Cantrell West Building Surpasses $10.3M (Real Deals)

A 55,304-SF office building in west Little Rock weighed in at $10.35 million.

11300 CW Building LLC, led by a local investment group, bought the Cantrell West Building at 11300 Cantrell Road.

The sellers are Cantrell West Properties LLC, led by Thomas Vaughan Jr., and JPMS Properties LLC, led by Bryan Jeffrey.

The deal is financed with a 25-year loan of $6.8 million from Relyance Bank of Pine Bluff. The 2.95-acre site was purchased in June 2001 as part of a $950,000 deal with Cantrell Place LLC, led by Robert McCarley.

Industrial Foursome

A quartet of east Little Rock industrial properties changed hands in a series of transactions totaling more than $3.77 million.

Ferndale Cutoff LLC, led by Hank Kelley; 4IWP LLC, led by Nicholas Kelley; and Haybar Properties LLC, led by Bryan Hosto, bought in a 55-30-15 ownership split the 33,620-SF former Cap Fleet Upfitters facility at 6208 Lindsey Road for $1.17 million, a 35,600-SF warehouse at 4301 Mauney Road for $1.15 million, the 60,051-SF Plunkett Distributing warehouse at 2323 E. Roosevelt Road for $954,350 and the 19,440-SF Simpson Door & Hardware showroom-warehouse at 1637 E. 15th St. for $500,000.

The deals are financed with 20-year loans of $587,500, $575,000, $507,500 and $250,000 from First State Bank of Lonoke.

The seller in all four deals is Ben Davis Property Management LLC, led by Ben and Diane Davis.

The 4.1-acre Roosevelt Road development was purchased for $650,000 in March 2010 from BancorpSouth Bank of Tupelo, Mississippi. The 1.67-acre 15th St. development was acquired for $200,000 in March 2016 from PC Hardware LLC, led by Haitham Alley.

The 4-acre Lindsey Road development was bought for $450,000 in June 2016 from Ralph Brockman Jr. The 4.8-acre Mauney Road development was purchased for $775,000 in August 2019 from Baptist Health.

Utility Property

A 56,850-SF office building in downtown Little Rock tipped the scales at $2.8 million.

CP9LA LLC, led by John Flake, and APL Technology LLC, led by James Hendren and David Payne, acquired the former headquarters of Arkansas Power & Light at 900 Louisiana St. in an 83/17 split from Coral Gables LLC of New York.

The deal is backed with a one-year loan of $2.2 million from Citizens Bank of Batesville.

AP&L sold the 2.07-acre development in April 1976 for $3.2 million.

Multifamily Buy

A 40-unit apartment project in North Little Rock changed hands in a $2.2 million deal.

Post Northwood LLC, an affiliate of Post Investment Group of Beverly Hills, California, purchased Northwood Park Apartments at 1540 W. 10th St. The seller is Northwood Park Ltd., led by Amanda Raible.

The deal is funded with a three-year loan of $2.7 million from Malvern National Bank.

The 5.02-acre site was acquired for $125,000 in December 1996 from Floral Properties Partnership, led by James Kincannon.

Inside Transaction

A 25,742-SF showroom-warehouse in North Little Rock tipped the scales at $2 million. Partnership Investments 1919 LLC, led by Chad Young, acquired the Inside Effects Outside Effects project at 5050 Northshore Lane.

The seller is IE Real Estate Holdings LLC, led by Eddie Pitonyak.

The deal is backed with a five-year loan of $2.3 million from First Arkansas Bank & Trust of Jacksonville.

The 1.21-acre development was bought for $2 million in April 2014 from Treviso LLC of Park City, Utah, an affiliate of Backcountry.com.

Corner Site

A 1.8-acre commercial site in west Little Rock rang up a $1.9 million sale.

Bella Casa LLC, led by Terry Fleming, bought the land at the southwest corner of Chenal Parkway and St. Vincent Way. The seller is Anchor Realty Investments LLC, led by David Bubbus.

The property was purchased for $1.68 million in December 2019 from PotlatchDeltic Real Estate LLC.

Dollar Deal

A 9,040-SF Dollar General in south Pulaski County weighed in at $1.4 million.

ZTB Development Co. LLC of Saint Clairsville, Ohio, purchased the 15620 Alexander Road project from PB General Holdings (Alexander II) LLC, led by Scott Proctor and Leonard Boen.

The 0.98-acre site was acquired for $200,000 in September 2013 from Alexander Road LLC, led by Tommy Lasiter.

Jacksonville Commercial

Two motel projects and more in Jacksonville drew a $1.1 million transaction.

Titan General Contractors LLC, led by Debra Hope, Abigail Reaves and Patricia Plumridge, acquired the 56-room Holiday Sands Motel at 1008 S. Hwy. 161 and 32-room Oxford Inn at 920 S. Hwy. 161, a 4,200-SF office-warehouse at 9 Shamrock Court and an adjoining 1.59 acres.

The sellers are Oxford Inn Inc. and Shamrock Enterprises Inc., both led by James Kirkpatrick.

The deal is financed with a five-year loan of $2 million from First Service Bank of Greenbrier.

The 0.92-acre Oxford Inn development was purchased for $440,000 in May 2001 from Leroy Wood & Associates Inc.

The 1.62-acre Holiday Sands site, 0.25-acre office-warehouse site and undeveloped land were bought in May 2002 as part of a $99,000 deal with Harold and Mary Keathley.

Apartment Sale

A six-unit apartment property in west Little Rock rang up a $795,000 sale.

Strammel Investments LLC, led by Scott Strammel, bought the 307-309 Farris St. project from the Terry G. King Revocable Trust and Robin King Revocable Trust.

The 0.42-acre development was purchased in two buys from Stephen and Debra Coleman, $283,000 in October 2015 and $277,000 in October 2017.

Convenient Sale

A 2,028-SF convenience store in west Little Rock is under new ownership after a $725,000 transaction.

AGC Express #3 LLC, led by Golap Talukdar, bought the Phillips 66 project at 8900 Stagecoach Road from Arkansas Store LLC 1 of Collierville, Tennessee.

The deal is backed with a $545,000 loan from Centennial Bank of Conway.

The 0.49-acre development was purchased for $500,000 in August 2014 from New Vista LLC, led by John Harris.

Construction Property

A 5,400-SF office building and 2,560-SF warehouse in Sweet Home and neighboring land combined for a $700,000 transaction.

LRLI Properties LLC, led by Steve and Tony Knight, acquired the 11.53-acre development at 911 E. Willie Thomas Road for $500,000 and an 8.3-acre parcel adjoining the west side of the property for $200,000.

The sellers are Michael Belt and his Progressive Contractors Inc.

The land was bought for $30,000 in November 1988 from Phinis and Marilyn Warnix.

Salvage Purchase

A 15,300-SF auto salvage facility north of Jacksonville changed hands in a $609,895 deal.

The Daniel & Mary Hutson Revocable Trust acquired JB’s Auto Salvage at 7018 Peters Road from the Bob & Val Yagos Family Revocable Trust.

The Hutson trust also bought an adjoining 12.31 acres in three additional buys from the Yagos trust totaling $107,000. The Yagos trust provided a $1.8 million mortgage to fund the deals.

The combined 20.59-acre property was assembled in deals with Joe’s Auto Salvage Inc., led by James Bell, $125,000 in October 1983; Roger and Yvonne Fox, $30,000 in June 1987; and J.S. and Frances Rector, $4,000 in August 2012.

Office Transaction

A 4,500-SF office building in downtown Little Rock rang up a $355,000 sale.

RSI Group LLC, led by Pamela Mobley and Teresa Holloway, purchased the 806 W. Markham St. project.

The sellers are Markham Buildings LLC, led by Sam Carrasquillo; and the Paul W. & Janice M. Schaller Revocable Trust.

The deal is financed with a $266,250 loan from Centennial Bank.

The 0.16-acre development was acquired for $400,000 in December 2015 from Thurman and Mary Ann Woodworth.

Vet Project

A 4,110-SF veterinarian office in west Little Rock sold for $450,000.

Nelson Property Holdings LLC, led by Christopher and Piper Nelson, purchased the Treasure Hill Pet Hospital at 1221 Breckenridge Drive. The sellers are Darrel Riffel, William Roberson and their Riffel-Roberson PA Profit Sharing Trust.

The deal is funded with a $405,000 loan from Farmers Bank & Trust of Mag-nolia.

The 0.44-acre site was acquired for $55,000 in May 1977 from William and Connie Bowen.

Valley Falls

A 6,985-SF home in west Little Rock’s Valley Falls Estates neighborhood weighed in at $1.22 million.

Raymond and Gertrude Pascale bought the house from Matthew and Patricia Jones.

The deal is backed with a 30-year loan of $1 million from Regions Bank of Birmingham, Alabama.

The Joneses purchased the residence for $1.25 million in May 2016 from Brett and Amanda Bennefield.

Heights Home

A 3,200-SF home in the Heights area of Little Rock drew a $900,000 transaction.

Henry and Shari Chu bought the house from Jeff Fuller Homes LLC. The deal is financed with a 15-year loan of $500,000 from Encore Bank.

The property was purchased for $270,00 in October 2019 from Kay Cagle.

St. John’s Place

A 3,734-SF home in Little Rock’s St. John’s Place is under new ownership after a $880,000 sale.

Alice and James Walt acquired the house from the Stephen & Gayelynn Craig Trust.

The deal is backed with a 30-year loan of $548,250 from First Horizon Bank of Memphis.

The property was bought for $425,000 in February 2019 from the Margaret L. Kemp Revocable Trust.

Falstone Court

A 4,495-SF home in west Little Rock’s Falstone Court neighborhood changed hands in a $739,000 deal.

The Nelson Family Revocable Trust, led by Steven and Deborah Nelson, purchased the house from Arbor Construc-tion LLC, led by Michael Moran.

The location was acquired for $95,000 in June 2019 from PotlatchDeltic Real Estate LLC.

Hickory Grove I

A 3,243-SF home in west Little Rock’s Hickory Grove neighborhood drew a $675,000 transaction. The JRTMD Trust, led by Jeremy Thompson, acquired the house from the Susan Michelle Paszkiewicz Trust.

The deal is funded with a 30-year loan of $687,005 from Arvest Bank of Fayetteville.

The location was bought for $125,000 in July 2013 from Evmark Development LLC, led by James Markus.

Ridgefield Estates

A 4,684-SF home in the Ridgefield Estates neighborhood of west Pulaski County rang up a $637,000 sale.

Zhon Su and Shaoli Zhao bought the house from Tony and Princess Windham. The deal is funded with a 12-year loan of $509,600 from Regions Bank.

The 5.2-acre location was purchased for $107,000 in July 1997 from Warren Strickland III and his wife, Isabella.

PV Residence I

A 4,738-SF home in west Little Rock’s Pleasant Valley neighborhood drew a $607,500 transaction.

Stephen and Leslie Rikard acquired the house from Ted and Susan Rice. The deal is financed with a 30-year loan of $546,750 from Encore Bank.

The location was bought for $12,000 in August 1976 from Commonwealth Service Corp., led by Ben Scroggin Jr.

Hickory Grove II

A 3,828-SF home in west Little Rock’s Hickory Grove neighborhood sold for $600,000.

The M. Blair & Jani D. Hays Living Trust purchased the house from Michael and Olivia Enderlin.

The deal is financed with a 20-year loan of $250,000 from Simmons Bank of Pine Bluff.

The Enderlins acquired the residence for $565,000 in August 2017 from Timothy and Shannon Craig.

Rural Residence

A 3,114-SF home in north Pulaski County is under new ownership after a $599,900 transaction.

Ronald and Vicki Jones bought the 10.19-acre spread from Victor Wright III and his wife, Tamara.

The deal is backed with a 30-year loan of $519,900 from FirstTrust Home Loans Inc. of Sheridan.

The Wrights assembled the land in two deals with John and Mary Hearnes, $59,500 in April 2015 and $25,500 in January 2016.

Lakeside Mountain

A 2,554-SF home and 26.33 acres in the Lakeside Mountain neighborhood of southwest Pulaski County sold for $599,000.

Carl and Stacy Hull and the Sandra T. Hull Revocable Trust purchased the house and land from Jim and Sherry Ort. The deal is backed with a $339,000 loan from RiverWind Bank of Augusta.

The property was assembled in two $30,000 deals with Douglas Loftin Jr. and his wife, Cindy, in February 2009; and Dering Harbor Inc., led by Bradley Christians, in February 2010; and part of a $300,000 deal with Dering Harbor in February 2011.

The Courts

A 4,159-SF home in The Courts neighborhood of west Little Rock changed hands in a $580,000 deal.

Brent and Sayra Crandall acquired the house from Robert Glasgow Jr. and his wife, Jennifer.

The deal is funded with a 30-year loan of $548,250 from Encore Bank of Little Rock.

The Glasgows bought the residence for $530,000 in April 2015 from the Knight Revocable Trust, led by Marcus and Tiffany Knight.

PV Residence II

A 2,990-SF home in west Little Rock’s Pleasant Valley neighborhood is under new ownership after a $569,000 deal.

Quirk Joint Revocable Trust, led by Gerald Quirk Jr. and his wife, Susan, bought the house from Rebekah and Elias Fowlkes. The deal is funded with a 15-year loan of $315,000 from the Bank of England.

The residence was purchased for $498,000 in June 2016 from Autumn and Daniel Hardin.

The Ranch

A 3,532-SF home in The Ranch neighborhood of west Little Rock changed hands in a $557,683 transaction.

Tonya Mason acquired the house from Consolidated Construction Inc., led by A.J. Gilbert. The location was bought for $49,750 in June 2018 from the Fortenberry Family Trust, led by John and Donald Fortenberry.

Shadowlawn Abode

A 2,006-SF home in Little Rock’s Shadowlawn neighborhood rang up a $539,500 sale.

Bonnie and Stephen Alberts purchased the house from Lynne Scarboro.

The deal is financed with a 30-year loan of $539,500 from Navy Federal Credit Union of Vienna, Virginia.

The residence was acquired for $524,000 in August 2019 from Stephen and Laura Raborn.

Woodlands Edge
