Agri Land Transaction Totals Nearly $5M (Real Deals)

More than 775 acres in east Pulaski County tipped the scales at $4.95 million.

Farm2Market LLC of Brentwood, Tennessee, acquired the farmland near the southwest corner of Wayne and Clear Lake Toltec roads from MAIA Arkansas Farms LLC of Wilton, Connecticut.

The property was acquired in November 2021 as part of an $11.2 million deal with Full Harvest Agricultural REIT II LLC, an affiliate of Chess Ag Full Harvest Partners in Kansas City, Missouri.

Full Harvest assembled the land as part of two June 2013 deals totaling $2.9 million with James Wayne IV and Anthony Wayne Headley.

Bank Branch I

A 2,864-SF bank branch in west Little Rock weighed in at $2.1 million.

First National Bank of Paragould bought its 11101 N. Rodney Parham Road location from Conner Properties Ltd. of Dallas.

The 1.07-acre development was purchased for $510,000 in March 1977 from Little Rock’s Pulaski Federal Savings & Loan, predecessor to Savers Federal Savings & Loan.

The now-defunct thrift acquired the site for $110,000 in August 1973 from Birch-Brook Inc., an affiliate of today’s RPM Group in Little Rock.

Bank Branch II

A 2,892-SF bank branch in North Little Rock changed hands in a $1.33 million deal.

7B Ground North Little Rock AR LLC, an affiliate of Jared Commercial in Springfield, Missouri, purchased the 7001 JFK Blvd. project from 7B Partners II NLR LLC, led by Jeff Kemp.

The deal is financed with a $798,561 loan from Guaranty Bank of Springfield, Missouri.

7B Partners II bought the 0.74-acre development for $650,000 in July 2023 from U.S. Bank of Cincinnati.

Office Transaction

A 2,304-SF office building in west Little Rock sold for $500,000.

KHPM LLC, led by Harvinder Dod and Sangeeta Bedi, acquired the 10020 W. Markham St. project. The seller is Washburn & Sons LLC, led by James and Nini Washburn.

The deal is backed with a 10-year loan of $500,000 from First Horizon Bank of Memphis.

Washburn & Sons purchased the 0.29-acre development for $285,000 in July 2014 from Laurence Connelley.

Office Space

A 1,600-SF office in North Little Rock drew a $490,935 transaction.

Pulaski County Farm Bureau bought the space in the West Landing Center at 13101 Crystal Hill Road from Lilac LLC, led by Andy Collins.

The 1.78-acre site had been owned by the Justin Matthews family for more than 100 years. Lilac represents a big branch of the family tree.

Hut Acquisition

A 3,149-SF former Pizza Hut in southwest Little Rock is under new ownership after a $449,000 deal.

10310 Mabelvale Plaza LLC, led by Brian Andrews and Jose Martinez, purchased its namesake address from Omega Realty LLC of Miami.

The deal is funded with a five-year loan of $482,400 from Southern Bank of Poplar Bluff, Missouri.

Omega Realty bought the 0.83-acre development at 10310 Mabelvale Plaza Drive for $1.3 million in December 2012 from Jack Berg Family Ltd.

Warehouse Sale

A 14,000-SF warehouse in south Little Rock rang up a $280,000 sale.

FV Recycling LLC of Hattiesburg, Mississippi, acquired the 3210 Baseline Road project from Linn Paper Stock Co., led by Quinton Linn. Linn Paper Stock purchased the 0.68-acre development in two deals with the Bertha Sue Harper Living Revocable Trust: $125,000 in November 2004 and $60,000 in June 2008.

Multifamily Buy

A small apartment building in the Hillcrest neighborhood of Little Rock changed hands in a $200,000 deal.

Marvin Itzkowitz bought the 506 N. Oak St. project from O.M. Flynn LLC, led by Martha Flynn.

The 0.16-acre development was acquired for $102,000 in December 1987 from Phil Griffey.

Sologne Circle

A 6,069-SF home in west Little Rock’s Sologne Circle neighborhood tipped the scales at $1.6 million.

The Sophia Ram Trust, led by Sanjay Maraboyina and Monica Verma, purchased the house from Ruth Mariani.

The deal is financed with a 30-year loan of $1.1 million from Arvest Bank of Fayetteville.

The 1.15-acre site was bought for $275,000 in December 2002 from Steve and Patricia Roberson.

Hickory Creek

A 4,936-SF house in west Little Rock’s Hickory Creek neighborhood weighed in at $1.13 million.

Richard and Katherine Hughes acquired the house from the James D. Marsh Living Trust and the Susan K. Marsh Living Trust. The deal is backed with a 30-year loan of $791,000 from Regions Bank of Birmingham, Alabama.

The Marsh family purchased the residence for $895,000 in September 2004 from Henry and Ruth Mariani.

Pine Manor

A 5,652-SF home in Little Rock’s Pine Manor neighborhood sold for $865,000.

Chase and Peyton Barnes bought the house from Haskell Dickinson III and his wife, Ashley. The deal is funded with a 30-year loan of $692,000 from Encore Bank of Little Rock.

The Dickinsons acquired the residence for $288,000 in September 2002 from Mark and Stacy Hoskyn. A strip of land was added in November 2007 in a $3,000 deal with James and Kimberly Moix.

Woodlands Edge

A 4,326-SF home in west Little Rock’s Woodlands Edge neighborhood drew a $750,000 transaction.

Joseph and Corinne Bonner purchased the house from Theodore and Leigh Anne Hiegel.

The deal is financed with a 30-year loan of $250,000 from Gateway First Bank of Jenks, Oklahoma.

The Hiegels bought the 0.34-acre site for $81,000 in April 2012 from Rocket Properties LLC, led by Ron Tyne.

West Little Rock Offices

GHD-Highway 10 Office Park LLC, led by George Dunklin paid $2.2 million for a quartet of office buildings totaling 24,472 SF at 16603-16623 Cantrell Road in west Little Rock.

The seller is Highway 10 Office Park LLC, led by Isaac Smith, which acquired the 2.35-acre development for $1.6 million in March 2014 from HTES LLC, led by Todd Hart.
