Berwyn Square Sells In $800,000 Transaction (Real Deals)

A 64-unit apartment complex in southwest Little Rock changed hands in an $800,000 sale.

CO5 Properties LLC, led by Andrew and Jennifer Adkins, bought the Berwyn Square project at 6320 Butler Road.

The seller is One Bank & Trust of Little Rock.

The deal is funded with a 3.5-year loan of $1.25 million from the bank.

One Bank recovered the property from Kevin Tull and Patricia Tull in September 2011 at an $852,780 foreclosure sale.

The 2.26-acre development previously was tied to an August 2009 mortgage of $706,808 and an October 2008 mortgage of $146,000 held by One Bank.

The apartments were acquired for $800,000 in August 2002 from Berwyn Square Properties LLC, led by Alta Hale.

Retail Redevelopment

A former Rally’s location in North Little Rock is undergoing redevelopment after a $424,000 transaction.

PB General Holdings (Camp Robinson) LLC, led by Scott Proctor, purchased the 4523 Camp Robinson Road property from Twilight Enterprise Ltd. of Salt Lake City.

Construction of a Dollar General store is backed with a five-year loan of $1.04 million from Summit Bank of Arkadelphia.

Twilight Enterprise bought the property for $730,000 in June 2003 from Pentland USA Inc., led by Nahum Shar.

Hillcrest Home

A 3,457-SF home in Little Rock’s Hillcrest neighborhood is under new ownership after a $656,000 sale.

Tracy Ring and Brent Cryder acquired the house from Lagniappe Ventures Inc., led by Gary Pursell.

The deal is financed with a 15-year loan of $524,200 from Arvest Bank of Fayetteville.

The residence previously was linked with an August 2007 mortgage of $500,000 and an October 2008 mortgage of $20,000 held by BancorpSouth Bank of Tupelo, Miss.

The property was purchased in October and November 2004 as part of a $330,000 transaction.

The sellers were John Bowling, $165,000; Mary B. Keating, $99,000; and Elizabeth Bowling, $66,000.

Witry Residence

A 4,795-SF home in the Witry Court neighborhood of west Little Rock’s Chenal Valley development rang up a $575,000 deal.

Angela and C.S. Aduddell bought the house from Mark and Susan Freeman. The deal is funded with a 15-year loan of $417,000 and a five-year loan of $100,500 from Metropolitan National Bank of Little Rock.

The residence previously was tied to a May 2011 mortgage of $155,986 and a June 2011 mortgage of $391,000 held by Regions Bank of Birmingham, Ala.

The Freemans acquired the property for $544,000 in March 2002 from Randall and Kelley Standard.

Courts House

A 4,400-SF home in The Courts neighborhood of west Little Rock’s Chenal Valley neighborhood drew a $500,000 transaction.

Suman Siddamreddy and Vasuki Dandu purchased the house from Trammell Construction Inc., led by Renee Trammell.

The deal is financed with a 15-year loan of $400,000 from IberiaBank Mortgage Co. of Little Rock.

The residence previously was linked with a March 2006 mortgage of $496,000 held by Little Rock’s Bank of the Ozarks.

The location was bought for $72,000 in October 2005 from Deltic Timber Corp. of El Dorado.

Courtyard Construction

Construction of a 98-room Courtyard by Marriott in North Little Rock is in motion with a $7.2 million funding agreement.

Shree Jalaram Bapa Associates, led by Jitendra Patel, obtained the 18-month loan from Farmers Bank & Trust of Magnolia.

The former Circuit City location at 4339 Warden Road previously was tied to a December 2009 mortgage of $750,000 held by First Arkansas Bank & Trust of Jacksonville.

The 3.01-acre property was acquired for $1.45 million from CC Acquisitions Ltd., an arm of New York Life Insurance Co.
