Apartments, a commercial redevelopment, Lake Maumelle watershed land, a coffeehouse and commercial mail carrier facility kick off 2021 with a six-pack of million-dollar real estate transactions.

► Woodland Oaks LLC, an affiliate of Little Rock’s BSR Trust, sold its namesake 186-unit apartment project at 1620 Middle Road in Conway for nearly $13.5 million.

Buyer: Woodland Oaks Conway LLC, an affiliate of RREAF Holdings of Dallas.

► South Oaks Little Rock LLC, another affiliate of RREAF Holdings, purchased its namesake 204-unit apartment project at 3400 Fair Park Blvd. in Little Rock for $11.2 million.

Seller? South Oaks Apartments Ltd., another affiliate of BSR Trust.

► RCG-Markham LLC, an affiliate of Atlanta’s Restaurant Consulting Group, sold the former Cactus Jacks eatery at 11414 W. Markham St. in west Little Rock for more than $2.4 million. Who acquired the 5,175-SF redevelopment that houses Aspen Dental and Cornerstone Pharmacy? Markham Little Rock LLC of New Bedford, Massachusetts.

► Little Rock’s Central Arkansas Water, the state’s largest water utility, bought a 76-acre tract along the Little Maumelle River in west Pulaski County for $2.2 million.

The property on the west side of Ferndale Cutoff Road at Dixie Road was sold by Bryan Hosto and Ferndale Cutoff LLC, led by Hank and Stephanie Kelley.

► Baugh Corp. of El Dorado Hills, California, sold a 1,748-SF Starbucks at 2090 John Harden Drive in Jacksonville for nearly $1.8 million to Countryside Gardens LLC of Springfield, Virginia.

► Fleetpark McCain AR LLC, an affiliate of 10 Roads Express of Carter Lake, Iowa, purchased the 26,100-SF Salmon Cos. service center at 4806 E. McCain Blvd. in North Little Rock and nearly 2 acres spread across five nearby lots along East 38th Street, Russell Drive and Church Street for $1.2 million.
