$6.2M Transaction Visits Village Green Apartments (Real Deals)

A 172-unit apartment project in southwest Little Rock weighed in at $6.2 million.

Ownership of Village Green Apartments at 7601 Chicot Road shifted between two New York limited liability companies. Village Green Apartments Little Rock LLC bought the property from Village Green AR Associates LLC.

VGALR assumed a February 2012 mortgage of $4.25 million originated by CWCapital LLC of Needham, Massa-chusetts.

Village Green AR purchased the 10.92-acre development for $4.7 million in March 2002.

The seller was Alco Village Green Associates Ltd., led by Frank Jemison Jr.

Bank Space

Entities with common ownership were on either side of a $960,000 transaction in downtown Little Rock’s The Residences at Building 5. Bank of England acquired the fourth-floor space to house more mortgage lending operations from Arkansas Riverview Development LLC, led by Brad Canada.

Arkansas Riverview Development bought the half-acre development at 5 Statehouse Plaza for $950,000 in April 2004 and added five stories to it.

The seller was the Arkansas Bar Foundation.

Convenient Transaction

A convenience store in Jacksonville changed hands in a $624,848 deal.

Mani Malik Inc., led by Muhammad Malik, purchased the Gas A Tron at 24109 Highway 107. The seller is Robert Johnston Holdings LLC, led by Robert Johnston.

The deal is funded with a $553,922 loan from Centennial Bank of Conway.

The 1-acre development previously was tied to a February 2008 mortgage of $425,000 held by First Arkansas Bank & Trust of Jacksonville.

RJH acquired the property for $500,000 more than six years ago from Junction Station Travel Center LLC, led by Todd, Russell and Kurt Luth.

Country Club House

A 3,844-SF home near the Country Club of Little Rock drew a $650,000 sale.

Everett and Toni Tucker bought the house from Andrew and Nancy Kumpuris. The deal is backed with a 30-year loan of $417,000 from Centennial Bank.

The Kumpuris family purchased the property for $132,000 in November 1979 from Richard and Elizabeth Chapman.

Rural Residence

A 3,000-SF home in west Pulaski County rang up a $615,000 transaction.

Ashley Jones acquired the house from Richard and Diana Gregory. The deal is financed with a 30-year loan of $602,000 from Regions Bank of Birmingham, Alabama.

The residence previously was linked with a June 2003 mortgage of $298,000 held by Bank of Little Rock Mortgage Corp.

The Gregorys bought the nearly 10.7-acre site for $73,000 in May 1993 from the Dale M. Johnston & Margaret M. Johnston Lifetime Trust.

Ridge Home

A 5,025-SF home in The Ridge neighborhood of Little Rock sold for $610,000. Mark and Angela Todd purchased the house from Franklin and Gabriella McLarty.

The deal is funded with a 20-year loan of $360,000 from Bank of Little Rock Mortgage. The residence previously was tied to a September 2010 mortgage of $750,000 held by Centennial Bank. The Todds acquired the property for $549,000 in April 2005 from Jeffrey and Nicol Wright.

Fox Ridge Mortgage

The owner of a 130-bed assisted living center in west Little Rock picked up an $18.19 million financial package.

Chenal Holdings LLC, led by Rodney Thomason, obtained the 35-year loan from Red Mortgage Capital LLC of Dallas.

The 9.02-acre Fox Ridge Chenal development at 23101 Chenal Valley Drive previously was linked with a June 2012 mortgage of $17.26 million held by Little Rock’s Metropolitan National Bank.

The land was assembled in two February 2004 transactions with Meth-odist Little Rock District Board of Missions & Church Extension Inc., 7 acres for $600,000; and Deltic Timber Corp. of El Dorado, 2.02 acres for $309,000.
