Most of ACC Project Sells for $8.3M (Real Deals)


An office-condo building and parking deck combo in downtown Little Rock weighed in at $8.3 million.

3rd & Commerce LLC, led by Rett Tucker and Jimmy Moses, sold its 44,898-SF piece of the Arkansas Capital Commerce Center at 200 River Market Ave. for $4.97 million and its adjoining parking deck for $3.32 million.

The buyers are Rodney Parham CK LLC and Broadway CK LLC, led by Chris Moses.

The deal is backed with seven-year loans of $4.3 million and $2.5 million from Relyance Bank of Pine Bluff.

The half-acre site for the 83,506-SF building and the 1-acre site for the parking deck were assembled as part of deals with Stephens Group Inc., led by Warren Stephens, $600,000 in January 1999; and Drago Partners, led by Joseph Drago, $642,000 in March 2001.

Office Transaction

An 18,800-SF office building in the Riverdale area of Little Rock tipped the scales at $3.1 million.

Hundred One LLC, led by Jeff Hathaway and Wes Martin, bought the 101 River Bluff Drive project from Swan Harbor LLC, led by Scott Trotter. The deal is financed with a seven-year loan of $2.4 million from Encore Bank of Little Rock.

The 1.65-acre location was purchased for $1.5 million in March 2009 from the Winrock International Institute for Agricultural Development.

Paint Property

A 7,936-SF office-showroom project in Little Rock changed hands in a $1.12 million deal.

The Rob Solley Trust of Fresno, California, acquired the Pittsburgh Paints store at 7315 Cantrell Road from Natalie Greenberg and Phyllis Kaplan.

The 0.46-acre property was bought for $40,000 in April 1965 from O.T. and Maudie Montgomery.

Office-Warehouse Sale

A 37,743-SF office-warehouse rang up a $950,000 sale in North Little Rock.

KMS Car WHS LLC, led by Rob Kimbel, purchased the Consolidated Pipe & Supply Co. project at 400 Phillips Road.

The seller is #40 Real Estate Partnership LLC, an affiliate of Ameripipe Supply of Dallas.

The deal is funded with a five-year loan of $712,500 from Fayetteville’s Signature Bank of Arkansas.

The 3.76-acre development was acquired for $863,000 in March 2019 from Consolidated Pipe of Birmingham, Ala-bama.

Clinical Purchase

A 7,076-SF clinic in North Little Rock drew an $800,000 transaction.

Brolo Properties LLC, led by Jason Brolo, bought the Arkansas Spine & Joint project at 9307 Maumelle Blvd.

The seller is RMG LLC, led by Randall and Ryan Roth. The deal is backed with a five-year loan of $680,000 from Citizens Bank of Batesville.

RMG purchased the 2.89-acre development for $683,500 in May 2017 from Tri-Tel Communications Inc. of Fort Lauderdale, Florida.

Storage Land

A mini-storage project in North Little Rock is in motion after a $653,400 land deal. WO Storage LLC, led by Scott Hurley, acquired the 6.04-acre site at the southeast corner of White Oak Crossing and Fitzgerald Lane from Stuart and Rita Vess.

Construction is financed with a five-year loan of $3.1 million from Simmons Bank of Pine Bluff. The land was bought as part of two transactions with the estate of Charles Chicoski, $103,000 in August 1990, and John and Mary Ward, $407,000 in July 2004.

Mobile Investment

A 19-unit mobile home project in North Little Rock sold for $248,750.

4401 LR AR 72117 LLC, an affiliate of MHCI Group of New Smyrna Beach, Florida, purchased the 4401 E. Broadway project.

The seller is B&K Enterprise Group Inc., led by Bjorn and Kathryn Roset. The 1.72-acre property was acquired for $105,000 in July 1979 from R.W. Collier.

Estates Sale

A 6,077-SF home in the River Valley View Estates neighborhood of west Pulaski County weighed in at $1.07 million. Justin and Rebecca Sims bought the house from Town Creek LLC, led by Rick Ferguson.

The deal is funded with 18-year loans of $750,000 and $322,975 from Traveler Investments LLC of Little Rock.

Town Creek purchased the residence for $1.15 million in December 2018 from Doug and Rhiannon Duke.

Sologne Circle

A 4,462-SF home in west Little Rock’s Sologne Circle is under new ownership after a $975,000 sale.

Jonathan and Haley Wyatt acquired the house from the Alis Aquilae Trust, led by C.S. and Angela Aduddell.

The deal is backed with a 30-year loan of $780,000 from Gateway Mortgage Group of Jenks, Oklahoma. The trust bought the residence for $895,000 in May 2015 from Scott and Shelli Stine.

Hallen Court

A 5,946-SF home in west Little Rock’s Hallen Court neighborhood changed hands in an $885,000 deal.

The Clark Family Trust, led by James and Valerie Clark, purchased the house from Graham Smith Construction LLC.

The deal is financed with a 30-year loan of $796,500 from Eagle Bank & Trust of Little Rock. The location was acquired for $139,000 in October 2020 from PotlatchDeltic Real Estate LLC.

The Arbors

A 4,952-SF home in The Arbors neighborhood of west Little Rock rang up an $850,000 sale. The Brenda & Harry Herget Family Living Trust bought the house from the DFT Trust, led by Mona Thompson.

The trust purchased the residence for $950,000 in April 2018 from the Lipsey Family Revocable Trust, led by Ralph and Sally Lipsey.

The Oaks

A 3,416-SF home in The Oaks neighborhood of west Little Rock drew a $750,000 transaction.

Scott and Laura Fletcher acquired the house from John and Sandra Marshall. The deal is funded with a 13-year loan of $675,000 from Regions Bank of Birmingham, Alabama.

The residence was bought in September 2004 from Stephen and Traci Horton for $650,000.

Club Land

A residential site near the Country Club of Little Rock sold for $750,000.

The Molly Einstein Owens Revocable Trust purchased the land from Brad and Emily Canada.

The Canadas acquired the property for $300,000 in December 2014 from the Jack & Sandra Cherry Revocable Trust.

Prospect Terrace

A 3,771-SF home in Little Rock’s Prospect Terrace neighborhood is under new ownership after a $699,900 sale.

Brandon and Elizabeth Finch bought the house from Rebecca Sandoval.

The deal is backed with a two-year loan of $250,000 from First Security Bank of Searcy. The residence was purchased for $780,000 in December 2005 from Scott Hogan.

Scenic Heights

A 3,220-SF home in Little Rock’s Scenic Heights neighborhood changed hands in a $644,500 deal.

The Lower Living Trust, led by David and Mary Lower, acquired the house from Mark and Morie Malloy.

The Malloys bought the residence for $620,000 in March 2018 from Brian and Mary Westbrook.

Woodlands Edge

A 3,829-SF home in the Woodlands Edge neighborhood of west Little Rock rang up a $612,000 sale.

Mark and Lindsay Young purchased the house from Cynthia and Jeffery Westcott. The deal is financed with a 30-year loan of $489,600 from FirstTrust Home Loans Inc. of Sheridan.

The Westcotts acquired the residence for $520,000 in November 2015 from Torin and Angela Gray.
