term occupancy.

Arkansas Business reported in February 2015 that the new facility would employ 160 people.

Blonsley also said, “At Marcus & Millichap, providing clients access to a national market is essential to the platform we provide. This includes assisting clients with real estate investments as low as $1 million, though often in the $2 million to $10 million range, or in this case, working on an asset valued at over $30 million. Saad Development was represented by Mollie Alteri and Britton Burdette of the Stan Johnson Co. The firm’s broker of record in Arkansas is C.J. Cropper, senior associate at Marcus & Millichap’s Little Rock office.
