Cantrell Retail Project Rings Up $3M Sale (Real Deals)Lock Icon

A 13,937-SF commercial project in Little Rock weighed in at $3 million.

7811 Cantrell LLC, led by Barnett and Greer Grace, sold its namesake address, the home of Barbara/Jean and Tease Salon and former home of Graffiti’s Italian Restaurant.

The buyer is D&T Real Estate Investments LLC, led by Daniel and Tiffany Robinson. The deal is backed with a 25-year loan of $3 million from Cadence Bank of Tupelo, Mississippi.

7811 Cantrell acquired the 0.63-acre Mini Mall development in two $500,000 deals with John and Barbara Baber in September 1999 and April 2002.

Freddy’s Buy

A 2,627-SF eatery in west Little Rock tipped the scales at $2.2 million.

Sandeep and Rachna Arora bought the Freddy’s restaurant at 610 S. Bowman Road from 820 Thompson Development Co. of San Marino, California.

The deal is funded with a seven-year loan of $1.2 million from American First Credit Union of Brea, California.

820 Thompson purchased the 0.67-acre development for $2.4 million in June 2018 from PM Little Rock LLC, an affiliate of Tradecor in Phoenix.

Antiquated Acquisition

A 12,850-SF commercial project in the Riverdale area of Little Rock drew a $1.4 million transaction.

Childress Property Holdings Inc., led by Byron and Tammy Childress, acquired the Fabulous Finds Antiques & Design project at 2905 Cantrell Road from Larry Jordan.

The deal is financed with a five-year loan of $1.1 million from Little Rock’s Arkansas Federal Credit Union.

Jordan bought the 1.06-acre development for $665,000 in June 2002 from Riverside Properties LLC, led by Win Paul Rockefeller.

Hillcrest Commercial

A 4,128-SF commercial project in the Hillcrest area of Little Rock is under new ownership after a $975,000 deal.

2911 Kavanaugh LLC, led by Donna Barnett, sold its namesake address, home to E. Leigh’s Boutique. The buyer is DJH K2911 LLC, led by Samuel Carter.

The deal is backed with a five-year loan of $780,000 from First Financial Bank of El Dorado.

2911 Kavanaugh acquired the 0.13-acre development for $378,000 in October 2013 from RWL Investments LLC, led by Ron Lazenby.

NLR Office-Warehouse

A 17,330-SF office-warehouse project in North Little Rock sold for $450,000.

B&E Properties LLC, led by Christopher Blake Watson and Edmund Loveless, bought the All About Garage Doors project at 708 E. 12th St. from the Michael E. Barrow Revocable Trust.

The deal is funded with a four-year loan of $300,000 from First Security Bank of Searcy.

Barrow assembled the 0.81-acre property in deals with National Bumper Exchange Inc., led by John O’Neal, $30,000 in March 1978; and the estate of Samuel Fulton, $5,000 in June 1986.

Trailer Park Sale

An eight-unit mobile home park changed hands in a $400,000 deal.

Complex LLC, led by Rick Ferguson, acquired the 4309 Baseline Road project from Teddy Merrill.

Merrill provided a $55,000 mortgage to finance the deal. The 0.98-acre site  was bought for $65,000 in January 1999 from Jim and Luraette Tucker.

PV Residence

A 3,802-SF home in west Little Rock’s Pleasant Valley neighborhood tipped the scales at $1.1 million.

Goose Investments LLC, led by Jason Roach, purchased the house from David and Holly Parker. The deal is financed with a 30-year loan of $935,000 from First State Bank of Lonoke.

The Parkers acquired the residence for $330,000 in January 1986 from Johnnie and Corrine Gilbreath.

Cypress Point West

A 4,255-SF home in west Little Rock’s Cypress Point West neighborhood rang up an $885,000 sale.

Benjamin Wellons bought the house from Jeff and Candice Whitlock.

The Whitlocks purchased the residence for $615,000 in August 2019 from Jeff and Carrie Hankins.

Prospect Terrace

A 3,099-SF home in Little Rock’s Prospect Terrance neighborhood drew an $830,000 transaction.

Keith and Charis Roehrenbeck acquired the house from Jon and Leslie Oden. The deal is backed with a 30-year loan of $664,000 from Encore Bank of Little Rock.

The Odens bought the residence for $415,000 in April 2015 from Charles Cranford.

Country Club House

A 2,627-SF home near the Country Club of Little Rock is under new ownership after a $735,000 deal.

Kelcee and Anderson Bass purchased the house from the MMP Trust, led by Marcia Pollock. The deal is funded with a 30-year loan of $435,000 from First Financial Bank.

The trust acquired the residence for $682,000 in March 2021 from Stephen Creekmore IV and his wife, Christine.

Witry Court

A 4,244-SF home in west Little Rock’s Witry Court neighborhood sold for $729,000.

Benjamin and Helen Ghormley bought the house from the Buchholtz Living Trust, led by Gale and Nancy Buchholtz.

The deal is financed with a 30-year loan of $583,200 from Eagle Bank & Trust of Little Rock.

The Buckholtz family purchased the residence for $440,000 in February 2014 from the Federal Home Loan Mortgage Corp. of Tysons, Virginia.

Copper Run

A 3,271-SF home in west Little Rock’s Copper Run neighborhood changed hands in a $715,348 deal.

Nazia and Salim Lalani acquired the house from H&D Homes LLC, led by Scott Hurley.

The deal is backed with a 30-year loan of $667,246 from Provident Funding of Greenwood Village, Colorado.

The 0.2-acre site was bought in December 2017 as part of a $2.2 million deal with Glenda C. Pehrson Family Ltd.

Foxwood Estates

Mark and Griselda Sidenfaden paid Michael Sullivan $1.02 million for a 3,762-SF house in Jacksonville’s Foxwood Estates neighborhood.

Sullivan purchased the 4.99-acre site for $61,000 in January 2021 from Jordan Cooper.
