Apartment Threesome Adds Up to $19.6M (Real Deals)

A series of apartment transactions encompassing 290 units tipped the scales at $19.6 million.

The properties are North Quarter Apartments, a 120-unit complex at 9901 Brockington Road in Sherwood, $8 million; Pavilion Apartments, an 88-unit complex at 3610 E. Maryland Ave. in Sherwood, $6.1 million; and Arbour Apartments, an 82-unit complex at 100 Edgewood Drive in Maumelle, $5.5 million.

The buyers: North Quarter Apartments LLC, Pavilion Apartments LLC and Arbour Maumelle LLC, all based in Lakewood, New Jersey.

The projects were sold by North Quarter Partners Ltd., Ritzen Group Venture Partners II Ltd. and Arbour Apartments Ltd., all affiliates of Ritzen Cos. in Franklin, Tennessee.

The deals are financed with 10-year loans of $5.5 million, $4.4 million and $4.3 million from Capital One of McLean, Virginia.

The three projects were purchased in March 1988 transactions with North Quarter Apartments Ltd., Pavilion Apartments Ltd. and Arbour Apartments Ltd., all led by John Kincannon.

The deals totaled $3.1 million for the 7.97-acre North Quarter development, $2.7 million for the 6.22-acre Pavilion development and $2.6 million for the 5.09-acre Arbour development.

Girl Scouts Buy

A 5,294-SF office building in west Little Rock weighed in at $953,000.

Girl Scouts-Diamonds of Arkansas, Oklahoma & Texas, led by Dawn Prasifka, bought the 1719 Merrill Drive project. The seller is H.F. Enterprises LLC, led by Ronald Harb.

The 0.47-acre location was purchased for $90,000 in November 1983 from Terry and Lilly Moore.

Maumelle Parcel

An 11.28-acre commercial site in Maumelle sold for $775,000.

FBCLR Real Estate LLC, led by Mark Marquez and John Blackmon, acquired the land at the northwest corner of Carnahan and Louis Nelson drives. The seller is MGY LLC, led by Marc Yelenic.

The property was bought in June 2005 as part of a $385,000 deal with 635 Acres Joint Venture, led by Bill Rector Jr.

Links Acquisition

A 145-acre golf club in Jacksonville drew a $352,000 transaction.

Southern Oaks Country Club LLC, led by Mark Bennett, sold its namesake project at 701 Foxwood Drive to Cleric Capital LLC, led by Victor Werley.

Southern Oaks acquired the former Foxwood Country Club for $401,000 in December 2011 from Foxwood Recreation Inc., led by Ted Belden.

The Southern Oaks investment group originally was composed of Brian Hagewood of Sherwood and four Jacksonville businesspeople: Joan Zumwalt, Jon Johnson, Jordan Cooper and Harold Gwatney.

Multifamily Address

A five-unit apartment building in downtown Little Rock rang up a $140,000 sale.

Haybar Properties LLC, led by Bryan Hosto, bought the 305 E. Seventh St. project from First Lutheran Church.

The church acquired the 0.18-acre development for $85,000 in March 1997 from the Winthrop Rockefeller Foundation, led by Sybil Hampton.

Chenal Downs

A 7,696-SF house in the Chenal Downs neighborhood of west Little Rock is under new ownership after a $1.39 million foreclosure sale.

Bank of America in Charlotte, North Carolina, recovered the residence from Stephen Carleson. The bank obtained a $1.8 million judgment against Carleson in March 2019.

Carleson bought the 5-acre location for $118,000 in 1998 from Deltic Timber Corp. of El Dorado.

The Arbors

A 4,289-SF home in The Arbors neighborhood of west Little Rock changed hands in a $910,000 deal.

Proctor Revocable Trust, led by David Proctor III and his wife, Margaret, acquired the house from the Mark & Sandy White Family Revocable Trust.

The Whites purchased the residence for $740,000 in March 2008 from Shields-Harrison Custom Home Builders Inc., led by Gary Shields and John Harrison.

Cliffewood House

A 4,045-SF home in Little Rock’s Cliffewood neighborhood drew an $825,000 transaction.

Crystal and Bradley Kohanke bought the house from Andrew and Suzanne Grobmyer. The deal is funded with a 30-year loan of $275,000 from Nationstar Mortgage LLC of Coppell, Texas.

The Grobmyers acquired the residence for $550,000 in August 2019 from Melissa and John Baker.

Rural Residence

An 8,650-SF home in north Pulaski County sold for a reported $750,000.

Mary Ann Best and Henry and Brandi Graf purchased the house on 25.29 acres from Amy Koresdoski. The deal is backed with a 30-year loan of $450,000 from Wells Fargo Bank of Sioux Falls, South Dakota.

The residence was bought for a reported $424,000 in September 2019 from the Jennifer Vellance Carpenter Revocable Trust.

Heights Home

A 2,483-SF home in the Heights area of Little Rock sold for $741,300.

Joseph Fixler and Brooke Gomes acquired the house from Michael Zentner. The deal is financed with a 30-year loan of $741,300 from First Horizon Bank of Memphis.

Zentner purchased the residence for $440,000 in November 2020 from Karen Young.
