Trickling Creek Properties LLC has purchased the former Apex Tool manufacturing at 1609 N. Old Missouri Road in Springdale.

The 242,000-SF facility on 52.77 acres, sold for $2 million on Jan. 31, according to real estate records.

Arkansas Business reported in November that the property was entangled in a lawsuit pending in Washington County Circuit Court over a canceled sale.

Binswanger, which represented the seller, Apex Tool Group LLC of Huntersville, North Carolina, said in a news release that the new owner purchased the property as an investment and is looking for new tenants.

Key features of the facility include 24,000 SF of fully air-conditioned office space; six loading doors; paved and lighted parking for 430 vehicles; and the Arkansas and Missouri Railroad rail line that borders it.

The property is also minutes from Interstate 49, U.S. Highway 412, Business Highway 71, one-half mile north of the Springdale Municipal Airport and about 35 minutes from Northwest Arkansas Regional Airport.

Holmes Davis, senior vice president in Binswanger's Dallas office, represented the seller in the transaction. Marshall Saviers of Sage Partners represented the buyer.
