Did you know a five-story building in midtown Little Rock has an appointment with the wrecking ball?
We’re told the 38,000-SF Baker Building at 100 S. University Ave. will give way to a Chipotle Mexican Grill. In March, the building was 98 percent occupied.
Redeveloping the coveted 0.73-acre site at the southwest corner of Markham Street and University Avenue will require some relocation work. The Baker Building’s rooftop was a favored site for communication antennas, especially those devoted to cell phones. The aerials will have to find a new place to roost.
Also, when a former Bennigan’s, adjacent to the Baker Building, was bulldozed earlier this year to make way for a retro-style McDonald’s, the project immediately ran into zoning, property line and easement issues. The restaurant is now under construction, however.
Notably, McDonald’s and Chipotle were once affiliated, but that relationship ended in 2006.
The office building was developed by Little Rock’s Fausett & Co. in 1958 and originally bore the firm’s name. Fausett & Co. was among the casualties of the S&L crisis and didn’t survive a 1987 trip to bankruptcy court.
