Little Rock Outlets Realty Holdings LLC, an affiliate of Kohan Retail Investment Group of Great Neck, New York, acquired the Outlets of Little Rock at 11201 Bass Pro Parkway. The seller is NED Little Rock LLC, an affiliate of Boston’s New England Development.
The 29.75-acre site was purchased for $5.2 million in February 2014 from Town Center LLC, led by Tommy Hodges.
Burger Buys
Two Burger King locations in Pulaski County are under new ownership after combined deals totaling more than $4.1 million.
ADII LLC of Austin, Texas, bought the 3,163-SF project at 5900 Dreher Lane in southwest Little Rock for $3.16 million and the 2,988-SF project at 2505 Hwy. 161 in North Little Rock for $1 million.
The seller in both deals is Allied Food Industries Inc. of Huntington, West Virginia. The deals are financed as part of a five-year loan of $29 million from Union Bank & Trust of Omaha, Nebraska.
The 0.62-acre Little Rock development and 0.92-acre North Little Rock development were acquired for $700,000 each in May 1986 from Burger King Corp. of Miami.
Eatery Acquisition
A 5,609-SF restaurant in North Little Rock weighed in at $1.45 million.
NLR Hog House LLC, led by James Bryant, purchased the former Applebee’s at 4333 Warden Road from Best Locations LLC of Raleigh, North Carolina.
The deal is funded with a five-year loan of $1.9 million from Southern Bancorp Bank of Arkadelphia.
Best Locations bought the 1.4-acre development for $1.3 million in September 2010 from Carlton Properties LLLP, led by William Carlton.
AutoZone Transaction
A 5,320-SF auto parts store in west Little Rock rang up a $1.21 million sale.
NS Retail Holdings LLC, an affiliate of NetStreit Corp. of Dallas acquired the AutoZone at 9716 N. Rodney Parham Road.
The seller is Watch Hill Development 2 LLC of Dallas.
Watch Hill purchased the 0.59-acre development for $1 million in December 2019.
The seller was A-Z Investments LLC, led by Dickson Flake, Rene Gamewell and Scott Proctor.
4 Kids Purchase
An 11,700-SF former athletic club in Maumelle changed hands in a $1 million deal.
H.E.R.E. 4 Kids, led by Melissa Hannah, bought the 2 Country Club Circle project.
The seller is Vision Outdoor Media LLC, led by William and Sharon Smith and Ronald and Glenda Smith.
Vision Outdoor acquired the 2.39-acre development for $490,000 in July 2016 from Centennial Bank of Conway.

Arkansas Surgery and Endoscopy Center LLC, led by Dr. Syed Samad and Dr. Ahmed Samad, purchased the Spine Care of Arkansas project at 14918 Cantrell Road.
The seller is Krishnan Properties LLC, led by Sunder Krishnan.
Krishnan bought the 0.46-acre location for $225,000 in January 2007 from the J&B Revocable Trust, led by John and William Cloud.

A 48,425-SF warehouse in Sherwood drew a $475,000 transaction.
300 Trammel Road LLC, led by James Wood, Tom Blackmon Jr. and Joey Stoll, acquired its namesake address and 56.3 acres.
The seller is WCII 1 LLC, an affiliate of Westdale Capital of Dallas.
The deal is backed with a one-year of $403,750 from Encore Bank of Little Rock.
WCII 1 recovered the property in July 2020 from O.D. Funk Manufacturing Co. at a $625,000 foreclosure sale.
