Church Pays $1.9M For P.F. Chang’s Site (Real Deals)

The former P.F. Chang’s China Bistro in west Little Rock tipped the scales at $1.9 million.

Temple Baptist Church of Little Rock purchased the 7,931-SF project at 317 S. Shackleford Road from Anchor Realty Investments LLC, led by Alan Bubbus.

The 2.06-acre development was bought for $1.5 million in November 2021 from Anz Family Estate LLC of Plano, Texas.

Anz Family acquired the property for $1.4 million in March 2010 from BV Development Little Rock LLC of Scottsdale, Arizona.

Rural Multifamily

Seven duplexes in north Pulaski County weighed in at $1.01 million.

Cincinnati Capital Partners 575 LLC of Ohio bought the apartments at the southeast corner of Sayles Road along Landave Cove from the Copeland Living Trust, led by David and Cristi Copeland.

The trust provided a two-month mortgage of $837,421 to back the deal.

The 19.01-acre site was sold in August 1989 as part of a $72,000 deal with the heirs of George Williford.

Office Transaction

A 9,187-SF office building in downtown Little Rock rang up a $750,000 sale.

Omega Holdings LLC, led by Chase Gibson, acquired the 823 W. Markham St. project from Little Rock’s Eagle Bank & Trust.

The deal is financed with a three-year loan of $675,000 from the bank.

Eagle Bank took ownership of the 0.27-acre development in June 2017 in lieu of foreclosure on a September 2009 mortgage of $915,000. The bank recovered the property from Hugh E. Crisp PLLC, led by Hugh Crisp.

Industrial Property I

A 2.98-acre commercial parcel in North Little Rock drew a $600,000 transaction.

Arrow Truck Sales Inc. of Kansas City, Missouri, purchased the site on the west side of Mueller Supply at 12201 Eanes Road from SBD Investments LLC of Tulsa.

The land was acquired in September 2004 as part of a $992,000 deal with the Harris Family Co. LLC, led by Max Harris.

Accadia Court

Abul Kamal and Farzana Siddiqui spent $1 million on a 5,418-SF home in west Little Rock’s Accadia Court neighborhood from Sara and Shariq Tariq.

The Tariqs acquired the residence for $770,813 in October 2016 from the Wilson Co., led by Janet Dillon.

Undeveloped Land

A 28.3-acre tract in North Little Rock sold for $490,000.

Rose Atlantic Holdings LLC, led by Deddrick Perry Jr., bought the land at the north end of Augusta Circle from Toland Family LLC, led by Claudia T. Gravett and John Toland.

Toland Family provided a $440,000 mortgage to fund the deal.

The property was purchased in August 1989 for $50,000 from Pioneer Corp., led by J.T. Baumgardner.

Industrial Site II

A 4.03-acre commercial site in North Little Rock changed hands in a $182,446 deal.

Steco Corp., led by Ken Gaines, acquired the parcel near the northeast corner of Grant Park Circle and Industry Drive. The seller is Calomini LLC, led by Hertha Moriconi.

The land was bought in December 1994 as part of a $72,000 deal with the Herschel Friday estate, William and Peggy Sutton, William and Elizabeth Terry, Boyce Love Testamentary Trust, William and Kay Patton, William and Mary Lou Cravens and Oaklawn Jockey Club Inc., led by Charles Cella.

Walton Heights

A 3,783-SF home in the Walton Heights neighborhood of west Little Rock weighed in at $1.2 million.

Rivercrest Group #1 LLC, led by Dr. Wesley Lane, purchased the house from the Hannah Living Trust, led by Kevin and Wendy Hannah.

The deal is backed with a 30-year loan of $1.2 million from First Horizon Bank of Memphis.

The Hannah Living Trust acquired the 0.46-acre site for $115,000 in August 2011 from the John David Lawrence Trust.

Hickory Creek

A 4,526-SF home in west Little Rock’s Hickory Creek neighborhood is under new ownership after a $950,000 deal.

The James Hunter East Revocable Trust bought the house from Clinton and Mary Hutchinson.

The deal is financed with a two-year loan of $700,000 from Southern Bancorp Bank of Arkadelphia.

The Hutchinsons purchased the residence for $750,000 in April 2018 from the Jones Family Trust, led by Steven Jones Sr. and his wife, Mary.

Rockwater Village

A 2,550-SF home in North Little Rock’s Rockwater Village neighborhood rang up a $750,000 sale.

T. Patrick Caffey acquired the house from the Stein Family Revocable Living Trust, led by Charles and Mary Kathryn Stein.

The trust bought the residence for $570,000 in April 2018 from Coburn Construction LLC, led by Roger Coburn Jr.

Abington Court

A 3,474-SF home in west Little Rock’s Abington Court drew a $735,000 transaction.

The Loyd Family Trust, led by Walter Loyd Jr. and his wife, Katrina, purchased the house from Jim Pace Homes LLC.

The deal is funded with a 30-year loan of $588,000 from JPMorgan Chase Bank of Columbus, Ohio.

Jim Pace acquired the 0.3-acre site for $150,000 in January from PotlatchDeltic Real Estate LLC.

Ensbury Place

A 3,307-SF home in west Little Rock’s Ensbury Place neighborhood sold for $720,000.

John and Sandra McAuley bought the house from the Yasser M. Salem Living Trust.

The trust purchased the residence for $529,900 in February 2020 from E. Ward Construction Inc.

Villages of Wellington

A 4,427-SF home in west Little Rock’s Villages at Wellington neighborhood changed hands in a $700,000 deal.

David and Caroline Pollard acquired the house from Miles and Elizabeth Ritter.

The Ritters bought the residence for $520,900 in June 2020 from Eric Yee and Felicia Allard.
