The former home of Brandon House Furniture at the northwest corner of University Avenue and 12th Street in Little Rock could soon be the new home of a five-story, 110-room hotel and Murphy USA convenience store.
BH University Development LLC has filed applications with the Little Rock Planning Commission to redevelop the 4.92 acres into a four-lot subdivision. White-Daters & Associates Inc. of Little Rock is listed as the engineer.
The developers are seeking a conditional use permit to use a 2.38-acre lot for the yet-to-be-branded hotel. Developers are requesting a height variance of up to 60 feet, which is 15 feet higher than allowed on property zoned I-2, which is the current zoning of the entire parcel.
According to a letter to the planning commission, the hotel would have parking planned at one space per room. Regardless of the hotel brand, the plan should allow for "more than ample parking," the developers said in the letter.
The developers are also seeking to rezone 1.6 acres of land for a 3,445-SF Murphy USA. The convenience store would include 10 fueling stations running parallel to South University Avenue, the letter states, in addition to ice units, vacuum stations and a propane pad. The lot would include 19 parking spaces.
The convenience store would be open 24 hours a day and seven days a week, according to the general notes section of plans for the lot.
The issues have been added to the Little Rock Planning Commission's meeting June 26, including a public hearing set for 4 p.m. The Little Rock Board of Directors must approve the rezoning of the 1.6 acres of land the developers wish to use for the convenience store.
Several area neighborhoods were notified of the meeting, including the Fairpark Residents Association, the War Memorial Neighborhood Association and the Point O' Wood Neighborhood Association.
BH Development, led by James Barnes and Brandon Huffman purchased the site last year for $3 million from MBC Holdings Worldwide LLC, led by Bruce Burrow and Marty Belz.
