Amazon Acreage Yields $3.2M Transaction (Real Deals)

An 81.78-acre tract on the southern edge of the Little Rock Port Industrial Park tipped the scales at $3.2 million. Services Inc. of Seattle bought the land at the southwest corner of Zeuber and Fletcher roads from the city of Little Rock.

The city purchased the property in July 2009 as part of a 155-acre, $2.2 million transaction with Man USA Inc. of Houston, Texas.

Safe Warehouse

A North Little Rock enterprise expanded its holdings with the $1.1 million purchase of a 175,880-SF warehouse.

Argenta Logistics LLC, an affiliate of North Little Rock’s Safe Foods Corp., acquired the 7.31-acre development that adjoins the west side of its headquarters at 1501 E. Eighth St.

The seller is 10th Street Warehouse Associates LLC, led by Ken McRae IV.

10th Street bought the property in August 2001 as part of a $550,000 deal with Mid-South Associates Ltd. of Dallas.

AutoZone Sale

A 5,400-SF auto parts store in Little Rock changed hands in a $990,000 deal.

Agree Stores LLC, an affiliate of Agree Realty of Bloomfield Hills, Michigan, purchased the AutoZone project at 515 E. Roosevelt Road from 401(K) LLC of Irvine, California.

The 0.6-acre development was assembled in two July 2016 deals with AZH Roosevelt LLC, led by Kevin Huchingson, $763,000, and Scott Proctor, $252,000.

Farmland Buy

A 251-acre agri spread in east Pulaski County rang up a $700,000 sale.

Plum Bayou Holdings LLC, led by Kevin Huchingson, bought the land on the south side of Walter Estes Road, 7.6 miles south of Scott.

The seller is Kar Farms LLC, led by John Kapp. The deal is backed with a five-year loan of $1.1 million from Relyance Bank of Pine Bluff.

The property was purchased in June 1996 from J.S. Rogers III and his wife, Donna, for $110,000.

Pabani Purchase

Three adjoining commercial properties in Little Rock are under new ownership after a $239,250 deal. Pabani Brothers LLC, led by Akbar and Aziz Pabani, acquired the 1,242-SF Center for Infants at 1723 N. Mississippi St., a 1,720-SF building at 1721 N. Mississippi St. and a 2,188-SF building at 1701 N. Mississippi St.

The seller is H&M Donald Properties LLC, led by Erma Belin and Phontonia Walter.

The deal is funded with a $190,000 loan from Centennial Bank of Conway.

The combined 0.58-acre development was bought for $359,000 in October 2000 from Barbara Graves.

Valley Falls

A 7,382-SF home in the Valley Falls Estates neighborhood of west Little Rock weighed in at $1.25 million. David Nagy purchased the house from Gene Ludwig.

The deal is financed with a 30-year loan of $999,900 from Regions Bank of Birmingham, Alabama.

The residence previously was tied to a July 2013 mortgage of $794,000 held by IberiaBank of Lafayette, Louisiana.

The manor was acquired in March 2004 for a purported $2.1 million from R.B. Ferguson Custom Homes, led by Randy Ferguson.

Overlook Park

A 5,138-SF house in Little Rock’s Overlook Park neighborhood sold for $921,200.

Jacob Lewis bought the house from the Gareth Morgan Revocable Trust. The deal is backed with a 30-year loan of $875,140 from IberiaBank.

The trust purchased the residence for $900,000 in May 2014 from the Haley Revocable Trust, led by John and Danette Haley.

River Club

A 5,574-SF home in the River Club neighborhood on the western edge of Little Rock drew a $795,000 transaction.

Waterview Estates Phase III LLC, led by Rick Ferguson, acquired the house from Lee Maris Jr. and his wife, Kristen.

The 5.1-acre spread previously was linked with a June 2016 mortgage of $700,000 held by IberiaBank.

The land was bought for $88,000 in April 2000 from West End Partners, led by David Matchet and Charles Leon Smith.

Hillcrest House

A 3,084-SF home in the Hillcrest area of Little Rock changed hands in a $689,000 deal. Danielle Davis purchased the house from April and David Turner.

The residence previously was tied to an August 2014 mortgage of $540,000 held by Suntrust Mortgage Inc. of Richmond, Virginia.

The Turners acquired the property for $540,000 nearly six years ago from Chris Strauss.

Woodlands Edge

A 4,393-SF home in the Woodlands Edge neighborhood of west Little Rock rang up a $637,500 sale.

Geoffrey Muller bought the house from David and Thea Phifer. The deal is funded with a 15-year loan of $347,500 from Arvest Bank of Fayetteville.

The residence previously was linked with an August 2015 mortgage of $544,450 from Wells Fargo Bank of Sioux Falls, South Dakota.

The Phifers purchased the property for $597,500 nearly five years ago from Hometime Builders Inc., led by Jim Hastings.

The Arbors

A 3,685-SF residence in The Arbors neighborhood of west Little Rock sold for $560,000.

Teresita Bellido and Jorge Cirnigliaro acquired the house from Linda Rollins.

The deal is financed with a 15-year loan of $504,000 from IberiaBank.

The residence previously was tied to a December 2015 mortgage of $500,000 held by Wells Fargo Bank.

Rollins bought the site for $118,000 in September 2007 from Deltic Timber Corp. of El Dorado.

High-Rise Home

A 1,563-SF condo in downtown Little Rock is under new ownership after a $500,000 transaction. Christopher and Kate East purchased the 16th-floor residence in the River Market Tower at 315 Rock St. from Johan Remoy III.

The deal is backed with a 30-year loan of $300,000 from Arvest Bank. The property previously was linked with a December 2018 mortgage of $400,000 held by Regions Bank.

Remoy acquired the condominium for $500,000 18 months ago from Edward and Shannon Hoey.
