Distribution Center Tops $20.7M Mark (Real Deals)Lock Icon

A 484,932-SF distribution facility in Maumelle tipped the scales at $20.75 million. 

Glen Una Holdings Little Rock LLC of Los Gatos, California, purchased the 104 Champs Blvd. project. 

The seller is RCS-Little Rock LLC, an affiliate of Real Capital Solutions of Louisville, Colorado. 

The deal is funded with a $15.5 million loan from Morgan Stanley Bank of Salt Lake City. 

The 32.85-acre development was bought for $11.5 million in July 2014 from Mohr Maumelle LLC of Dallas. 

Super Sale

A 54-room motel in North Little Rock weighed in at $2.34 million. 

Balaji Hotels LLC, led by Anilaben Patel, acquired the Super 8 Motel at 3925 McCain Park Drive. The seller is D&D in North Little Rock Inc., led by Umesh Patel. 

The deal is backed with a 20-year loan of $1.7 million from First National Bank of Paragould. The 1.49-acre development previously was linked with a September 2012 mortgage of $1.7 million held by Little Rock’s Bank OZK. 

D&D purchased the project for $2.5 million in August 2008 from Ramji Associates Inc., led by Jitendra Patel. 

Eatery Acquisition

A former Hardee’s in southwest Little Rock served up a $1.22 million sale. 

Los Gallos Taqueria Inc., led by Sergio and Javier Atilano, bought the 2,952-SF eatery at 8703 Geyer Springs Road. The seller is CJK Apartments LLC and HEK Investments LLC, both of La Palma, California. 

The deal is financed with a five-year loan of $875,000 from First Security Bank of Searcy. 

The 1.01-acre development was acquired for $1.4 million in June 2017 from Big Rock LLC of Malibu, California. 

Multifamily Buy

A 20-unit apartment complex in downtown Little Rock changed hands in a $590,000 deal. 

Elmscourt Apartments LLC, led by Joshua Malone, Robert Fleming and Douglas Melkovitz, purchased the 623 Sherman St. project

The sellers are Ann Shollmier and the Barre Revocable Trust, led by James Barre. 

The deal is funded with a five-year loan of $722,500 from Armor Bank of Forrest City. 

The 0.52-acre development was bought for $67,500 in January 1962 from William and Jan Thompson. 

NLR Car Wash

A North Little Rock car wash sold for $550,000. 

James Chung Jr. acquired the 4625 Camp Robinson Road project from KG Carwashes LLC, led by Karl Goshen. 

The deal is backed with a $440,000 loan from Centennial Bank of Conway. 

KG Carwashes purchased the 0.77-acre property for $100,000 in November 2014. 

The seller was B&M Industries Inc., led by Diane Wittig. 

Site Transaction

Adjoining undeveloped commercial parcels totaling 1.9 acres in North Little Rock drew a $215,000 transaction. 

Bismeet LLC, led by Sukhdev Singh, bought the land near the southwest corner of U.S. 165 and Myrna Lane. The seller is BOE Acquisition Co., an affiliate of Bank of England. 

The deal is backed with a one-year loan of $172,000 from Farmers & Merchants Bank of DeWitt. 

BOE received the property in November 2016 as part of a foreclosure settlement with Glover Properties LLC, led by James Glover. The land helped secure an April 2010 mortgage of $1.5 million held by Bank of England. 

Edgehill Manor

A 3,889-SF home in Little Rock’s Edgehill neighborhood rang up a $1.55 million sale. 

Dora Flesher acquired the house from the namesake trust of Cynthia Ann Hubach. The residence previously was tied to a January 2015 mortgage of $488,000 held by Regions Bank of Birmingham, Alabama. 

The property was bought for $1.1 million in March 2014 from Charles and Kelli Miller. 

Rockwater Village

A 3,674-SF home and adjoining lot in North Little Rock’s Rockwater Village neighborhood tipped the scales at $1.03 million. 

The namesake joint revocable trust of Charles Hays Jr. and his wife, Gladys, purchased the house and an adjoining lot from the Adam Scott Melton Revocable Trust. The deal is financed with a 30-year loan of $824,000 from IberiaBank of Lafayette, Louisiana. 

The residence previously was linked with a July 2016 mortgage of $417,000 held by Centennial Bank. 

The homesite was bought for $150,000 in October 2014 and the neighboring lot was acquired for $190,000 in March 2017 from North Bluffs Development Corp., led by Lisa Ferrell. 

Riverbend Home

A 4,134-SF home in Little Rock’s Riverbend neighborhood is under new ownership after a $975,000 sale. 

Bova Joint Revocable Trust, led by Stephen and Barbara Bova, bought the house from the estate of Jane McGehee Wilson. The residence was purchased for $235,000 in March 1991 from Virginia Bailey. 

Hickory Creek

A 4,216-SF home in west Little Rock’s Hickory Creek neighborhood changed hands in a $699,000 deal. 

George and Lisa McKeown acquired the house from the Judith K. Tenenbaum Revocable Trust. 

The deal is funded with a 30-year loan of $484,350 from Bank of England. 

The residence was bought for $1 million in October 2008 from Michael and Carla Pierce. 

Ensbury Place I

A 5,100-SF home in the Ensbury Place neighborhood of west Little Rock’s Chenal Valley development sold for $652,341. Kevin and Jenna Wong purchased the house from J&T Custom Homes LLC, led by Jimmy Johnson. 

The deal is backed with a 30-year loan of $652,341 from IberiaBank. The residence previously was tied to an October 2018 mortgage of $455,000 held by Centennial Bank. 

The location was acquired for $98,000 in December 2017 from Deltic Timber Corp. of El Dorado. 

Maisons Abode

A 5,982-SF home in the Maisons neighborhood of west Little Rock’s Chenal Valley development drew a $600,000 transaction. 

Samy Heshmat and Radwa Kholeif bought the house from Amir Qureshi and Fariha Shamshi. The deal is financed with a 30-year loan of $480,000 from Bank of Little Rock Mortgage Corp. 

The residence was purchased for $687,000 in June 2009 from Sylvia Hom and Kevin Olden. 

The Courts

A 6,081-SF home in The Courts neighborhood of west Little Rock’s Chenal Valley development rang up a $565,000 sale. 

Jaison and Tina Ipe acquired the house from Kody and Jessica Gaston. 

The deal is funded with a 30-year loan of $508,500 held by Bank of America of Charlotte, North Carolina. 

The residence previously was linked with a May 2017 mortgage of $492,900 held by BOKF of Tulsa. 

The Gastons bought the property for $632,000 more than two years ago from Ventures Trust 2013-1-11-R, an affiliate of Bank of America. 

Ensbury Place II

A 3,267-SF home in the Ensbury Place neighborhood is under new ownership after a $540,000 deal. 

Aaron and Natalie Owens purchased the house from Mike Kuhn Construction Inc. 

The deal is backed with a 30-year loan of $484,348 from Bank of Little Rock Mortgage. The residence previously was tied to a December 2017 mortgage of $450,400 held by Bank of Little Rock. 

The location was acquired for $88,000 19 months ago from Deltic Timber.
