Arrow’s Edge Transaction Surpasses $4.1M (Real Deals)Lock Icon

A 118-unit apartment project in Sherwood tipped the scales at $4.12 million.

AE Sherwood LLC, an affiliate of Altus Equity of Santa Rosa, California, bought Arrow’s Edge Apartments at 300 Indianhead Cove. The seller is Arrow’s Edge LLC, led by Anthony Brooks.

The deal is backed with a 20-year loan of $2.9 million from Arbor Agency Lending LLC of Depew, New York.

The 4.3-acre development previously was linked with a May 2010 mortgage of $2.9 million held by Grandbridge Real Estate Capital LLC of Birmingham, Alabama.

The project was purchased for $3 million in September 2008 from Arrow’s Edge Apartments Ltd., led by Steve Green.

Quality Acquisition
A 100-room motel in south Little Rock weighed in at $2.1 million.

Aniary LLC, led by Avinash Patel, acquired the Quality Inn at 6100 Mitchell Drive from Seven Star Hotels Group Inc. of Bossier City, Louisiana.

The deal is financed with a five-year loan of $3.1 million from Peoples Bank of Sheridan. The 2.61-acre development previously was tied to a September 2015 mortgage of $1.9 million held by Pacific Premier Bank of Irvine, California.

Seven Star bought the property for $2.4 million more than three years ago from Shri Jinasha LLC, led by Lina, Rajni and Nimesha Patel.

Office-Warehouse I
A 37,743-SF office-warehouse in North Little Rock rang up a $862,500 sale.

#40 Real Estate Partnership LLC, an affiliate of Ameripipe Supply of Dallas, purchased the 400 Phillips Road project from Consolidated Pipe & Supply Co. of Birmingham, Alabama.

The deal is funded with a 10-year loan of $733,120 from Frost Bank of San Antonio. The 3.76-acre development was acquired for $415,000 in November 1999 from Cintas Corp. No. 41 of Cincinnati.

Office-Warehouse II
A 62,680-SF office-warehouse in Little Rock changed hands in a $512,500 deal.

YCS Inc., led by Josh York, bought the 5207 Scott Hamilton Drive project from Russell Allison. The deal is backed with a three-year loan of $450,000 from Little Rock’s Bank OZK.

The 4.22-acre development previously was linked with a July 2013 mortgage of $524,518 held by Farmers & Merchants Bank of Stuttgart.

Allison purchased the property for $390,000 nearly six years ago from Kurios Investor Holdings LLC, led by Dru Phillips and Roger Tucker.

Villa Marre
The 4,847-SF Villa Marre in downtown Little Rock sold for $463,500.

Steve Harrelson acquired the historic residence from Marion’s First Community Bank of Eastern Arkansas.

The deal is financed with a 30-year loan of $393,975 from Bank of Little Rock Mortgage Corp.

The bank recovered the property from RWL Investments LLC, led by Ron Lazenby, in September 2018 as part of a $1.1 million foreclosure sale.

The Villa Marre previously helped secure a February 2016 mortgage of $1.9 million held by First Community. RWL bought the property for $480,000 in December 2011 from Michelle Ibsen and Grady Trimble.

Booze Building
A 3,008-SF liquor store in southwest Little Rock drew a $300,000 transaction.

EKROOP LLC, led by Gurpreet Kaur, purchased the Liquor Exchange at 5820 Baseline Road from its namesake corporation, led by Mary Ann Young.

Liquor Exchange Inc. provided a $724,390 mortgage to fund the deal.

The 0.44-acre development previously was tied to a November 2013 mortgage of $216,000 held by IberiaBank of Lafayette, Louisiana.

The property was acquired for $250,000 in July 2008 from Jose and Jamie Pena.

Rural Manor I
A 6,060-SF home in west Pulaski County’s Barrett Road neighborhood tipped the scales at $1.8 million.

Richard and Patricia Elimon bought the nearly 40-acre residential spread from Joe and Karen Carter. The property previously was linked with a December 2014 mortgage of $1.4 million from One Bank & Trust of Little Rock.

The Carters purchased the house and land for $990,000 in January 2013 from James and Melissa Tanner.

Rural Manor II
A 5,494-SF home in west Pulaski County’s Cascade Creek neighborhood weighed in at $1.42 million.

Dustin and Bobbi McDaniel acquired the 20.1-acre residential spread from David Snowden Jr. and his wife, Terri.

The deal is backed with a one-year loan of $1.4 million from Fayetteville’s Signature Bank of Arkansas.

The Snowdens bought the property for $1.4 million in June 2016 from David Snowden Sr. and his wife, Judith.

Sologne Circle
A 4,944-SF home in the Sologne Circle neighborhood of west Little Rock’s Chenal Valley development is under new ownership after an $875,000 transaction.

Michele and Fred Stearns purchased the house from Holly Sessions.

The deal is financed with a 30-year loan of $700,000 from IberiaBank. The residence previously was tied to a September 2012 mortgage of $417,000 held by Bank of Little Rock Mortgage.

The property was acquired for $930,000 in September 2012 from James and Jill Cady.

Germay Court
A 5,293-SF home in the Germay Court neighborhood of west Little Rock’s Chenal Valley development rang up a $850,000 sale.

John Monk Jr. and his wife, Donna, bought the property from Ariane Fason. The deal is funded with a 15-year loan of $765,000 from Regions Bank of Birmingham, Alabama.

The residence previously was linked with a December 2016 mortgage of $390,500 held by Amerisave Mortgage Corp. of Atlanta. Fason purchased the house for $670,000 in January 2013 from Kimberly Adametz.

Cliffewood Abode
A 3,220-SF home in Little Rock’s Cliffewood neighborhood changed hands in a $770,000 deal.

Ryan and Chandler Carroll acquired the house from David Bumpass and Mary Rude. The deal is backed with a 30-year loan of $658,195 from Bank of England.

The residence previously was tied to a July 2015 mortgage of $650,000 held by Regions Bank.

The property was bought for $708,000 nearly four years ago from Wilson and Stephanie Bynum.

Chenal Downs
A 3,664-SF home in west Little Rock’s Chenal Downs neighborhood sold for $625,000.

Andrew Hicks and Yanyan Xie purchased the house from Cindy and Steven Young. The deal is financed with a 30-year loan of $425,000 from Eagle Bank & Trust of Little Rock.

The residence previously was linked with an April 2014 mortgage of $380,000 held by Bank of Little Rock Mortgage.

The site was acquired for $183,000 in October 2010 from Deltic Timber Corp. of El Dorado.

Duclair Court
A 3,935-SF home in the Duclair Court neighborhood of west Little Rock’s Che-nal Valley development drew a $510,000 transaction.

Stephen Harrison bought the house from Wilbur and Flora Giles. The deal is funded with a 30-year loan of $408,000 from Bank of Little Rock Mortgage.

The residence previously was tied to a June 2012 mortgage of $290,000 held by One Bank.

The Giles family purchased the property for $590,000 in September 2007 from the Phillip B. & Judy B. Herron Living Trust.
