WLR Petsmart Project Attracts $4.2M Acquisition (Real Deals)


A 26,156-SF pet-centric project in west Little Rock tipped the scales at $4.23 million.

An investment group composed of Alley Development-Otter Creek Office Park (48.6%) and Five Star Investments LLC (36.4%), led by Haitham Alley; and Advantage Constructors Enterprises Ltd. (15%), led by Bradley Davis, purchased the Petsmart-Banfield Pet Hospital at 11400 Financial Centre Parkway.

The seller is Cole PM Little Rock AR LLC, an affiliate of the Cole Capital in Phoenix. The deal is financed with a seven-year loan of $3.6 million from Citizens Bank of Batesville.

The 2.53-acre development was acquired for $4.5 million in July 2013 from TFG 2003 LLC of Los Angeles.

Dot.Com Acquisition

A 13,600-SF equipment rental facility in east Little Rock weighed in at $1.38 million. Equipmentshare.com Inc. of Columbia, Missouri, bought the 4726 Thibault Road project from STT Inc., led by Shirley Heatherly.

The 5-acre former Thermo King development was purchased for $575,000 in October 2018 from Michael Rivalto.

Postal Purchase

A 9,657-SF post office in Alexander rang up a $1.26 million sale.

APIF-Arkansas LLC, an affiliate of American Infrastructure Funds in Foster City, California, acquired the 1504 Alexander Road project.

The seller is FDI Postal Properties II Inc., an affiliate of Frall Developers Inc. in Mount Airy, Maryland.

The 1.71-acre development now is helping secure a $425 million funding agreement administered by Citizens Bank of Cleveland.

The project previously helped secure a November 1999 loan of $13 million through Farmers & Mechanics National Bank of Frederick, Maryland. FDI Postal bought the property for $980,000 in July 1998 from Little Rock’s Terry Moore & Associates Inc.

KFC Buy

A 4,260-SF eatery in southwest Little Rock drew a $690,000 transaction.

Ampex Brands Burleson LLC of Richardson, Texas, purchased the KFC project at 8220 Geyer Springs Road from the namesake revocable living trust of Ben and Bita Azizi.

The deal is backed with a three-year loan of $1.1 million from Firstar Bank of Sallisaw, Oklahoma.

The 0.57-acre development was acquired for $1.1 million in February 2014 from Donna Webben.

Wholesale Meats

A 15,600-SF warehouse in North Little Rock sold for $550,000. JKAGroup LLC of Collierville, Tennessee, bought the 3 Perin Road project and an adjoining 1,214-SF house from Henley’s Wholesale Meats Inc., led by Michael Henley.

The deal is funded with a 10-year loan of $467,500 from First Tennessee Bank of Memphis. The 0.92-acre commercial site was acquired for $24,000 in February 1993 from Faye Wilkins.

The 0.47-acre residential property was purchased in June 2007 as part of a $130,000 deal with Margaret Bredlow.

Triplex Duo

Adjoining Little Rock triplexes combined for a $425,000 transaction.

Fairview Properties LLC, led by Evan Mathews, acquired the 1821 and 1901 Sanford Drive projects. The seller is Betts Real Estate Enterprises Inc., led by Craig Betts.

The deal is financed with a five-year loan of $335,200 from Simmons Bank of Pine Bluff.

Betts bought the combined half-acre development for $425,000 in August

2008 from the Triedel Family Trust and the Sonya T. Hamilton Revocable Trust, both led by Sonya Hamilton.

Deauville Place

A 6,544-SF manor in the Deauville Place neighborhood of west Little Rock’s Chenal Valley development tipped the scales at $1.27 million.

Robert and Tanya Plunkett purchased the house from Richard Tripodi and Jane McKinney.

The residence previously was tied to an October 2015 mortgage of $960,000 held by Raymond James Bank of St. Petersburg, Florida.

The location was acquired for $258,000 in May 2006 from Paul and Tarena Word.

Bella Rosa Estates

A 4,642-SF home in west Little Rock’s Bella Rosa Estates neighborhood changed hands in a $920,500 sale.

George and Terry Rothwell bought the house from Robert Woller.

The residence previously was linked with an April 2017 mortgage of $543,000 held by Arkansas Federal Credit Union of Jacksonville.

Woller purchased the property for $840,000 30 months ago from Lamay-O Inc., led by William Martin.

Chenal Downs

A 4,748-SF home in west Little Rock’s Chenal Downs neighborhood is under new ownership after a $742,500 deal.

Ronald and Carla Robertson acquired the house from Keith and Nikki Harper.

The deal is backed with a 30-year loan of $750,000 from Simmons Bank.

The Harpers bought the 5.5-acre location for $112,000 in 2005 from Douglas Andrews.

Shadowlawn Abode

A 2,724-SF home in Little Rock’s Shadowlawn neighborhood rang up a $655,000 sale. Michael and Chandler Bailey purchased the house from John and Stacy Grobmyer.

The deal is funded with a 30-year loan of $484,350 from Broker Solutions Inc. of Tustin, California.

The residence previously was tied to an October 2012 mortgage of $416,000 held by Little Rock’s One Bank & Trust.

The Grobmyers acquired the property for $540,000 in August 2009 from John and Kimberly Lewis.

The Oaks

A 3,687-SF home in The Oaks neighborhood of west Little Rock’s Chenal Valley development drew a $635,000 transaction.

Roger and Martha Long bought the house from Robert and Tanya Plunkett.

The deal is financed with a 30-year loan of $484,350 from First Security Bank of Searcy. The Plunketts purchased the property for $610,000 in June 2011 from Frank and Sara Teed.

Miramar Place

A 3,926-SF home in the Miramar Place neighborhood of west Little Rock’s Chenal development sold for $560,000.

Kenneth and Kayla Rose acquired the house from the Kathy M. Gill Trust.

The deal is backed with a 30-year loan of $483,350 from Conway's Centennial Bank. The residence previously was linked with a March 2018 of $300,000 held by Little Rock’s Bear State Bank.

The trust bought the property for $540,000 19 months ago from Adam and Alicia Fernandez.

Sezanne Court

A 4,610-SF home in the Sezanne Court neighborhood of west Little Rock’s Chenal Valley development changed hands in a $545,000 deal.

Richard Tripodi and Jane McKinney purchased the house from Harry and Rhonda Dunavant. The deal is funded with a 30-year loan of $545,000 from Raymond James Bank.

The residence previously was tied to an October 2012 mortgage of $275,000 held by Delta Trust & Bank of Little Rock.

The site was acquired for $85,000 in March 2007 from Deltic Timber Corp. of El Dorado.

Accadia Court

A 3,135-SF home in the Accadia Court neighborhood of west Little Rock’s Chenal Valley development is under new ownerhip after a $532,000 sale.

Robert Woller bought the house from Don and Connie Ellis. The deal is financed with a 30-year loan of $300,000 from Arkansas Federal Credit Union.

The Ellis family purchased the residence for $441,000 in March 2015 from Schrader Homes LLC, led by Alan Shrader.
