Development of a 5,200-SF restaurant is in motion after a $1.4 million land sale in west Little Rock.

Bluco Real Estate LLC, led by Earl Richardson, acquired the 1.44-acre site near the northeast corner of Rahling Road and Chenal Parkway from PotlatchDeltic Real Estate LLC.

Construction of the Blue Ember Smokehouse is backed with a three-year loan of $4.2 million from First Community Bank in Batesville.

The land was purchased as part of the $1.2 billion merger of Potlatch Corp. of Spokane, Washington, and El Dorado’s Deltic Timber Corp. in December 2018.

Magnolia Project

A 70-unit retirement center in Little Rock tipped the scales at $1.12 million.

CKM Holdings LLC, led by Kasia Pabian, bought the Magnolia Retirement Center at 3601 Roosevelt Road. The seller is Brown Properties Inc., led by Dale McGinnis.

The corporation provided a four-month mortgage of $875,000 to fund the deal.

Brown Properties acquired the 5.97-acre development for $552,000 in September 1988 from R.W. and Anna Butler.

Jacksonville Multifamily

A 10-unit apartment property in Jacksonville is under new ownership after a $685,000 deal.

Viva Las Vegas LLC, led by Jeff Aclin, purchased the 218 S. J.P. Wright Loop Road project. The seller is Byrd Duck Properties LLC, led by Curtis Byrd.

The 0.65-acre development was bought for $487,500 in July 2022 from BNT Properties Corp., led by Bill Cobb.

Leisure Transaction

A 13,764-SF store in North Little Rock rang up a $650,000 sale.

August Financial LLC, led by Robert T. Smith, acquired the Family Leisure project at 308 Lake Lane from Terrie Collins, Misti Dawn Morris and the Rebecca Lynette Smith Revocable Trust.

The 1.57-acre site was purchased in August 1984 as part of a $50,000 deal with O.G. and Elizabeth Kuykendall.

One Stop Buy

A 1,727-SF convenience store in downtown Little Rock drew a $570,000 transaction.

Rosevelt One Stop LLC, led by Rajbir Singh, bought the Shell project at 700 E. Roosevelt Road. The seller is Grantham Cahill Properties LLC, led by Michael Cahill.

Family ownership of the 1.57-acre property dates back to November 1880 when the land was acquired as part of a $3,910 transaction with James Vance.

Commercial Site

A 2.97-acre commercial parcel in North Little Rock sold for  $313,500.

Mast Investment LLC, led by Sulaiman Hudda and Rahim Juma, purchased the land on the south side of U.S. 165 across from Blaze Drive. The seller is JHG & Associates LLC, led by James Glover.

JHG bought the property for $90,000 in January 2022 from Maurice Juels.

Nonprofit Buy

A 3.58-acre parcel in southwest Little Rock changed hands in a $300,000 deal.

Women & Children First: The Center Against Family Violence acquired the property at 9104 Dailey Drive. The seller is R&D Holding LLLP, led by Terri Thompson.

R&D purchased the land for $20,000 in November 2016 from Heartland Community Bank of Little Rock.

Overlook Abode

A 7,163-SF home in Little Rock’s Overlook neighborhood weighed in at $1.94 million. Michael May Jr. and his wife, Sirinya, bought the house from Wonder State Ranch Co. LLC, led by Richard Sandor.

The deal is financed with a 30-year loan of $1.8 million from Arvest Bank of Fayetteville. The residence was acquired for $1.3 million in October 2020 from Duane and Angela Birky.

Orle Manor

A 5,616-SF home in west Little Rock’s Orle neighborhood tipped the scales at $1.53 million.

Wendell and Trayce Parker purchased the house from James H. Price Inc. The deal is backed with a 30-year loan of $1.2 million from Bank of America in Charlotte, North Carolina.

Price bought the 0.43-acre site for $201,000 in May 2022 from PotlatchDeltic Real Estate LLC.

Bear Den Estates

A 4,525-SF home in west Little Rock’s Bear Den Estates neighborhood rang up a $990,000 sale.

Taylor Pahls and Caiti Maskrey acquired the house from Dakota Properties Inc., led by Greg Hatcher. The deal is funded with a 30-year loan of $1 million from Arvest Bank.

Dakota Properties purchased the 0.29-acre site for $110,500 in June 2022 from Bear Den Development Co., led by Drew Holbert.

Abington Court

A 4,028-SF home in west Little Rock’s Abington Court neighborhood is under new ownership after a $966,000 deal.

Michael and Kayla Marsh bought the house from Karen James Custom Built Homes Inc.

The deal is financed with a 15-year loan of $676,200 from United Wholesale Mortgage LLC of Pontiac, Michigan. Karen James acquired the 0.25-acre site for $142,000 in December 2022 from PotlatchDeltic Real Estate.

Falstone Court

A 3,474-SF home in west Little Rock’s Falstone Court neighborhood drew a $959,900 transaction.

Mary Jennifer Bradford and the Rivera Family Trust, led by Mark Rivera, purchased the house from Laura and Nathan Smith. The deal is backed with a 30-year loan of $726,200 from Fairway Independent Mortgage Corp. of Carrollton, Texas.

The 0.33-acre site was bought for $110,000 in July 2019 from Stevens Commercial Contractors Inc., led by Jackie Stevens.

Forest Heights Place

A 3,060-SF home in Little Rock’s Forest Heights Place neighborhood sold for $935,000.

Taylor and John Warden acquired the house from Joseph and Michelle Upton. The deal is funded with a 30-year loan of $868,000 from Cadence Bank of Tupelo, Mississippi.

The Uptons purchased the residence for $550,000 in November 2012 from Mark and Michele Meadors.

Warehouse Purchase

JHR Real Estate LLC, an affiliate of Philadelphia’s United Refrigeration, paid $2 million for its 18,256-SF warehouse at 900 W. Ninth St. in downtown Little Rock.

Seller: 818 Izard Street LLC, led by Cory Davis and Thomas and Anna Schmidt.

The limited liability company bought the 0.64-acre development for $1 million in May 2021 from Haybar Properties LLC, led by Bryan Hosto.
