Site Plan Details Truck Station for Southwest Little Rock

A site plan for a 305,000-SF package distribution warehouse and truck station for a large national company has been submitted to the Little Rock Planning and Development Department.

No company was named in the plan, but a letter from White-Daters & Associates, Inc. of Little Rock to the planning department, states the project will be a "build-to-suit" project by Saad Development Corporation for a "large national tenant."

An article in Wednesday's Arkansas Democrat-Gazette says "a source with knowledge" claims the company is FedEx Corp. of Memphis (NYSE: FDX).

Saad Development of Mobile, Ala. is a commercial development company, self-described as specializing in "nationwide build-to-suit and value-add development." Among various projects on Saad's website are FedEx locations throughout the country.

As of 3 p.m. Wednesday, FedEx had not responded to an email from Arkansas Business requesting comment.

The site is located south of the Interstates 30 and 430 intersection on 44.2 acres of land. The main access driveway and employee access will be located off the Mabelvale Cut Off Road extension.

"Trucks will enter and exit from Mabelvale Cut Off Road to South Loop Road as was originally planned," the letter states. "The developer is proposing to construct the north and west half of the minor arterial street including 29.5 feet of pavement, curb and gutter."

A sidewalk, in addition to improvements of an intersection and traffic signal at South Loop Road and Mabelvale, "remain a commitment of this developer," the letter states.

The letter says the site plan application is revised to just south of the original location after wetlands were discovered at the original site. The new site is zoned I-2, a heavy industrial zone, which allows for a package distribution warehouse, the letter states.

The site plan includes 624 spaces for employee parking to the south of the warehouse. The site plan also shows 118 spaces of future employee parking. In addition, extensive trailer parking is shown to the west and north of the proposed building. A large number of loading docks are also shown along the westside of the structure.

The exact numbers for truck parking and loading docks were not included in the site plan.

The White-Daters letter requests the issue be discussed at the Little Rock Planning Commission meeting May 15.
