Boomerang Projects Combine for $3.8M (Real Deals)

Two Boomerang car washes attracted seven-digit transactions.

Store Master Funding VII LLC, an affiliate of Store Capital of Scottsdale, Arizona, purchased the 12301 Maumelle Blvd. project in North Little Rock for $2.1 million and the 2702 S. Shackleford Road project in west Little Rock for$1.7 million.

The tandem sellers were Maumelle Boomerang LLC and GDR Partners LLC, both led by John Bailey.

The North Little Rock buy is financed with a 2 1/2-year loan of $1.92 million from CitiBank of New York.
The 0.93-acre development previously helped secure a June 2014 mortgage of $9.07 million held by First Guaranty Bank of Benton, Louisiana.

The project was bought for $1.72 million a year ago from 5GB Inc., led by Larry Tate.

The Little Rock deal is funded with a 2 1/2-year loan of $1.85 million from CitiBank.

The 0.82-acre development previously helped secure a March 2013 mortgage of $9.2 million held by First Guaranty Bank.

The location was purchased for $670,000 in March 2011 from Shackle-ford Crossings LLC, formerly led by Steve Clary.

Retail Transaction

A 4,200-SF retail project in south Little Rock rang up a $750,000 sale.

Prachi Investment Inc., led by Dipesh Patel, bought the Game X Change-Little Caesars project at 3412 S. University Ave.

The seller is 4M Holdings LLC, led by Michael Fritz.

The deal is funded with a five-year loan of $600,000 from Arvest Bank of Fayetteville.

The 0.57-acre development previously was tied to a January 2014 mortgage of $310,000 held by Regions Bank of Birmingham, Alabama.

4M Holdings acquired the property for $450,000 in March 2007 from Walthour-Flake Inc., led by Dickson Flake.

Springvale Portion

A 10-unit piece of the Springvale Apartments project in North Little Rock changed hands in a $690,000 transaction.

3200 Myers Street Partners LLC of Riverside, California, purchased the 5515 Springvale Road building from Saint Properties LLC, led by Charles St. Clair.

The deal is backed with a three-year loan of $550,000 from Malvern National Bank.

The 0.77-acre property was bought for $615,000 in March 2004 from Seymour Real Estate LLC, led by Mike Seymour.

Former Firestone

A 0.55-acre commercial site in Little Rock is under new ownership after a $440,000 transaction.

MLR Properties LLC, led by Yanir Ben-Zikri, acquired the 6,600-SF former Firestone Tire Center project at 7310 Cantrell Road.

The sellers are Central Properties Inc., led by John Flake, 50 percent; Martha Louise Keaton Trust No. 1, 25 percent; and Oscar F. Kochtitzky Jr. Family Trust No. 2, 25 percent.

The deal is financed with a $378,817 loan from Centennial Bank of Conway.

The land was purchased in March 1968 from J.D. Walthour for an undisclosed sum.

Nabholz Acquisition

A 10,800-SF office-warehouse in Little Rock sold for $329,200.

Nabholz Real Estate Holdings LLC, led by Greg Williams, bought the 3100 W. 68th St. project from Roy and Wendy Kumpe and Peter and Trudy Kumpe.

The 2-acre development was acquired for $21,785 in June 1963 from the Industrial Development Co. of Little Rock, led by R.A. “Brick” Lile.

Office Duo

Two former medical office buildings in North Little Rock attracted a $221,000 combo deal.

Washtenaw Investments LLC, led by Andrew Hwang, purchased the 11,652-SF 1924 Fendley Drive project for $196,000 and the 5,000-SF project at 2001 Fendley Drive for $25,000.

The seller is Multi-Management Services Inc., the for-profit arm of Baptist Health.

The deal is funded with a five-year loan of $200,000 from Kirkpatrick Bank of Edmond, Oklahoma.

The former North Little Rock Women’s Clinic at 1924 Fendley Drive was acquired for $650,000 in October 1999 from Dale and Judy Fuller and Al and Sara Keller.

The former Physical Therapy Clinic  at 2001 Fendley project was bought for $303,000 in November 1999 from Rigel Properties Inc., led by Robert G. Valentine Jr.

Estates Sale

A 5,748-SF manor in Valley Falls Estates neighborhood of west Little Rock tipped the scales at $1.62 million.

No. 2 Spring Valley Lane LLC, led by Ayesha and Rodney Thomason, acquired the house from Michael and Jerene Montgomery.

The deal is backed with a five-year loan of $1.48 million from Simmons First National Bank of Pine Bluff.

The residence previously was linked with February 2007 mortgages of $650,000 and $850,000 held by Regions Bank; and a February 2010 mortgage of $400,000 held by Delta Trust & Bank of Little Rock.
The location was purchased for $285,000 in March 2004 from VF Acquisition Corp., led by Rick Ferguson.

PV Residence

A 5,675-SF home in west Little Rock’s Pleasant Valley neighborhood rang up an $885,000 sale.

John and Kimberly Hartsfield bought the house from the George Allen Hays Family Revocable Trust.

The deal is financed with a 30-year loan of $417,000 from Bank of Little Rock Mortgage Corp. and a 30-year loan of $379,500 from IberiaBank of Lafayette, Louisiana.

The residence was acquired for $800,000 in March 2004 from the estate of Vernon Giss.

Hallen House

A 4,174-SF home in the Hallen Court neighborhood of west Little Rock’s Chenal Valley development changed hands in a $665,000 transaction.

Gerald and Dorise Rogers purchased the house from Graham Smith Construction LLC.

The deal is funded with a 30-year loan of $365,000 from Bank of Little Rock Mortgage.

The residence previously was tied to an April 2014 mortgage of $480,000 held by First Security Bank of Searcy.

The location was bought for $103,000 14 months ago from Deltic Timber Corp. of El Dorado.

Bretagne Home

A 5,102-SF home in the Bretagne Circle neighborhood of west Little Rock’s Chenal Valley development is under new ownership after a $500,000 sale.

Jesse and Jane Griffin acquired the house from OWB REO LLC, an affiliate of OneWest Bank of Austin, Texas.
The deal is backed with a 30-year loan of $400,000 from Bank of Little Rock Mortgage.

OneWest Bank recovered the property from Jennifer and Rodney Myers at a $671,236 foreclosure sale in October 2014.

The residence previously was linked with May 2007 mortgages of $667,200 and $83,400 originated by Fairway Independent Mortgage Corp. of Plano, Texas.

Jennifer Myers purchased the home more than eight years ago for $834,000 from the Carl Ronald Evans & Patricia Ann Evans Living Revocable Trust.

Stonebridge Mortgage

The owner of a 260-unit apartment complex in west Little Rock picked up a $20.5 million funding agreement.
Stonebridge at the Ranch Apartments Owner LLC, an affiliate of RAIT Financial Trust of Philadelphia, obtained the 10-year loan from NorthMarq Capital LLC of Bloomington, Minnesota.

Stonebridge bought its 14.83-acre namesake development at 1 Stonebridge Circle for $31.58 million in December 2014 from Stonebridge Little Rock LLC, an affiliate of RAIA Properties of Ramsey, New Jersey.

Superior Refinancing

The owner of a Superior Trailer project in North Little Rock landed a $3.35 million financial package.

NLR ARK Investments LLC, led by Frank Deel III, received the four-year loan from American National Bank of Texas in Terrell.

The 25.7-acre development at 10600 Maybelline Road previously was tied to a January 2014 mortgage of $3.48 million held by the Bank of Oklahoma in Tulsa.

The property was acquired for $4.5 million in July 2013 from I-40 RV Land LLC, led by Paul Minton.
