Future of Alltel's 85 Acres in Pulaski County Unknown

Beside its multi-billion wireless business, Alltel Corp. of Little Rock has other assets that, depending on terms of the deal, might be included in a $28 billion deal to be acquired by Verizon Wireless.

Alltel spokesman Andrew Moreau said in an e-mail to ArkansasBusiness.com this week that it's too early to tell what will happen to any piece of property Alltel owns in the Little Rock area.

The company owns about 85 acres total, according to the Pulaski County Assessor's Office.

Most of the land is near Alltel's corporate headquarters at 1 Allied Drive in the Riverdale area near the Arkansas River. About 32 acres are devoted to its corporate campus, with office space totaling more than 655,000 SF.

Another 30 acres nearby are undeveloped, and a portion is used by the Little Rock Futbol Club as soccer fields. Alltel has allowed the club to use the land for free except expenses related to the upkeep of the fields.

Alltel owns two office buildings, the former Simmons First and Paramount Life buildings, and a little over 22 acres of land at the corner of Cantrell and Rodney Parham roads in west Little Rock. More than 17 acres of that is undeveloped.

The former Simmons First building is more than 12,000 SF and sits on 2.6 acres. The former Paramount Life building is more than 41,000 SF on a 2-acre lot.

Alltel also owns print center on Riverwood Drive in North Little Rock. The building is just over 40,000 SF on a 1.82 acre lot.
