Contending with the geology of west Little Rock can be an expensive proposition for a developer.

That was certainly the case with the 60-acre site of the mixed-use Village at Brodie Creek project, where Topgolf intends to set up shop.

Located north of Col. Glenn Road between Bowman Road and Interstate 430, the property is ready to build after $2.8 million worth of site work was finished in May, which coincided with a visit by Topgolf.

“We had to completely grade this property, and we removed a rock vein from the center of the property that was making it very hard to develop,” said Lee Strother, principal and vice president of brokerage at the Little Rock office of Colliers. “We literally just completed everything when their CEO was in town to tour, so the timing was perfect.”
