The deal represents a developmental shift at the Parkland Heights townhome project at 6800 Chenonceau Blvd.
The apartments will replace 60 two-story townhouse units originally planned for the second phase at Parkland Heights.
The owner/developer behind the project is Parkland Heights Ranch Properties LLC, led by Shabhir Dharamsey.
Not far to the east, Ranch Properties renewed its plans for a bank branch, restaurant and a 12,500-SF office building near the northeast corner of Cantrell Road and Ranch Boulevard.
But those proposed buildings remain proposals only.
A renewal of the plans, like all other planned commercial developments in Little Rock, is required every three years.
Some misinterpreted the filing with city officials as a sign that some new construction was in the works. However, that's not the case.
Our insider does report that Ranch Properties has hosted some lookers that have yet to morph into takers.
Our man ascribed the interest to part of the general increase in market activity on the commercial real estate front.
