A west Little Rock assisted living facility for Alzheimer’s and dementia patients weighed in at $11.1 million.
Avenir Memory Care @ Little Rock Ltd., an affiliate of Avenir Senior Living of Scottsdale, Arizona, purchased the 59-unit Clarity Pointe project at 8401 Ranch Blvd.
The seller is HSRE Clarity Pointe at Little Rock LLC, an affiliate of Chicago’s Harrison Street Real Estate Capital. The deal is backed with a $7.8 million loan from Dwight Bridge Fund LLC of St. Petersburg, Florida.
The 4.06-acre development previously was tied to a February 2013 mortgage of $7.1 million held by Compass Bank of Birmingham, Alabama.
The location was bought for $920,000 more than five years ago from Ranch Properties Inc., led by Ed Willis.
Charter Complex
A 45,000-SF charter school and adjoining land on the Sherwood-North Little Rock border tipped the scales in deals totaling $6.46 million.
Little Scholars of Arkansas LLC, an affiliate of Lisa Academy, acquired its elementary school at 5410 Landers Road in Sherwood for $5.25 million. The seller is CRM Capital Partners LLC, led by Mitchell Massey.
The purchase of the school and construction of a secondary school are financed with a $20.8 million bond issue through the Arkansas Development Finance Authority.
Until June 2015, the 5.34-acre elementary school development was owned in the name of Matthews Management Co. LLC, led by David Matthews.
The Matthews family’s Metropolitan Trust Co. purchased the location as part of a $2.4 million deal with the C.H. Briley Trust in December 1985.
Little Scholars also assembled 7.88 acres in North Little Rock for the secondary school in two deals totaling $1.21 million. The sellers were Brad and Laurie Jolly and Scott and Sumi Jolly, nearly $1.07 million for the Fleming Mobile Home Park at 4600 Briley Road, and two houses at 4616 and 4618 Briley Road; and the estate of Jean Marie Varvil, 3.93 acres for $150,000.
The Jollys assembled their property in two deals with Al and Connie Harkins, $485,000 in November 2007; and Robert Fields, $75,000 in April 2016.
The Varvil property was acquired for $4,000 in June 1965 from Joseph and Dollie Olszak and Richard and Velda Sallis.
Hotel Land
Land for a future hotel project in Sherwood was assembled in deals totaling $1.5 million. CDRN Sherwood LLC, led by Chetan Patel, put together 3.76 acres in deals with:
- Telcoe Federal Credit Union of Little Rock, $850,000 for a nearly 2.27-acre parcel near the southeast corner of Country Club Road and Heritage Lane; Telcoe bought the land in August 2013 as part of a $1.2 million deal with St. Vincent Infirmary Medical Center.
- Stuart McGilvray, $710,000 for an adjoining 1.49-acre parcel at the southwest corner of Heritage Drive and Heritage Lane. The land was purchased for $300,000 in June 2000 from the Lay Children’s Trust and Bernice Lay.
CDRN’s deal is funded with a two-year loan of $1.4 million from Telcoe Federal Credit Union.
Smiley Quarters
A 4,800-SF office building in west Little Rock drew a $675,000 transaction.
Smiley Enterprises LLC, led by Walter Smiley, acquired its 11510 Fairview Road location from the Cathy M. Schwartz Living Trust.
The 0.39-acre location was bought for $434,000 in May 1995 from the Irwin Co., led by Jim Irwin.
Plantation Plaza
An 8,400-SF retail project in Jacksonville changed hands in a $660,000 deal.
Lomanco Inc., led by Chris Grimes, purchased Plantation Plaza at 2227 Main W. Main St. from the Lloyd & Marsha Friedman Living Trust.
The 1-acre location was acquired for $14,000 in August 1974 from Robert and Virginia Moore, Michael and Shari Wilson, Paul and Sherry Alexander and Shelby and Sybil Capps.
Heights Home
A 4,027-SF home in the Heights area of Little Rock rang up an $869,905 sale.
Thomas and Lauren Cowles bought the house from Jeff Fuller Homes LLC.
The deal is funded with a 30-year loan of $695,924 from Regions Bank of Birmingham, Alabama. The residence previously was linked with an April 2017 mortgage of $608,000 held by Little Rock’s Bank OZK.
The property was purchased for $275,000 16 months ago from William Taylor III and his wife, Ellen.
Quapaw Manor
A 7,323-SF home in downtown Little Rock’s Quapaw Quarter neighborhood is under new ownership after a $785,000 deal.
Clifford and Judy Henry acquired the house from Andrew Somers III and his wife, Sara.
The deal is backed with a 25-year loan of $628,000 from Regions Bank. The residence previously was tied to an October 2016 mortgage of $637,000 held by IberiaBank of Lafayette, Louisiana.
The property was bought for $910,000 nearly two years ago from the namesake revocable trust of Thomas Clyde Wittenberg and Lillian Phillips Wittenberg.
Sezanne Court
A 3,978-SF home in the Sezanne Court neighborhood of west Little Rock’s Chenal Valley development sold for $595,000.
Peter Hall Sr. and his wife, Jennifer, purchased the house from the Alexander Living Trust, led by Veronica Alexander.
The location was acquired for $86,000 in April 2011 from Rector Phillips Morse Inc., led by Kris Upton.
Woodlands House
A 4,499-SF home in the Woodlands Edge neighborhood of west Little Rock drew a $587,000 transaction.
David and Tracy Weed bought the house from L&J Construction & Design LLC, led by LeeAnn and Justin Hall.
The deal is financed with a 30-year loan of $587,000 from BancorpSouth Bank of Tupelo, Mississippi.
L&J purchased the site for $74,000 in January 2017 from the Freeman Family Revocable Living Trust, led by Stephen and Sharon Freeman.

A 3,979-SF home in the Lamarche Place neighborhood of the Chenal Valley development changed hands in a $525,000 deal.
Douglas and Amanda Smith acquired the house from Donald Walker and Arpakorn Kraturisha.

Josh and Meghan Swanson bought the house from Zhifu Xiang and Hongju Deng. The deal is financed with a 30-year loan of $285,000 from Premia Mortgage LLC of Troy, Michigan.
The residence previously was linked with a June 2012 mortgage of $384,000 held by IberiaBank.
The property was purchased for $480,000 more than six years ago from Stacy and Edward Dochoda.
