The buyer is Ziff Bowman Curve LLC, an affiliate of Ziff Properties Inc. of Mount Pleasant, South Carolina.
The 7.54-acre Bowman Curve development previously was tied to a November 2007 mortgage of $7.5 million held by Lincoln National Life Insurance Co. of Fort Wayne, Indiana.
The project was purchased for $9.4 million in November 1998 from Bowman Curve LLC, led by John Bailey.
Windamere Sale
A 109-unit multifamily project in southwest Little Rock weighed in at $2.35 million.
Windamere Redevelopment LLC, an affiliate of Cross Equities of Addison, Texas, bought Windamere Townhouses & Apartments at 5701 Dreher Lane.
The seller is Marsilmore Properties LLC, led by Helen Marshall. The 4.48-acre development previously was linked with a June 2013 mortgage of $2 million and a February 2016 mortgage of $38,400 held by One Bank & Trust of Little Rock.
The project was acquired for $2.5 million in March 2003 from the Donald K. Kirk Revocable Trust.
Hardee’s Purchase
A fast-food project in southwest Little Rock was the focal point of a $1.4 million sale-leaseback transaction. CJK Apartments LLC and HEK Investments LLC, both of La Palma, California, purchased the Hardee’s at 8703 Geyer Springs Road.
The seller is Big Rock LLC of Malibu, California.
The 1.02-acre development previously helped secure a seven-year loan of $7.2 million held by City National Bank of Los Angeles.
Big Rock bought the property for $350,000 in August 2016 from ARC CAFEHLD001 LLC, an affiliate of Cole Capital of Phoenix.
Branch Acquisition
A 2,164-SF bank branch in the Hillcrest area of Little Rock rang up a $540,000 sale.
Hodge Property Holdings LLC, led by Robert Hodge III, acquired the 2924 Kavanaugh Blvd. project from Simmons Bank of Pine Bluff.
The deal is financed with a 20-year loan of $270,000 from First National Bank of Paragould.
Simmons inherited the branch as part of its 2014 acquisition of Delta Trust & Bank.
Delta Trust purchased the property for $330,000 in October 2003 from The Coulson Oil Co. Profit Sharing Plan & Trust of North Little Rock.
Office-Warehouse Buy
A 7,800-SF office-warehouse in Maumelle drew a $500,000 transaction.
Louie and Linda Sheppard bought the 12006 Louis Nelson Drive project from JF Leasing LLC, led by Jeremy Fields.
The 1.55-acre development previously was tied to a $440,440 mortgage held by Bank of America in Charlotte, North Carolina.
JF Leasing of Poteau, Oklahoma, acquired the site for $93,000 in August 2013 from Maumelle Land Development LLC, led by Marc Yelenich, Anthony Wray, David Haas, Justin Carmody and Steven Molpus.
Greenbrier Manor
A 5,140-SF home in Little Rock’s Greenbrier neighborhood changed hands in a $1.68 million deal.
YanJun LLC, led by Mark McLarty, purchased the 3-acre spread from McGill Terrace LLC, led by Mack and Donna McLarty.
The McLarty family assembled the property in two transactions totaling $450,000.
The sellers were J.W. and Dena Benafield, $375,000 in October 1978; and Doug Brandon Jr. and his wife, Elizabeth, $75,000 in January 1985.
