Cantrell Drug Property Draws $2.5M Transaction (Real Deals)Lock Icon

The 14,938-SF former Cantrell Drug Co. facility in Little Rock tipped the scales in a $2.5 million deal.

Cantrell Road Building LLC, led by Cory Davis and John Schillinger, bought the 7321 Cantrell Road project. The seller is NCP Omega LLC, an affiliate of Northlight Capital Partners of Westport, Connecticut.

The deal is financed with a five-year loan of $2.4 million from First Security Bank of Searcy.

NCP Omega recovered the 1.37-acre development at a $2.3 million foreclosure sale six months ago from Pharmasite LLC, led by James McCarley Jr. and his wife, Lynn.

Office-Warehouse Buy I

A 17,296-SF office-warehouse in south Pulaski County weighed in at $2.5 million.

Gulf Management LLC of Covington, Louisiana, purchased the 1725 Russenberger Road project from Keener Group LLC, led by Bradley Fryar.

The 13.19-acre property was assembled in August and September 2013 deals totaling $392,000 with Ellis LLC, led by Michael and Angela Cornell; and the estate of Craig Van Machen, $42,500 in April 2017.

NLR Acreage

A 13.72-acre parcel in North Little Rock was assembled in two buys totaling $2.13 million.

White Properties II Ltd., led by Terrill White, acquired the land at the southeast corner of White Oak Crossing and Kim Drive from Stuart and Rita Vess.

The deal is backed with a five-year loan of $680,000 from First Security Bank.

The property was purchased in August 1990 as part of a $103,000 deal with the estate of Charles Chicoski.

Coffee Transaction

A 2,095-SF Starbucks in Little Rock sold for $2.02 million.

Gregg Ranch LLC of Morgan Hill, California, bought the 2815 Cantrell Road project from Bradford Square of Arkansas LLC, led by Mark Dake.

Bradford Square acquired the 0.47-acre development for $1.95 million in October 2018 from East Cantrell Development Group LLC, led by James Harkins.

Industrial Purchase

A 50,000-SF industrial building in south Pulaski County changed hands in a $636,000 deal.

Haybar Properties LLC, led by Bryan Hosto, purchased the M&M Manufacturing project at 12221 Arch Street Pike. The sellers are Wilkins Industrial Park, led by Harrigan Wortsmith Jr., the Ed Wilkins Family Trust and Kelly W. Parker; and Wilkins Industrial Park LLC, led by Wortsmith.

The deal is funded with a $300,000 loan from First State Bank of Lonoke.

The 13.4-acre property was bought for $15,000 in August 1967 from John and Nita Brown, John Fink Jr. and his wife, Mary, John Laman and Mary Hill.

Office-Warehouse Buy II

An 8,671-SF office-warehouse in southwest Little Rock rang up a $625,000 sale.

M3 Capital LLC, led by Mark McCaslin, acquired the 3 Otter Creek Parkway project from the McIntire-Noel Revocable Living Trust, led by Douglas McIntire and Nancy Noel.

The deal is financed with a seven-year loan of $532,250 from Citizens Bank of Batesville.

The 0.97-acre site was purchased for $108,000 in July 1997 from Otter Creek Development Co. LLC, led by Robert McGinnis and Byron Eiseman.

Office Acquisition

A 6,912-SF office building in North Little Rock is under new ownership after a $550,000 deal.

JFK Blvd. Investors LLC, led by Chintu Magan and Ankur Patel, bought the 5100 JFK Blvd. project from Shapoor Karimi. The deal is backed with a $620,500 loan from Centennial Bank of Conway.

Karimi acquired the 0.43-acre development for $288,000 in June 2004 from Unleashed Innovations Inc., led by David Richie.

Retail Property

A 5,400-SF retail project in midtown Little Rock drew a $490,000 transaction.

Forward Properties LLC, led by Andrew Adkins, purchased the Midtown Center at 5911-5921 H St. from Maxton Enterprises LLC, led by Stephen Maxwell.

The deal is funded with a one-year loan of $490,000 from First NaturalState Bank of McGehee.

The 0.27-acre development was bought for $359,000 in August 2005 from David Walker Jr.

Edgehill Abode

A 6,814-SF home in Little Rock’s Edgehill neighborhood tipped the scales at $1.9 million.

Albert and Traci Braunfisch acquired the house from the estate of Mary Barzda.

Barzda purchased the residence for $1.8 million in March 2004 from Greg and Lee Hatcher.

Chenal Downs

A 9,263-SF home in west Little Rock’s Chenal Downs neighborhood weighed in at $1.52 million.

Aziz and Akbar Pabani bought the house from James Hagans III and his wife, Lisa.

The deal is financed with a 30-year loan of $1.2 million from Centennial Bank.

The Hagans family acquired the 5-acre site for $155,000 in December 1998 from El Dorado’s Deltic Timber Corp.

Midland Hills

A 4,176-SF home in Little Rock’s Midland Hills neighborhood sold for $912,000.

Jason and Dayna Abraham purchased the house from the Marbaise Family Trust, led by Jon and Sandra Marbaise.

The deal is backed with a 30-year loan of $548,250 from CrossCountry Mortgage LLC of Brecksville, Ohio.

The residence was bought from T. Martin Davis and his wife, Beverly, in October 2011 for $595,000.

Ensbury Place

A 4,336-SF home in west Little Rock’s Ensbury Place neighborhood changed hands in an $825,000 deal.

The John A. & Kristin N. Merlo Living Trust acquired the house from HA Custom Homes LLC, led by Subrahmanyam Narravula.

The site was purchased for $87,000 in December 2016 from Deltic Timber.

Cliffewood House

A 3,152-SF home in Little Rock’s Cliffewood neighborhood rang up a $750,000 sale.

Ryan and Caris Fitzgerald bought the house from Robert Young. The deal is funded with a five-year loan of $750,000 from Citizens Bank of Batesville.

Young acquired the residence for $115,000 in October 1982 from James and Mary Jane Madigan.
