Little Rock Properties Sell for $815K

The Casa Manana and Blue Cake Co. properties in Little Rock and a third nearby property at 6801 Cantrell Road were purchased for $815,000 this month, one of several recent real estate transactions that total a combined $3.4 million.

The buyer was Lapalapa LLC, led by Casa Manana owner Desiderio Juarez. The seller was Tri-B Realty Inc., led by John and Phyllis Billingsley.

Casa Manana is a 1,682-SF building on a 0.6-acre lot at 6820 Cantrell Road. Blue Cake is a 1,304-SF building on a 0.29-acre lot at 6800 Cantrell Road.

The third property is a 1,998-SF building on 0.14 acres.

The deal was financed with a five-year, $580,000 loan from IberiaBank.

Day Cares Sold

Lisa Jenkins bought out her sister for $450,000 to take sole ownership of The Children’s Center on Huron and The Children’s Center of Otter Creek.

The location at 11610 Huron Lane is a 5,530-SF building on 0.41 acres. The location at 11512 Mabelvale West Road has 6,972 SF and 2.24 acres.

The seller was BSI Properties, led by Lundy and Lynda Colvert.

Jenkins said she is making minor improvements to the Otter Creek day care. The most significant change: updating its fire protection system.

In June, BSI Properties, led by Lundy Colvert, also sold the third Children’s Center at 2611 Prince St. in Conway for $1.2 million to Child Development Schools Inc. of Columbus, Georgia.

Retail Center Bought

A 6,426-SF retail center on 0.76 acres in south Pulaski County has sold for $650,000.

AMA Properties LLC, led by Sadiq Ali, bought the property at 201 W. Dixon Road from Larry and Janet Garland. Current tenants include Dixon Road & Wine Spirits and Subway.

This is the second time Ali has purchased property, through AMA Properties, from Larry Garland. He bought the convenience store on a half-acre lot at 2201 Dixon Road for $470,000 in 2013.

The store is next to the retail center, and the seller was Garland Properties LLC, led by Larry Garland.

Car Wash Sale

A site southwest of Highway 107 and Oakdale Road in Sherwood, next to McDonald’s, has sold for $784,080 to Jonesboro Carwash LLC, led by Brad Vaden.

The seller was Oakdale Properties LLC, led by Billy Morden and Byron McKimmey.

The buyer has obtained a $2 million construction loan, and Vaden told Arkansas Business he plans to build a Team Clean Carwash there. 

He hopes to open the business in spring 2018 and it will be Team Clean’s eighth location. Seven of the car washes are located across Arkansas and the other is in Millington, Tennessee.

Lingerie & Novelty Boutique

The vacant building at 10011 Interstate 30 in Little Rock that used to be a Dixie Cafe has sold for $695,000 to Ave Inc. of Dallas, led by John Coil. The property is 1.73 acres.

The building will open as a Doctor John’s Lingerie & Novelty Boutique. Coil told Arkansas Business that the store still needs signage. 

The seller was RG Joint Ventures LLC, led by Allan Roberts.
