A 190-unit apartment complex in southwest Little Rock changed hands in successive deals that began with a $7.5 million sale.

Bella Vista Apartments LLC, led by Donald Marshall, sold its namesake property at 6510 Mabelvale Cut Off Road to Southwest Equity Investments LLC, led by Rick Ferguson.

The 17.8-acre development previously was tied to a May 2019 mortgage of $4.1 million held by First National Bank of Paragould.

Southwest Equity resold the property for $7.9 million to Gunit LLC, led by John Dennis and Kurtis Cochran. The deal is financed with a three-year loan of $9.2 million from Arkansas Federal Credit Union of Jacksonville.

Bella Vista bought the project for $2.4 million in December 2009 from Oak Manor Holdings LLC, led by Susan Baker.

Best Western Buy

A 60-room hotel in Sherwood tipped the scales at $3.52 million.

Shivshakti Hospitality LLC, led by Balwant Patel, purchased the Best Western Sherwood Inn & Suites at 7533 Warden Road. The seller is Mahadev LLC, led by Nimesh Sitaram.

The deal is backed with a five-year loan of $2.6 million from Malvern National Bank.

The 2.14-acre development previously was linked with a September 2015 mortgage of $1.6 million held by First Arkansas Bank & Trust of Jacksonville.

Mahadev acquired the project for $3.3 million in June 2007 from Whitten Development Inc., led by Timothy Whitten.

Popeyes Property

A 2,691-SF restaurant in downtown North Little Rock weighed in at $1.05 million and adjoining property was added in a separate $250,000 deal.

Sweet P Enterprises Inc., led by Danny Gililand, bought the Popeyes at 716 E. Broadway.

The seller is POP Partners, led by Bruce Thalheimer.

The deal is funded with a five-year loan of $1 million from IberiaBank of Lafayette, Louisiana.

POP acquired the 0.55-acre location for $195,000 in July 1989 from Barbara Mabry.

Sweet P also purchased a 0.44-acre parcel adjoining the south side of the eatery from Larry and Linda Godwin.

The Godwins assembled the property in two deals totaling $57,000.

The sellers were Arthur and Jacqueline Mason, $47,000 in January 1987; and Dossie and Gwindola Derryberry, $10,000 in August 2002.

Office-Warehouse Sale

An office-warehouse project in Little Rock rang up a $798,250 sale.

Waste Management of Arkansas Inc. of Lombard, Illinois, acquired the 5,964-SF office-warehouse at 6615 Murray St. and 9,318-SF office-warehouse at 3000 W. 68th St.

The seller is West 68th Street LLC, an affiliate of Conway’s Nabholz Construction Corp.

The 3.74-acre development was bought for $465,000 in December 2002 from Rollins Lease LLC of Wilmington, Delaware.

Industrial Dirt

A 17.62-acre industrial parcel in east Little Rock drew a $382,000 transaction.

The city of Little Rock purchased the land at the southeast corner of Interstate 440 and Fourche Dam Pike from I-440/River Port Investment Group LLC, led by Debra Becton, Charles Cummings and Byron McKimmey.

The property was acquired for $190,000 in June 2001 from Reynolds Metals Co. of Richmond, Virginia.

Maumelle Office

A 4,000-SF office building in Maumelle sold for $350,000.

Varivest LLC of Edmond, Oklahoma, bought the property at 101 Murphy Drive from the Lamey Revocable Trust, led by Samuel and Karen Lamey.

The deal is financed with a $266,877 loan from Quail Creek Bank of Oklahoma City.

The 2.03-acre development was purchased for $290,000 in November 1999 from Bank of Little Rock.

Convenient Transaction

A 900-SF convenience store in Sherwood is under new ownership after a $150,000 deal.

JWJ Investments LLC, led by Steven Jenkins, acquired Nana’s One Stop at 3011 E. Kiehl Ave. from Arafat Filat.

The 1.02-acre development was bought for $90,000 in January 2013 from the bankruptcy estate of La Sher Oil Co., led by Roger Mason.

Arbors Abode

A 6,690-SF home in the Arbors neighborhood of west Little Rock changed hands in a $939,000 transaction.

The Michael & Abby Considine Living Trust purchased the house from PWS Real Estate LLC, led by Paul Schaller.

The deal is backed with a 30-year loan of $751,200 from Bank of Little Rock Mortgage Corp.

The location was acquired in September 2012 from Walid Ismael, Marwa Hassan and Hosam and Patti Esmael for $125,000.

Germay Court

A 4,750-SF home in west Little Rock’s Germay Court neighborhood rang up an $825,000 sale.

Christopher and Stacy Foley bought the house from Michael and Shelli Stine.

The deal is funded with a 30-year loan of $837,000 from Arvest Bank of Fayetteville.

The residence previously was tied to a January 2016 mortgage of $575,000 held by Cardinal Financial Co. Ltd., of Charlotte, North Carolina.

The Stines purchased the property for $655,000 in May 2015 from Stanley and Catherine Payne.

River Valley Residence

A 4,678-SF home in the River Valley View Estates neighborhood of west Pulaski County drew a $780,000 transaction. James and Courtney Greene acquired the house from WVM Construction LLC, led by William Parkinson III.

The deal is financed with a 30-year loan of $624,000 from Caliber Home Loans Inc. of Coppell, Texas.

The residence previously was linked with an April 2017 mortgage of $574,000 held by Centennial Bank of Conway.

The land is part of a 111-acre tract bought in January 2007 from Waterview Estates LLC, led by Rick Ferguson, in a transaction valued at $2.7 million.

Heights Home

A 2,416-SF home in the Heights area of Little Rock sold for $660,000.

Arthur Cox III and his wife, Candace, purchased the house from the Don & Judy Adams Family Revocable Trust.

The deal is backed with a one-year loan of $455,000 from Riverside Bank of Sparkman. The residence previously was tied to a November 2014 mortgage of $413,500 held by El Dorado’s First Financial Bank.

The property was acquired in May 2013 for $205,000 from Warkat Real Estate Investments Ltd., led by Glenn and Janet Davis.

Natural Home

A 4,212-SF home in the suburbs of Natural Steps is under new ownership after a $543,000 deal. Sandra Sahnd bought the house from the W. Kevin McReynolds Revocable Trust.

The deal is funded with a 30-year loan of $434,000 from Bank of Little Rock Mortgage.

McReynolds purchased the 5-acre residential spread for $465,000 in July 2011 from Matthew and Deann McNeely.

Ferncrest Estates

A 4,308-SF home in west Pulaski County’s Ferncrest Estates neighborhood is under new ownership after a $530,000 transaction. Holly Maples and Hazel Liverett acquired the house from Richard and Karen Dellinger.

The deal is funded with a 30-year loan of $503,500 from Arvest Bank.

The residence previously was linked with a December 2015 mortgage of $417,000 held by BancorpSouth Bank of Tupelo, Mississippi.

The 5.61-acre location was bought for $41,200 in January 2014 from the Michael J. Sentell Living Trust.
