A $51 million retail-residential complex called Lumen is underway on South Walton Boulevard in Bentonville.
The 281,000-SF project on 6.5 acres will include 252 residential units, more than 300 parking spots, and a dog park, along with retail and restaurants. The project is led by Burrwood Living of Orange County, California, which is led by developer Zachary Wood.
Lumen is scheduled to begin preleasing by the spring of 2023. Demolition of existing buildings — a closed Mexican restaurant and an office building — and site work is scheduled to start this month; demolition permits were recently granted by the city.
“Downtown Bentonville is obviously a special spot there,” Wood said. “It’s pretty amazing just what has happened the last three or four years.”
The project will be designed by Chasen Garrett Architects of Barling. The general contract is Conco Construction of Wichita, Kansas, and the property will be managed by WestCorp Management Group of Las Vegas.
Wood’s group bought the two tracts for the property in separate deals totaling $2.75 million. The development will tie into the existing trail system in the city and region.
“The fact that the city is investing so much in the trail systems and the parks, the arts venues, the entertainment venues, those are all amenities for tenants,” Wood said. “The overall experience of the tenant is almost more important than the building that you build.
“It’s just exciting to see something on South Walton. From what I understand, they haven’t seen anything like this in a long time.”
