A 44,000-SF fitness center adjacent to the Cross Church campus in Fayetteville sold for $16 million.
The buyer was McMillan & Wedington LLC, led by Travis Ruff, the co-founder of Milestone Construction Co. in Fayetteville. The building, which sits on 3.85 acres, was originally a Fitness One location at 2736 W. McMillan Drive, just east of Interstate 49.
Arvest Bank provided a loan of slightly more than $14.8 million.
The seller was Maverick Decatur Georgia LLC of Long Beach, California, a subsidiary of Kurt Schneiter’s Maverick Investments. Maverick is also a partner in the Iconix Fitness chain, which briefly operated at the site after Schneiter purchased the property for $9.69 million in January.
Horton in the House
A two-story office building in Rogers sold for $2.45 million.
The buyer was 5502 West Walsh Lane LLC, a subsidiary of D.R. Horton Inc. of Arlington, Texas. D.R. Horton, the nation’s largest homebuilder, entered the northwest Arkansas market when it paid $107 million to acquire Riggins Custom Homes of Fayetteville in December 2022.
The 14,856-SF building is located on West Walsh Lane. The seller was Sunkireddy Estates LLC, led by Suresh Sunkireddy. Sunkireddy acquired the property for $1.8 million in 2017.
Burger King
A Burger King restaurant location in Rogers sold for $2.43 million.
Elaine Landis of Playa Del Rey, California, through her property trust subsidiary, bought the 3,044-SF property on South 26th Street. The restaurant sits on slightly more than 1 acre.
The seller was Cantaloupe U LLC, led by Terry Clark of Springdale. Clark acquired the property for $725,000 in 2018.
Slim Chickens
The co-founders of Slim Chickens paid $1.3 million for sole ownership of the chain’s recently opened Bentonville location.
Tom Gordon and Greg Smart, through their SC RAB LLC, bought the 3,328-SF property on SW Regional Airport Boulevard. The restaurant opened in February 2022. Legacy National Bank provided a loan of $1.1 million, which was later modified to $1.5 million.
Gordon and Smart had acquired 50% of the 1.2-acre property when SC RAB and Resource Planning Accommodation LLC, led by James Dunlap of Little Rock, bought half-shares for $708,000 in 2021 from the Walmart Real Estate Business Trust.
Birdeye Property
A printing company in Rogers sold for slightly more than $2 million.
J Allen Investments LLC, led by Jonathan Allen of Springdale, bought the Birdeye Printing facility on West Easy Street. The 20,867-SF site includes office and warehouse space on 3 acres.
Simmons Bank provided a loan of slightly less than $2 million.
The seller was Triple S LLC of Rogers, led by Stephen Shanks and Benton Smith. Shanks and Smith are the owners of Birdeye Printing.
East Fayetteville Home
A 5,381-SF home in east Fayetteville sold for $1.42 million.
Jesse Gray, through his JRG Properties LLC of Fayetteville, was the buyer of the home on North Crest Drive. Gray is the owner of Northwest Orthodontics.
Park Place Finance of Austin, Texas, provided a loan of slightly more than $1 million. The sellers were Michael Curry and Embry Foltz Curry, who acquired the property for $550,000 in 2009.
Cosmic Cowboy
A music and video recording studio in Fayetteville sold for $810,000.
Divine Dwellings LLC, led by Anne Ward Stevens and Robert Coben, bought the 2,504-SF Cosmic Cowboy at 322 W. Meadow St. Legacy National Bank provided a $688,500 loan. The sellers: Meade and Mary Gillcoatt.
