The deal is financed with a five-year loan of $1.2 million from Central Bank of Little Rock.
Blackburn Capital bought the 0.84-acre development for $1.1 million in January 2019 from Lakewood Place LLC, led by William Hixson.
Squared Deal
A 12,000-SF office-service garage in Sherwood tipped the scales at $1.3 million. JG Squared LLC, led by James Greene, purchased the Rocktown Services project at 241 Newman Drive.
The seller is LBW Properties LLC, led by Mark Winstead.
The deal is backed with a five-year loan of $1 million from Simmons Bank of Pine Bluff.
LBW Properties acquired the 2.26-acre site for $55,000 in August 2012 from Centennial Bank of Conway.
SQRL Transaction
A 902-SF convenience store in south Little Rock rang up a $700,000 sale.
Sherwood Street LLC, led by Mohammad Farooq, bought the VP Fuels project at 6828 Col. Glenn Road from the Filmore Evan Smith Living Trust.
The deal is funded with a $490,000 loan from Centennial Bank.
The trust acquired the 0.6-acre development for $2 million in July 2023 from Arkagas LLC, an affiliate of Gorgon Capital Management in Miami.
Standard Development Co. LLC, led by Joseph Blake Smith, founder of the now insolvent SQRL convenience store chain, sold the project in June 2022 to Arkagas for a reported $1.8 million.
That transaction was preceded by Standard Development purchasing the property for $850,000 in June 2022 from Royal Investment LLC, led by Anwer Hemani and Aziz Lalani.
Pinnacle House
An 11,000-SF office-warehouse property in downtown Little Rock drew a $545,000 transaction.
KAB Group Residential Real Estate LLC, led by William L. Walker Jr., acquired the Pinnacle House project at 1020 W. Daisy L. Gatson Bates Drive.
The seller, Lakeland West Capital 38 LLC of Waco, Texas, provided a $495,000 mortgage to back the deal. Lakeland West recovered the 0.96-acre development at a $585,000 foreclosure sale in January 2021 from Little Rock Community Mental Health Center Inc., led by Michael Woods.
River Ridge Manor
A 9,108-SF home in Little Rock’s River Ridge Manor neighborhood weighed in at $2.3 million.
WE Realty Co., led by Codney Washington, purchased the house from the Eugene Edward Sloan & Moyuen Mimi Lee Living Trust.
Sloan and Lee bought the residence for $781,000 in June 2005 from Carrick and Patti Patterson.
The Pattersons acquired the property for $499,000 in June 1990 from Gene and Jane Proffitt.
Germay Court
A 5,127-SF home in west Little Rock’s Germay Court neighborhood tipped the scales at $1.6 million.
Andrew and Kelli Williams bought the house from Peter and Leslie Biagioni. The deal is financed with a 30-year loan of $766,500 from Encore Bank of Little Rock.
The Biagionis purchased the 1.71-acre site for $170,000 in September 2003 from El Dorado’s Deltic Timber Corp.

A 4,709-SF home in west Little Rock’s Hickory Pointe neighborhood sold for $975,000.
The Ad Astra JPJ Revocable Trust, led by Todd Jacobs and Elizabeth Price, acquired the house from Emily Gregory.
The deal is backed with a 30-year loan of $877,500 from Cadence Bank of Tupelo, Mississippi. The 0.31-acre site was bought for $96,000 in August 2013 from James and Angela Jett.
Falstone Court
A 3,392-SF home in west Little Rock’s Falstone Court neighborhood changed hands in an $819,500 deal. Don and Suzanne Wilson purchased the house from Troy and Shannon Duke.
The deal is funded with a 30-year loan of $435,346 from Farmers Bank of Greenwood. The Dukes acquired the residence for $610,000 in January 2022 from Jim Pace Homes LLC.
