Chenal Retail Space Rings Up $3.8M Deal (Real Deals)

A 4,505-SF retail project in west Little Rock tipped the scales at $3.84 million.

Veri-Little Rock LLC of Tiburon, California, purchased the Verizon Wireless store at 17807 Chenal Parkway from PDG Chenal I LLC of Franklin, Tennessee.

The deal is financed with a 10-year loan of $500,000 from Symetra Life Insurance Co. of Seattle.

The 1.3-acre development previously was tied to a February 2015 mortgage of $2.2 million held by Avenue Bank of Nashville, Tennessee.

PDG acquired the location for $925,000 10 months ago from Red Little Rock Land LLC of Overland Park, Kansas.

D&B Site

A 5.4-acre commercial site at Little Rock’s Gateway Town Center development weighed in at $2.36 million.

Dave & Buster’s of Arkansas Inc. bought the location at 10900 Bass Pro Parkway from Town Center LLC, led by Tommy Hodges.

The property previously was linked with a March 2015 mortgage of $3.6 million held by Malvern National Bank.

The land is part of a four-part assembly of 176 acres in January 2002 deals totaling more than $2.4 million.

The sellers were Canadian Pacific Properties Inc. of Alberta, Calgary, $1.46 million; Otter Creek Development Co. LLC, led by Robert McGinnis and Byron Eiseman, $784,000; Cynthia Keaton, $143,000; and the Jennifer Mae Kochtitzky Trust No. 2, $81,390.

MedExpress Land

A 0.7-acre MedExpress site in midtown Little Rock changed hands in an $880,000 deal.

Mecu Markham LLC of Gaithersburg, Maryland, an affiliate of American Equity Development Co., acquired the land at 5326 W. Markham St. The seller is Knoebl Properties LLC, led by Susan Martin.

The property was bought in September 2006 as part of a $900,000 deal with BQFA Holding Co. LLC, led by Sam Anderson and Dickson Flake.

Synergy Purchase

A 5.54-acre parcel in west Little Rock is under new ownership after a $700,000 transaction.

Synergy Estates LLC, led by Hermachand Atluri, Sanjay Macheria, Vithal Uddanti and Sarveswara Vaddavalli, purchased the property at the northeast corner of Kanis and Kirby roads from Simmons First National Bank of Pine Bluff.

The deal is backed with a $455,000 loan from U.S. Bank of Cincinnati.

The property is OREO recovered at a $625,000 foreclosure sale from Russell Huckaby in May 2010 by Metropolitan National Bank of Little Rock. Simmons acquired Metropolitan two years ago at a bankruptcy auction.

Dowler Acquisition

A 23,584-SF office-warehouse in Little Rock rang up a $380,000 sale.

Dowler Properties Inc., led by Donna Dowler, bought the 5500 Patterson Road project from William and Syndia Cupps and Warren and Sandra Gandall.

The deal is funded with a $375,000 loan from Peoples Bank of Sheridan.

The 1.41-acre development was purchased for $315,000 in January 1993 from Edward and Harriet Jeffrey.

Chandler Buy

A 17,178-SF building in downtown North Little Rock drew a $260,000 transaction.

7th Street LLC, led by John Chandler, acquired the 709-715 Main St. property from Argenta Community Development Corp.

The 0.32-acre development previously was tied to a mortgage of $560,000 held by Simmons First National Bank.

The property was the subject of a 16-month foreclosure suit filed by the bank against Argenta CDC.

The nonprofit bought the property for $700,000 seven years ago from Old Silver City LLC, led by John Gaudin.

Mountain Crest Abode

A 5,942-SF home in Maumelle’s Mountain Crest Estates neighborhood sold for $1.25 million.

The Mike & Pamela F. Ashcraft Living Trust purchased the house from Jamie Brown and Amy Ziegler.

The deal is financed with a 30-year loan of $1 million from Arvest Bank of Fayetteville. The residence previously was linked with a November 2012 mortgage of $600,000 held by First Service Bank of Greenbrier.

The location was acquired for $100,000 in April 2012 from Alfred and Cathy Cerrato.

Heights Home

A 3,086-SF home in the Heights area of Little Rock changed hands in a $615,000 deal.

Phillips Properties LLC, led by William Phillips Jr., bought the house from Bruce Schratz Jr. and Lindy Landreaux.

The residence previously was tied to an August 2014 mortgage of $388,383 held by Arvest Bank.

The property was purchased for $581,000 in October 2013 from the Nicholson Family Revocable Living Trust, led by Lawrence Nicholson Jr. and Kelli Nicholson Miller.

Piedmont Residence

A 4,246-SF home in west Little Rock’s Piedmont neighborhood is under new ownership after a $540,000 sale.

Scott McGehee acquired the house from Lawrence and Nicola Kim.

The deal is backed with a 30-year loan of $417,000 from IberiaBank Mortgage Co. of Little Rock and a $69,000 revolving line of credit from IberiaBank of Lafayette, Louisiana.

The residence previously was linked to May 2012 mortgages of $128,213 and $50,000 held by Wells Fargo Bank of Sioux Falls, South Dakota.

The property was bought for $450,000 from the Jerry & Deanna Bushman Joint Revocable Trust.

Dollar Mortgage

A 9,270-SF Family Dollar Store in Little Rock was used to help secure a $9.2 million funding agreement.

Sand Dollar LLC, led by Timothy English, obtained the five-year loan from Chambers Bank of Danville.

The 1.63-acre site at 5200 W. 65th St. was purchased for $115,000 in September 2005 from Betty and Robert Lowry.

Clarion Financing

The owner of a 262-room hotel in midtown Little Rock landed a $7.25 million financial package. Windsor Capital Ltd., led by Al Rajabi and Gene Liguori Jr., received five-year loans of $4.13 million and $3.12 million from U.S. Bank.

The 5.22-acre Clarion Hotel Medical Center development at 925 S. University Ave. was tied to a May 2014 mortgage totaling more than $4 million held by Centennial Bank of Conway.

Windsor Capital acquired the property 19 months ago at a $5 million foreclosure sale. The previous owner was HLR LLC, led by Marty Belz and Bruce Burrow.

Back then, the project was linked with a November 2003 mortgage of $14 million held by Jonesboro’s Liberty Bank of Arkansas, which became part of Centennial Bank in 2013.

Mixed into the financing was $5.25 million in subordinated debt administered by Wilmington Trust Federal Savings Bank of Las Vegas and a $3 million bond issue through the Little Rock Residential Housing & Public Facilities Board.
