Commercial Flurry Continues in Bentonville

You may recall the story in our last issue regarding the flurry of activity in the office space niche of Bentonville’s commercial real estate market.

We have since heard of another example, and it involves the Moberly Professional Park.

The property owners are in the planning phase of building a fourth office building at the 9-acre site, which currently consists of three single-story office buildings — all built between 2000 and 2004 — totaling about 60,000 SF.

The proposed 27,000-SF building doesn’t yet have any pre-leased tenants, but that shouldn’t be an issue because of its close proximity — practically walking distance — to the Wal-Mart David Glass Technology Center, which handles the IT services for Wal-Mart Stores Inc. worldwide.

“We feel confident we will generate activity due to the location,” said the building’s leasing agent, Marshall Saviers, with the commercial real estate firm Sage Partners in Fayetteville.

Saviers said construction will begin when a “certain level” of pre-leasing is reached.
