Clarity Pointe Draws $5.9M Creditor Sale (Real Deals)Lock Icon

An assisted living facility for Alzheimer’s and dementia patients in west Little Rock is under new ownership after a $5.9 million foreclosure sale.

Transportation Alliance Real Estate LLC, an affiliate of Transportation Alliance Bank of Ogden, Utah, recovered the 59-unit Clarity Pointe project at 8401 Ranch Blvd.

The previous owner was Avenir Memory Care @ Little Rock Ltd., an affiliate of Avenir Senior Living of Scottsdale, Arizona.

The 4.06-acre development was tied to a June 2018 mortgage of $7.8 million originally held by Dwight Bridge Fund LLC of St. Petersburg, Florida.

Avenir acquired the project for $11.1 million in June 2018 from HSRE Clarity Pointe at Little Rock LLC, an affiliate of Chicago’s Harrison Street Real Estate Capital.

HSRE Clarity Pointe bought the location for $920,000 in February 2013 from Ranch Properties Inc., led by Ed Willis.

Church Expansion

A 3,950-SF bank branch in North Little Rock weighed in at $1.92 million.

North View Missionary Baptist Church purchased the neighboring 6855 John F. Kennedy Blvd. project.

The seller is First Security Bank of Searcy.

The bank provided a two-year loan of $400,000 to fund the deal.

First Security acquired the 0.72-acre location for $544,000 in May 2007 from Indian Hills Church.

Office-Warehouse Buy

A 4,010-SF office-warehouse in Little Rock rang up a $650,000 sale.

HMB LLC, led by Montgomery and Kelli Heathman, bought the 7820 Cantrell Road project.

The seller is Bark Avenue LLC, led by Regan Ellis.

The deal is financed with a one-year loan of $400,000 from First National Bank of Paragould.

Bark Avenue purchased the 0.89-acre development for $426,800 in November 2020.

The seller was 7820 Property LLC, led by the Athalia K. Kullander Trust.

Office Acquisition

A 1,175-SF office building in North Little Rock changed hands in a $160,000 deal.

Crestline LLC, led by Jeremy Stalcup and Parker Clay, acquired the 5606 JFK Blvd. project from the Stephen E. Whitwell Sr. Revocable Trust.

The deal is funded with a five-year loan of $221,000 from First Natural State Bank of McGehee.

The 0.22-acre development was bought for $80,000 in July 1980 from Armil and Billie Jean James.

PV Residence

A 12,658-SF home in west Little Rock’s Pleasant Valley neighborhood tipped the scales at $1.65 million.

The Stonestreet Group Inc., led by Alan Barksdale, purchased the house.

The seller is  the FTH Revocable Trust, led by Todd Hickingbotham.

The deal is backed with a $1.4 million loan from First State Bank of Lonoke.

The residence was acquired for $698,000 in April 1999 from Michael and Marlos Gilliam.

An adjoining 0.63-acre parcel was added in a $150,000 deal with Scott Davis in October 2000.

Abington Court

A 4,152-SF home in west Little Rock’s Abington Court neighborhood sold for $958,774.

Mark and Kim Leverett bought the house from Hartness Construction Co., led by Brenda Hartness.

The 0.29-acre site was purchased for $146,000 in January 2023 from PotlatchDeltic Real Estate LLC.

Germay Court

A 3,996-SF home in west Little Rock’s Germay Court neighborhood drew an $876,500 transaction.

Jeffrey and Courtney Thessing acquired the house from the Linda D. Gleason Revocable Trust.

The deal is financed with a 30-year loan of $877,020 from Arvest Bank of Fayetteville.

The residence was bought for $710,000 in July 2020 from the Linda Kay Shaver Revocable Trust.

Canal Pointe

A 2,277-SF home in Little Rock’s Canal Pointe neighborhood is under new ownership after a $770,000 deal.

Gerald Johnson Jr. and Claudia Anton purchased the house from Arvil Wesley Burks Jr. and his wife, Janet.

The deal is funded with a one-year loan of $470,000 from Riverside Bank of Sparkman.

The Burks family acquired the residence for $625,000 in March 2019 from the Cheryl Casey Brown Life Trust.

Osage Hills

A 3,227-SF home in Maumelle’s Osage Hills neighborhood rang up a $749,000 sale.

Hugh and Kimberly Van Brimer bought the house from Charles and Faith Coles.

The Coles family purchased the 0.48-acre site for $84,900 in September 2015 from West Maumelle Ltd. of Dallas.

Warehouse Buy

Coursey 10400 Holdings LLC, an affiliate of Bell & McCoy in Houston, Texas, paid $2.05 million for the 15,400-SF showroom-warehouse at 10440 Maumelle Blvd. in North Little Rock.

The seller, Dustin Hughes Investment Properties LLC, acquired the 1.11-acre development for $1.4 million in March 2022 from Parke Family Investments LLC, led by Frank Parke III, John Parke and Emily Parke Stevens.
