Coca-Cola Plant Transaction Approaches $11 Million (Real Deals)Lock Icon

A soft drink operation in Little Rock tipped the scales at $10.98 million.

CCBCC Operations LLC, an affiliate of Coca-Cola Consolidated Bottling Co. of Charlotte, North Carolina, purchased the 225,728-SF Coca-Cola bottling facility at 7000 Interstate 30.

The largest independent Coca-Cola bottler in the nation bought the 22.2-acre complex from Atlanta’s Coca-Cola Refreshments USA Inc., a subsidiary of the Coca-Cola Co.

The former Coca-Cola Bottling Co. of Arkansas project was acquired in 1989 as part of an estimated $250 million deal with the Frank Lyon Sr. family.

Owner Turns Tenant
A 9,600-SF equipment rental facility was the focal point of a $1.79 million lease-back deal.

National Retail Properties Ltd. of Orlando, Florida, bought the Hertz Equipment Rental project at 10800 Interstate 30 from HERC Rentals Inc. of Bonita Springs, Florida, a subsidiary of the Hertz Corp.

The 6.7-acre development was acquired for $715,000 in May 2000 from Jack and Betty Jane Pflug.

Convenient Site
A 1.1-acre convenience store development is in motion after a $980,000 land deal in southwest Little Rock.

Rappaport Properties LLC of Boynton Beach, Florida, purchased the land at 8800 Baseline Road from RG JointVentures LLC, led by Allan Roberts.

The property was bought in May 1999 as part of a $675,000 deal with Luby’s Restaurants Ltd., led by David Byle.

Hooker Buy
The 16,500-SF trucking facility in North Little Rock rang up a $519,000 sale.

Jeff and Cathy Hooker acquired the C1 Truck Driver Training project at 7303 U.S. 70N from Legal Beagle Properties LLC, led by Steven Moss.

The deal is financed with a five-year loan of $415,000 from Simmons Bank of Pine Bluff.

Legal Beagle purchased the 7.87-acre development for $480,000 in December 2016 from Maverick Real Estate LLC, led by Stephen Williams.

Hooker Sale
A 5,000-SF auto service facility in North Little Rock changed hands in a $440,000 transaction.

KTS Real Estate LLC, an affiliate of Southern Electric Corp. of Mississippi in Flowood, bought the project at 100 Inmon Drive from Jeff and Cathy Hooker.

The 2.67-acre development previously was linked with an April 2013 mortgage of $408,000 held by BancorpSouth Bank of Tupelo, Mississippi.

The property was acquired for $400,000 more than four years ago from David Inmon.

Office Condo
A 3,566-SF law office in downtown Little Rock sold for $255,000.

JWB Co., led by Buddy Benefield, purchased the ninth-floor space in the Centre Place Building at 212 Center St. The seller is the Allen Family Trust, led by William and Kay Allen.

The property was bought for $90,000 in May 1993 from the law firm of Ivester Skinner & Camp, led by Herman Ivester.

NLR Land
A 1.05-acre commercial property in North Little Rock drew a $185,000 transaction.

Mainstream Development II of Sulphur, Louisiana, acquired the Addyson Motors project at 5609 MacArthur Drive from Prater Investments LLC, led by Kenneth Prater.

The deal is backed with a one-year funding agreement of $1 million from First Bank of McComb, Mississippi.

The property was assembled in two deals with William and Mary Brady, $7,000 in July 1986; and Real Estate Commercial I Inc., led by Byron McKimmey, $75,000 in December 2006.

Pampered Transaction
A dog day care center in north Pulaski County is under new ownership after a $133,000 deal.

Bug’s Bark A Lounge LLC of Cabot, led by Sandra Lippert, bought the Pampered Paws & Claws project at 9920 McNew Road in Cabot. The seller is Karen Gould, who financed the deal.

The 1.5-acre development previously was tied to a September 2011 mortgage of $74,000 held by U.S. Bank of Cincinnati.

Gould purchased the property for $65,000 in February 2006 from Keith Caldwell.

Kingwood Manor
A 4,970-SF home in Little Rock’s Kingwood Place neighborhood weighed in at $1.9 million.

Steven and Gay Anthony acquired the 7.9-acre residential spread overlooking the Arkansas River from the Charles Ensminger Revocable Trust.

The property was bought for $750,000 in 1984 from Louise Hall.

Hickory Creek Abode
A 4,911-SF home in west Little Rock’s Hickory Creek neighborhood rang up a $818,750 sale.

Paul and Karen Kingsborough purchased the house from Brianne and Brian Bush.

The residence previously was linked with a September 2012 mortgage of $395,319 held by Wells Fargo Bank of Sioux Falls, South Dakota.

The Bush family acquired the property for $810,000 in February 2004 from L.R.G. Investments LLC, led by Rick Ferguson.

Arbors House
A 4,617-SF home in The Arbors neighborhood of west Little Rock’s Chenal Valley development changed hands in a $618,000 transaction.

Jeffrey and Ginger King bought the house from Charles and Sue Lewis. The deal is funded with a 30-year loan of $424,100 from Bank of Little Rock Mortgage Corp.

The residence previously was tied to an October 2006 mortgage of $660,000 held by Eagle Bank & Trust of Little Rock.

The Lewis family purchased the property for $825,000 more than 11 years ago from Kevin and Jennifer Hannah.

Woodlands Dwelling
A 4,275-SF home in the Woodlands Edge neighborhood of west Little Rock sold for $615,000.

Daniel and Allyson Parkinson acquired the house from Parkinson Building Group Inc., led by William Parkinson. The deal is financed with a 30-year loan of $522,750 from Simmons Bank.

The residence previously was linked with an April 2016 mortgage of $488,750 held by Simmons.

The site was bought for $72,000 18 months ago from Rocket Properties LLC, led by Lisenne Rockefeller and Ron Tyne.

Ensbury Residence
A 3,800-SF home in the Ensbury Place neighborhood of west Little Rock’s Chenal Valley development changed hands in a $536,585 deal.

Jesse Boyd III and his wife, Elizabeth, purchased the house from James Price. The residence previously was tied to a November 2016 mortgage of $432,000 held by First Security Bank of Searcy.

Price acquired the location for $90,000 a year ago from Deltic Timber Corp. of El Dorado.

Oaks House
A 3,158-SF home in The Oaks neighborhood of Chenal Valley drew a $518,000 transaction.

Robert and Brittany Smith bought the house from the Vaught Living Trust, led by Ervin and Frances Vaught.

The deal is backed with a 30-year loan of $357,000 from One Bank & Trust of Little Rock.

The trust purchased the residence for $467,000 in July 2016 from Paula Glasgow.

Lamarche Domicile
A 4,187-SF home in the Lamarche Place neighborhood of Chenal Valley is under new ownership after a $510,000 sale.

Chris and Donna Grimes acquired the house from Mitchell and Elizabeth Perry. The deal is funded with a 15-year loan of $408,000 from Arkansas Federal Credit Union of Jacksonville.

The residence previously was linked with a July 2014 of $335,000 held by BancorpSouth Bank.

The property was bought for $505,000 more than three years ago from John and Kimberly Lazarich.
