Canopy Apartments Sold for $16.6M

The landscape of recent million-dollar real estate transactions is dotted with apartments, flex buildings, convenience stores, bank branch locations, car washes and more.

► A trio of limited liability companies purchased the 240-unit Canopy Apartments at 9201 Kanis Road in west Little Rock for more than $16.6 million.

Buyers: Canopy Best Living of Overland Park, Kansas; NAE Canopy Apartments of Highland Park, Illinois; and Northboro QN of Boca Raton, Florida.

The property was owned in a 75-25 split by 9201 Kanis Canopy LLC, an affiliate of DavisRE of Dallas; and Cayman Ventures LLC of Dallas.

► CGCCIN2 LLC, led by John Hathaway and John Humphrey Jr., and JTD Midtowne Investments LLC, led by Jason Dickinson, bought the Col. Glenn Corporate Center I & II at 10600 and 10620 Col. Glenn Road in west Little Rock for $10.5 million.

Who sold the two 61,500-SF flex buildings? CG Corporate LLC, led by Kevin Huchingson and Isaac Smith.

► Rodney Parham CK LLC, led by Chris Moses, sold the Circle K project at 10200 N. Rodney Parham Road in west Little Rock for more than $4.4 million.

Buyer? FRG Little Rock LLC, an affiliate of Fulton Realty Group of New York.

► BancorpSouth Bank of Tupelo, Mississippi, purchased a nearly 3.7-acre site at the northeast corner of Chenal Parkway and Rahling Road in west Little Rock for more than $3.5 million.

Seller: PotlatchDeltic Real Estate LLC, an affiliate of PotlatchDeltic of Spokane, Washington.

► Broadway CK LLC, led by Chris Moses, sold the 3,360-SF Circle K convenience store at 700 E. Broadway in North Little Rock for more than $3.5 million to the Michael Lloyd Seitz Revocable Living Trust.

► Arkansas Storage Centers VIII LLC, led by Stuart Finley, acquired the Pleasant Valley Mini Storage project at 1815 Green Mountain Drive along with the adjoining 10,400-SF strip center at 1801 Green Mountain Drive, the 8,336-SF office building at 11620 Rainwood Road and neighboring car wash for $3.5 million.

► IMO US South LLC, an affiliate of Driven Brands of Charlotte, North Carolina, sold the Team Clean Carwash at 4220 S. University Ave. for more than $2.6 million and 8451 Oakdale Road in Sherwood for more than $2.3 million.

Buyer: NLS GN Owner LLC of Rockville Centre, New York.

► 12900 Chenal Parkway LLC of Santa Monica, California, sold its namesake address in west Little Rock for $2.6 million. JPMorgan Chase Bank of Columbus, Ohio, bought the 2,941-SF former Zoe’s Kitchen project for a branch location.

► HCE Land LLC, led by Andrew Griffin and Roy Dixon, purchased the 3,530-SF Healthcare Express at 1554 Country Club Road in Sherwood for more than $2.2 million.

► Eagle Bank & Trust of Little Rock recovered the 42,128-SF S&G Distributors office-warehouse at 16 Maumelle Curve Court in North Little Rock from the William Clark Fitts Jr. & Sharon Inge Fitts Joint Revocable Trust at a $2.1 million foreclosure sale.

► Raymond Peeples III and his wife, Amy, sold their 5,032-SF home in Little Rock’s Robinwood Valley neighborhood for $1.1 million to Kevin and Sherrill Garland.

► Rodney’s Cycle House Inc., led by Rodney Roberts, sold its 27,426-SF facility at 9110 Interstate 30 in Little Rock for $1 million to DFA LLC of Henderson, Nevada.
