Garver HQ in North Little Rock Sells for $13.2M (Real Deals)Lock Icon

A 47,627-SF corporate complex in North Little Rock weighed in at $13.2 million.

4701 Little Rock, an affiliate of National Asset Services of Los Angeles, acquired the 4701 Northshore Drive project, home to the Garver engineering, planning and environmental services firm.

The seller is OCH Northshore Ltd., an affiliate of Old House Capital in Dallas. The deal is financed with an 11-year loan of $7.2 million loan from UBS AG of Zurich.

OCH purchased the 6.38-acre development for $10.1 million in May 2020 from Taipanic Investment Group LLC, a Garver affiliate. Taipanic purchased the site for $1.1 million in July 2007 from Pfeifer Family Ltd., led by Gene Pfeifer.

Chase Branch

A dormant 1,581-SF bank branch in North Little Rock tipped the scales at $1.3 million.

JPMorgan Chase Bank of Columbus, Ohio, bought the former Capital Bank location at 4501 E. McCain Blvd. from the 2015 Myrna Anne Trust, led by Myrna Anne Glover.

The 0.61-acre site was acquired in September 1998 as part of a $607,000 deal with the Charles E. Stainer Family Trust.

University Transaction I

A 33,993-SF commercial complex in Little Rock sold for $1 million.

Nguyen Nguyen Industries LLC, led by Thang Nguyen, purchased the 4601 S. University Ave. project from Mountain Investments LLC, led by Tim Zimmerman and Rick Middleton.

Mountain Investments bought the 8.92-acre development for $500,000 in November 2012 from SBF Investments II Inc., led by Thomas Martin.

Energy Acreage

A 79-acre solar farm project is in the works in east Little Rock after an $825,000 transaction.

EEP Holdings LLC, an affiliate of Little Rock’s Entegrity Energy Partners, acquired the land at 6700 Fourche Dam Pike.

The sellers are WB Isgrig & Sons Inc. and Walter A. Isgrig Inc., both led by Dana Isgrig Topp. The property had been owned by the Isgrig family for more than a century.

Maumelle Commercial

A 14,892-SF mixed-use commercial property in Maumelle rang up a $659,537 sale.

Calvary Maumelle Holdings LLC, led by Brad Wood, bought the 650 Edgewood Drive project.

The seller is J&R Properties LLC, led by Judy Waller and Randy Breece.

J&R acquired the 1.14-acre development for $800,000 in December 2009 from Osborne Leasing Inc., led by Bob Osborne.

University Transaction II

A 2,938-SF office building in midtown Little Rock drew a $295,000 transaction.

Chandrashekhar Rikame purchased the 1423-25 S. University Ave. project from Kun Yang and Yu Liu.

The deal is backed with a five-year loan of $312,000 from Arkansas Federal Credit Union of Jacksonville.

The 0.24-acre development was bought for $200,000 in September 2016 from JP Mortgage & Investments LLC, led by Danny Priest.

Multifamily Sale

An eight-unit apartment house in downtown Little Rock is under new ownership after a $260,000 deal.

Al-Joy Properties LLC IV, led by Samuel Emmerling, acquired the 414 E. Ninth St. project. The seller is ZDunn LLC, led by Bert Zinamon Sr. and his wife, Alephina.

The deal is funded with an 18-month loan of $488,750 from Gateway Bank of Rison.

The 0.24-acre development was purchased for $35,000 in November 1996 from V.J. Properties Inc., led by Crofton Jefferies.

Nonprofit Buy

A 7,000-SF warehouse in downtown Little Rock sold for $210,000. 8th Street Foundation, led by John Stephens, bought the 720 W. Eighth St. project from REV320 Promise Inc., led by Marvin Moles.

The 0.24-acre property was acquired in April 1995 from Lee and Elizabeth Thalheimer, $38,000; and Steven Strauss, $37,000.

Osage Falls I

A 6,508-SF home in Maumelle’s Osage Falls neighborhood changed hands in an $835,000 deal.

Richard and Elisabeth Roedel purchased the house from Jeffery and Jacqueline Pettit. The deal is financed with a 30-year loan of $835,000 from Highlands Residential Mortgage Ltd. of Dallas.

The Pettits bought the residence for $995,000 in February 2006 from Lynne Dickey.

Heights House I

A 3,786-SF home in the Heights area of Little Rock rang up an $820,000 sale.

Paula and Ed Tinsley acquired the house from the Havens Family Revocable Trust, led by Kenneth and Callie Havens.

The residence was purchased for $630,000 in February 2019 from GrubCo. Construction & Design LLC, led by Michael Grobmyer.

Heights House II

A 3,544-SF home in the Heights area of Little Rock drew an $810,000 transaction.

Diane Wilder bought the house from Steve Ratcliff. The deal is backed with a 15-year loan of $548,250 from Simmons Bank of Pine Bluff.

The residence was acquired from Judith Baldwin for $750,000 in June 2017.

Rural Residence

A 3,198-SF home in west Pulaski County near Pinnacle Mountain is under new ownership after a $799,000 deal.

SALACL Revocable Trust, led by Stephen and Ann Leek, purchased the house from Michael and Carolyn Boshears.

The deal is funded with a 30-year loan of $771,554 from Encore Bank of Little Rock. The 1.89-acre site was bought for $95,000 in October 2011 from James Morgan.

Hickory Creek

A 5,428-SF home in west Little Rock’s Hickory Creek neighborhood sold for $750,000.

Rebecca Dobbs acquired the house from Brent Medders.

The deal is financed with a 30-year loan of $600,000 from Quicken Loans LLC of Detroit. Medders purchased the residence for $685,000 in April 2019 from Richard and Nancy Parker.

Waterview Estates

A 4,790-SF home in the Waterview Estates neighborhood of west Pulaski County changed hands in a $715,000 deal.

Wade Semeliss and Jana Wolff bought the house from Fifteenth LLC, led by Andrew Adkins.

The deal is backed with a 30-year loan of $572,000 from TIAA of Jacksonville, Florida. The 1.5-acre site was acquired for $195,000 in February 2018 from Waterview Estates LLC, led by Rick Ferguson.

Osage Falls II

A 6,454-SF home in Maumelle’s Osage Falls neighborhood rang up a $629,900 sale.

Brady Preston purchased the house from Christopher Shillcutt.

The deal is funded with a 25-year loan of $566,910 from Regions Bank of Birmingham, Alabama. Shillcutt bought the residence for $421,000 in August 2015 from Bank of America in Charlotte, North Carolina.

Cammack Woods

A 2,300-SF home in the Cammack Woods neighborhood of Cammack Village drew a $615,000 transaction.

Sawyer and Katherine Dunigan acquired the house from RQM LLC, led by Russell and Quenna Milam.

The deal is financed with a 30-year loan of $492,560 from Encore Bank. RQM purchased the 0.17-acre location for $150,000 in March 2020 from Patricia Coker.

Woodlands Edge

A 3,515-SF home in the Woodlands Edge neighborhood of west Little Rock is under new ownership after a $600,000 deal.

Hooman Motahari and Mojdeh Khamesi bought the house from Jeff and Angela Lawrence.

The deal is backed with a 30-year loan of $548,250 from First Horizon Bank of Memphis. The Lawrences acquired the residence for $463,000 in November 2013 from Edwards Custom Homes Inc., led by Katherine Edwards.
