Canoo Warehouse in Bentonville Available for SubleaseLock Icon

Electric vehicle manufacturer Canoo Technologies may not be moving to Arkansas, but it has a vast new warehouse to sublease in Bentonville.

Whispers talked with John Rowland and Wade Smith of Colliers Arkansas about the warehouse Canoo never moved into. The commercial real estate brokers are representing Canoo to get a new tenant for a 270,000-SF building at 4700 SW Regional Airport Blvd. that it had planned to use as an “advanced industrialization facility.”

Canoo signed a 10-year, $17.1 million lease on the warehouse early last year, according to a U.S. Securities & Exchange Commission filing on March 1, 2022. The company planned to use the space for initial production of its vehicles, but plans changed.

“We have had interest and have been talking to multiple groups in different categories,” Smith said in a telephone interview.

“When you have something that size, a lot of people are very secretive about who they’re working with when it comes to other brokers or things like that. So I really couldn’t give you more details on that. But it’s back on the market for sublease because they never, ever moved into the building.”

Rowland and Smith said some company is going to get a great new location. “It’s steel-wall construction with 32-foot clear heights, lots of docks and space,” Smith said. “You could drive a semi in there if you needed to.”

Built in 2021, the warehouse is ready to occupy, Rowland and Smith said.

It holds no office space, Smith said. “Not at this time. It is all warehouse; nothing has been built out inside.”
