New Jersey Group Buys Multiple Apartment Projects for Combined $20.5M

Apartments, an auto dealership, a retirement center site, dollar stores and two big homes form this week’s parade of million-dollar real estate transactions.

►  Terra Arkansas Holdings LLC, an affiliate of BlueRise Group of Lakewood, New Jersey, purchased the 205-unit Terra Vista Apartments project at 4811 Arbor Place Drive and 6313 Butler Road in southwest Little Rock for a reported $8.5 million.

The transaction was accomplished with an affiliate, DEZ 148 LLC, which bought the property for $7 million from LR Vista LLC, an affiliate of AMG Realty Group of Skokie, Illinois.

►  Riverside Properties LLC, led by Lisenne Rockefeller, acquired the 14,721-SF Cowboy Mitsubishi facility at 15 Col. Glenn Plaza Drive in west Little Rock for $4.4 million.

Seller: Glenn Ridge Crossings II LLC, led by Steve Landers.

►  Parkwood Arkansas Holdings LLC, an affiliate of BlueRise Group, bought the 100-unit Rosewood Apartments at 6600 Lancaster Road in southwest Little Rock and the 92-unit North Parkway Apartments project at 2000 Parkway Drive in North Little Rock.

Reported price for each complex? About $4 million.

The transaction was accomplished with an affiliate, Mali Group LLC, which purchased the properties for nearly $2.5 million each from NLRA Holdings LLC, an affiliate of AMG Realty Group.

►  Little Rock Senior Community LLC, an affiliate of O’Reilly Development Co. of Springfield, Missouri, sold a 12-acre site at the northeast corner of Rahling Road and Chenal Valley Drive in west Little Rock for nearly $2 million.

Buyer: Twain GL VIII LLC, an affiliate of Twain Financial Partners of St. Louis.

►  Little Rock’s Robert J. Zeiler Real Estate LLC acquired a 9,425-SF Dollar General at 18406 Col. Glenn Road in west Little Rock for $1.5 million.

Seller: PB General Holdings (Little Rock March) LLC, led by Leonard Boen.

► Another Boen-led entity, PB General Holdings (65th) LLC, sold a 9,100-SF Dollar General at 4701 W. 65th St. in south Little Rock for $1.3 million to Regali Nonni LLC of Carlsbad, California.

Big Homes

►  Raymond and Gertrude Pascale purchased a 6,985-SF home in west Little Rock’s Valley Falls Estates neighborhood for $1.2 million.

Seller: Matthew and Patricia Jones.

►A 5,062-SF home in Centerton sold for slightly more than $1.2 million to a Georgia couple. Kirk and Kelly Buttle bought the two-story home on Sawtooth Court.

Kirk Buttle is a senior vice president for the retail services division of commercial real estate firm CBRE in Atlanta.

The home has five bedrooms, five bathrooms and a pool. It sits on nearly 1.4 acres. The seller was Katherine Toole of Rogers.

Toole is an endodontist in northwest Arkansas at Behrents Endodontic Specialists. Toole and her husband at that time, Nathaniel Behrents, acquired the property for $1.13 million in 2016.

Toole was awarded ownership of the house when the couple went through a divorce in 2019.
