2500 Kavanaugh LLC of Murfreesboro, Tennessee, purchased Valley View Square Apartments from Kaiser LLC, led by Bek Kaiser; and CSW LLC, led by Willis Smith. The deal is financed with a three-year loan of $2.6 million from Farmers & Merchants Bank of Stuttgart.
The 1.02-acre development is divided among 18 units at 2500 Kavanaugh Blvd., seven units at 708 Rose St., six units at 707 Walnut St. and three units each at 2516 and 2520 Kavanaugh Blvd.
The project was bought for $550,000 in September 1983 from an ownership group composed of Forrest Graves Smith Jr. and his wife, Louise; Alice Smith and Emmet McMurry; the estate of Martha Louise Johnson; the estate of Lillian Smith Holt; Earl Smith; Ida Mae Smith Jernigan; and Frances Sims.
King’s Crossing
A 44-unit apartment project in south Little Rock tipped the scales at $2.4 million.
Bandit Properties LLC, led by Zack Dennis and Kurt Cochran, acquired King’s Crossing Apartments at 6815 Forbing Road. The seller is Kitterman Properties II LLC, led by John and Marsha Kitterman.
The deal is funded with a one-year loan of $3.9 million from Little Rock’s Bank OZK. The 2.45-acre development was purchased for $930,000 in August 1999 from Fred Hunt and Bobby Bonds.
Jiffy Transaction
A 2,464-SF quick lube project in west Little Rock sold for $1.2 million.
Rocky River Land Co. LLC of Los Alamitos, California, bought the Jiffy Lube at 11323 N. Rodney Parham Road from Barclay Prop. LLC and Web Lubrication Inc., both led by William Barclay Jr.
The deal is backed with a $1.3 million loan from Live Oak Banking Co. of Wilmington, North Carolina. The 0.7-acre development was acquired for $1 million in April 2005 from Jiffy Lube International of Maryland Inc. of Houston.
Mini Acquisition
A mini-storage project in Jacksonville changed hands in a $675,000 deal.
Fast Lane Capital LLC of Linthicum Heights, Maryland, purchased Red’s Mini Storage at 800 Carver Lane from Walker Land Co., led by Ray Walker, Barbara Walker Shiell and Jerry Walker.
The deal is financed with a $580,000 loan from Centennial Bank of Conway.
The 2.45-acre site was bought in November 1989 as part of a $28,000 deal with Wanda and Tony Alpe.
LR Multifamily
A 12-unit apartment project in the Hillcrest area of Little Rock rang up a $645,000 sale.
Apex Real Estate Investments LLC, led by Chase Calhoun, acquired the project from its namesake address owner: 201 N Pierce St. LLC, led by Justin Muller.
The deal is backed with a five-year loan of $725,626 from Little Rock’s Bank OZK. The 0.37-acre development was purchased for $425,000 in November 2007 from the Mildred M. Zweir Revo-cable Trust.
University Purchase
An 11,040-SF retail center and more in Little Rock drew a $500,000 transaction.
Atlas Ventures LLC, led by Faheem Saleem, bought University Plaza at 3408 S. University Ave. and the 4,509-SF Ali Baba Market/Subway at 3400 S. University Ave. The seller is Fairmont Inc., led by Olivia Carpenter. Fairmont provided a $100,000 mortgage to fund the deal.
The corporation purchased the 0.58-acre development at 3400 S. University for $275,000 in February 1979 from Minute Man Inc., led by Vernon Rodgers.
The 1.06-acre development at 3408 S. University was acquired for $200,000 in January 1983 from E. DeMatt and Janis Henderson.
NLR Multifamily
An 11-unit apartment project in North Little Rock is under new ownership after a $420,000 deal.
Keisha Properties LLC, led by Yetin and Jaimin Patel, purchased Davis Apartments at 2001 Hwy. 161 from JWJ Investments LLC, led by Steven Jenkins.
The deal is financed with a five-year loan of $382,500 from Gateway Bank of Rison. The 1.52-acre property was bought in September 2014 as part of a $100,000 deal with Rickey and Brenda Phillips.
