Portion of Alcoa Exchange Racks Up $24.5M Sale

• A big piece of the Alcoa Exchange retail center in Saline County rang up a $24.5 million transaction.

An investment group based out of Walnut Creek, Calif., bought the 16.7-acre piece of the project in Bryant/Benton, home to 90,870-SF of retail space.

The new ownership is split among: Alcoa Exchange LLC, 45.9 percent; Alcoa DeGennaro LLC, 25.6 percent; Alcoa Libitzky LLC, 17.1 percent; and Alcoa Encinal LLC, 11.4 percent.

Sellers: Inland American Bryant Alcoa LLC and Inland American Bryant Alcoa II of Oak Brook, Ill.

Two substantial pieces of Alcoa Exchange were not included in the deal: the 128,225-SF Target and 68,190-SF Kohl’s. Both properties are owned by their respective retailing chains.

• Up in Lonoke County, a 7.4-acre grocery development at 801 N. Second St. in Cabot attracted a $4.7 million deal.

Cole HG Cabot AR LLC of Phoenix acquired the project from Harps Food Stores Inc. of Springdale.

• To the northwest in Faulkner County, a 9,000-SF Conway store drew a $2.8 million sale.

Ashkev LLC of Princeton, Ind., bought the Dollar General at 406 Hwy. 65E from Arkansas DG LLC of Dallas for $2.8 million.
