Clinton Foundation Buys Heifer HQ for $27M (Real Deals)Lock Icon

The Heifer Project International campus in downtown Little Rock weighed in at $27 million.

The nonprofit sold its 118,502-SF headquarters at 1 World Ave., a 20,225-SF office building at 1424 E. Second St. and an 8,880-SF warehouse at 1501 E. Fourth St. to the Bill, Hillary & Chelsea Clinton Foundation.

The property encompasses 16.17 acres that Heifer Project International assembled as part of deals that began with a string of January 2001 transactions with the Gray Family Revocable Trust, led by Samuel Gray, $1.23 million; Harbor Distributing Co., led by Nick Pierce, $900,000; Michael and Gretchen Gowen, $785,000;  the Lillard Thomas Moss Trust, $580,000; Adolph Geyer Jr., $232,000; and Dorothy and Vincent Hughes, $59,000.

Rounding out the sellers are Crown Enterprises Inc. of Warren, Michigan, $500,000 in December 2001; Robert Best, $375,000 in November 2002; and Juston and Maebelle Minick, Chris and Melissa Minick and Ferrel and Jane Minick, $2.65 million in July 2007.

Med Office

A 21,719-SF medical office building in midtown Little Rock tipped the scales at $3.72 million.

Elliott Bay Medical Properties LLC, an affiliate of Elliott Bay Capital Trust of Seattle, bought the 5620 W. Markham St. project from A&A Investments LLC, led by Iftikhar Pathan.

The deal is backed with a five-year loan of $2.6 million from Alerus Financial Corp. of Grand Forks, North Dakota.

A&A Investments acquired the 0.44-acre property for $450,000 in January 2013 from Patricia Moss.

United Engines

A 21,260-SF automotive repair center in south Little Rock is under new ownership after a $1.51 million deal.

9401 I30 LLC, led by Clint  Boone and Christopher Gibson, purchased the United Engine project at 9401 Interstate 30 from Ron Davis Property Management LLC.

The deal is financed with a $1.2 million loan from Farmers Bank & Trust of Magnolia.

Ron Davis bought the 4.02-acre development for $860,105 in April 2024 from United Engines LLC of Houston.

Convenient Transaction

A 3,376-SF convenience store in North Little Rock rang up a $950,000 sale.

Young Kim acquired the 2500 Hwy. 161 project from Brian and Katherine Kim.

The Kims purchased the 1.01-acre development for $575,000 in March 2005 from the Yelenich Family Trust, led by Rocky Yelenich.

Industrial Sale

Adjoining 10,800-SF industrial buildings in Sherwood changed hands in a $550,000 deal.

H&D Central Arkansas LLC, led by the Hope E. Allen Revocable Trust, bought the 5800 and 5850 Commerce Court project. The seller is Allen Investment Group LLC, led by John Allen.

The deal is funded with a five-year loan of $692,000 from Peoples Bank of Sheridan.

Allen Investment acquired the combined 2.19-acre development for $600,000 in November 2020 from Rablaco & Carthage LLC, led by Mark Ramm.

Warehouse Buy

A 5,250-SF warehouse in east Little Rock sold for $350,000.

301 Pepper Ave. LLC, led by Jonathan Shively, purchased its namesake address from TCT Leasing LLC, led by Ron Glass. The deal is backed with a five-year loan of $283,000 from Bank of Delight.

The 1.03-acre property was assembled in two January 1984 transactions with Pat and Dorothy Solman, $28,000; and Louise Horace, $14,000.

Valley Falls Estates

A 5,948-SF home in west Little Rock’s Valley Falls Estates neighborhood weighed in at $2.5 million.

ParFour, LLC, led by Robert Berry, acquired the house from the Gene Graves Revocable Trust.

The deal is financed with a 25-year loan of $2.5 million from Stone Bank of Mountain View.

The 1.35-acre site was purchased for $494,000 November 2016 from AFF Holdings, led by Rick Ferguson.

Rural Residence I

A 3,615-SF home near west Pulaski County’s Little Italy community drew a $950,000 transaction.

Physics Capital Partners LLC, led by Mark Deweese, bought the house from Meredith Hawkins.

The 15.99-acre residential spread was purchased for $565,000 in September 2014 from Richard and Carol Seago.

The Seagos acquired the land in May 1990 as part of a $60,000 deal with Blanche Thebom.

Abington Court

A 4,675-SF home in west Little Rock’s Abington Court neighborhood is under new ownership after a $900,000 deal.

Amanda and Sommer Faulkenberry purchased the house from Jim Pace Homes LLC. The deal is funded with a 30-year loan of $720,000 from Bank of England.

The 0.26-acre site was bought for $150,000 in March 2024 from PotlatchDeltic Real Estate LLC.

Duclair Court

A 2,971-SF home in west Little Rock’s Duclair Court neighborhood rang up an $837,000 sale.

Sara and David Camp acquired the house from Daniel and Margaret Hopkins. The deal is financed with a 30-year loan of $702,000 from Cadence Bank of Tupelo, Mississippi.

The Hopkins family purchased the residence for $730,000 in September 2023 from Mervyn Epstein.

Rural Residence II

A 2,911-SF home in west Pulaski County’s Lauren Lane neighborhood changed hands in a $775,000 deal.

Paul Bowe bought the house from the Groves Family Living Trust, led by Mark and Piper Groves.

The deal is backed with a 30-year loan of $643,250 from Little Rock’s Eagle Bank & Trust.

The Groves family acquired the 10-acre residential spread for $440,000 in August 2017 from 23900 Lauren Lane LLC, led by James and Amanda Moore.

Trammel Loop

Little Rock LD LLC, an affiliate of Fayetteville’s Rausch Coleman Homes, paid $1.25 million for 37 lots in the Sherwood’s Trammel Loop neighborhood.

Seller: Stonehill LLC, led by Andy Collins.The property was a longtime asset of Metropolitan Trust Co., led by Justin Matthews, dating back more than 88 years and more recently the Matthews heirs.
