Oakwood Transaction Surpasses $1.3 Million (Real Deals)

A 10-unit apartment project in the Hillcrest area of Little Rock weighed in at $1.35 million.

Oak & Cedar LLC, led by James Bryant, Gabe Holmstrom and Steven Gardner, bought Oakwood Apartments at 3923 Oakwood Road. The seller is Oakwood Properties Inc., led by Doug Martin.

Oakwood provided a $1.1 million mortgage to fund the deal. The 0.86-acre development was acquired for $276,000 in July 1985 from Eleanor Reid.

Convenient Buy

A 2,426-SF convenience store in Little Rock tipped the scales at $1.1 million.

12106 Sardis Express LLC, led by Adnan Dervish, purchased the Quick C-Store at 12106 Sardis Road from Han Cho. The deal is financed with a five-year loan of $1.1 million from Simmons Bank of Pine Bluff.

Cho bought the 0.94-acre project for $870,000 in August 2017 from MCK YOO LLC, led by Chunok Yoo.

Cliffewood Abode

A 4,175-SF home in Little Rock’s Cliffewood neighborhood sold for $1.2 million.

Michele and Fred Stearns acquired the house from the Douglas Stevenson Revocable Trust, led by Steven Douglas and Jerry Stevenson.

The deal is backed with a 30-year loan of $850,000 from First Horizon Bank of Memphis.

Douglas purchased the residence for $250,000 in August 2001 from the Cromwell Family Revocable Trust, led by Edwin Cromwell.

Corlay Court I

A 3,375-SF home in west Little Rock’s Corlay Court neighborhood drew a $748,796 transaction. Michael and Tracy Elliott bought the house from Chenal Valley Construction Inc., led by James Miles.

Chenal Valley Construction acquired the 0.29-acre site for $71,000 in September 2001 from PotlatchDeltic Real Estate LLC. 

The Ranch I

A 3,415-SF home in The Ranch neighborhood of west Little Rock rang up a $725,000 sale.

Scott and Donna Woodward purchased the house from the Jines Family Revocable Trust, led by Walter and Debra Jines.

The Jines family bought the 0.56-acre property for $75,000 in April 2018.

The seller was Pinnacle Ridge Development Co., led by George Petrov.

Country Homes

A 3,807-SF home in the Country Homes neighborhood of west Little Rock is under new ownership after a $705,000 transaction.

Mark Whitmore and Rachel Hall acquired the house from the Virginia E. McKimmey Irrevocable Trust.

The deal is funded with a 30-year loan of $564,000 from Bank of Little Rock Mortgage Corp.

The residence was purchased for $260,000 in February 2004 from Milton and Janee Waner.

The Ranch II

A 4,151-SF home in The Ranch neighborhood changed hands in a $695,000 deal. Kelli and Jason Stabbs bought the house from Minghua and Matthew Miller. 

The deal is financed with a 30-year loan of $556,000 from Morgan Stanley Private Bank of Purchase, New York.

The Millers acquired the residence for $525,000 in May 2019 from Jim Pace Homes LLC.

Corlay Court II

A 3,371-SF home in the Corlay Court neighborhood sold for $692,000.

Anmolratten Bhatti and Jyoti Gaba purchased the house from Maria Ruiz. 

The deal is backed with a 30-year loan of $449,800 from Stone Bank of Mountain View.

Ruiz bought the residence for $702,664 10 months ago from Graham Smith Construction LLC.

Woodlands Edge

A 3,974-SF home in the Woodlands Edge neighborhood in west Little Rock drew a $685,000 transaction.

Mohsin Altaf and Amina Alam acquired the residence from Syed and Sumera Ali. The deal is funded with a 30-year loan of $685,000 from First Horizon Bank. The Alis purchased the house for $550,100 in August 2019 from the Max C. Goolsby Revocable Trust.

Pleasant Valley

A 3,698-SF home in west Little Rock’s Pleasant Valley neighborhood rang up a $650,000 sale. 40 Inverness Circle LLC, led by the David M. Yokum Revocable Trust, bought the house from Stephen and Lori Weeks.

The Weeks family acquired the residence for $475,000 in March 2017 from Joseph and Carol Nichols.

Margeaux Place

A 3,964-SF home in west Little Rock’s Margeaux Place neighborhood is under new ownership after a $600,000 deal.

Brian and Angela Varisco purchased the house from Scott and Angela Hopper. The deal is financed with a 25-year loan of $427,000 from Regions Bank of Birmingham, Alabama.

The Hoppers bought the residence for $409,000 in October 2011 from Richard and Patricia Farnsworth.
