Land Bought for $1.19M to Become Bear Den Estates

An 80-acre tract of land at Chenal Valley Drive and Gordon Road in west Little Rock sold on Nov. 30 for $1.19 million and is slated to become a master-planned residential neighborhood called Bear Den Estates.

The buyer was Bear Den Development Co. LLC, an investment group led by Drew Holbert and Bradford Gaines of Colliers International Arkansas. Jane Pouzar Terrell, as trustee of the Shinall Mountain Real Estate Trust, was the seller.

Gaines will lead the development of more than 100 lots over four phases. The first home sites are expected to be available for qualified homebuilders next summer.

"Bear Den Estates will offer residents a unique opportunity to live in a beautiful, natural setting in the heart of west Little Rock," Gaines said in a news release. "Our Colliers development management team is thrilled to deliver a low-impact, green neighborhood to our community."
