Colonial Parc, Meadowcrest Combine for $11.5M Sale (Real Deals)Lock Icon

The sale of two apartment projects in southwest Little Rock tipped the scales at $11.5 million.

LR Midtown Apartments LLC, an affiliate of AMG Realty Group of Skokie, Illinois, bought the 239-unit Colonial Parc Apartments at 5813 Baseline Road and the 124-unit Meadowcrest Apartments at 5315 Stanley Drive.

The seller is Colonial Park RBG LLC of West Plains, Missouri. The deal is backed with a 3-year loan of $8 million from West Bank of West Des Moines, Iowa.

The 10.7-acre Colonial Parc development was purchased for $3.3 million in July 2013 from Colonial Parc Apartments Arkansas LLC of Philadelphia.

The 7.57-acre Meadowcrest development was acquired for $2.8 million in March 2017 from Meadowcrest Apartments LLC, led by Don Marshall Jr.

Red Roof Acquisition

A 137-room hotel in North Little Rock weighed in at $1.57 million.

CI NLR Hotels LLC of Missouri City, Texas, purchased the Red Roof Inn at 120 W. Pershing Blvd. from North Little Rock Hospitality LLC of Los Angeles.

The deal is financed with a $2.2 million loan from Veritex Community Bank of Dallas. The 3.71-acre development was bought for $2.8 million in August 2015 from PIMR LLC, an affiliate of First Community Bank of Batesville.

Office-Warehouse Sale

A 22,500-SF office-warehouse in North Little Rock changed hands in a $1.56 million deal. 1201 Baucum LLC, a Colliers-led investment group, acquired the Truck Pro facility at 1201 Baucum Industrial Drive from Stephen and Sara Daugherty.

The deal is funded with an $835,000 loan from Encore Bank of Little Rock.

The 3.5-acre development previously was tied to an April 2015 mortgage of $1.1 million held by BancorpSouth Bank of Tupelo, Mississippi.

The Daughertys purchased the project for $1.4 million in April 2015 from Baucum LLC, led by John Burnett.

Riverdale Commercial

A 10,520-SF commercial building in Little Rock’s Riverdale area rang up a $725,000 sale.

E.H.T. Real Estate LLC, led by Li Zhang and Qianqian Liu, bought the 1509 Rebsamen Park Road project. The seller is Off the Front LLC, an affiliate of Little Rock’s HIA Velo high-end biking venture.

The owners of Three Fold Noodles and Dumpling Co. are developing a new restaurant at this location, according to Little Rock Soirée.

The 0.78-acre development previously was linked with a September 2016 mortgage of $668,000 held by Arvest Bank of Fayetteville.

The project was acquired nearly three years ago for $835,000 from James Clements and Reggie Marshall.

Office Transaction

A 696-SF office building in south Little Rock drew a $200,000 transaction.

Wow Fitness LLC, led by Kameelah Harris, purchased the 5521 Mabelvale Pike project from Michael Vick.

The deal is backed with a 15-year loan of $210,000 from Hope Federal Credit Union of Jackson, Mississippi.

The 0.69-acre development was bought for $150,000 in September 2009 from Crockett Land Holdings LLC, led by John Crockett.

Sologne Circle

A 7,937-SF home in the Sologne Circle neighborhood of west Little Rock’s Chenal Valley development tipped the scales at $1.65 million.

Graygirl Family Trust, led by William and Tammy Lee, acquired the house from the Demiro Family Revocable Trust, led by Mike and Deborah Roberts.

The deal is financed with a 30-year loan of $1.3 million from U.S. Bank of Cincinnati.

The residence previously was tied to a February 2013 mortgage of $602,000 from Regions Bank of Birmingham, Alabama.

The Demiro trust purchased the site for $215,000 in December 2001 from Deltic Timber Corp. of El Dorado.

PV Residence I

A 6,403-SF home in west Little Rock’s Pleasant Valley neighborhood sold for $930,000.

Randell and Kristen Minton bought the house from the namesake living trusts of Dennis and Krischarna Cooper. The deal is funded with a 15-year loan of $600,000 from IberiaBank of Lafayette, Louisiana.

The residence previously was linked with a January 2018 mortgage of $662,000 held by U.S. Bank.

The Coopers acquired the property for $887,500 in August 2011 from Ronald and Nancy Hughes.

PV Residence II

A 5,194-SF home in the Pleasant Valley neighborhood is under new ownership after an $805,000 transaction. Darren and Jamie McCrillis purchased the house from Dustin and Bobbi McDaniel.

The deal is backed with a 30-year loan of $644,000 from U.S. Bank. The residence previously was tied to a June 2013 mortgage of $417,000 held by Arkansas Federal Credit Union of Jacksonville.

The McDaniels bought the property for $755,000 in April 2009 from Kay and David Jones.

Woodlands Edge

A 4,597-SF home in the Woodlands Edge neighborhood of west Little Rock changed hands in a $633,000 deal.

Natalie and Wesley Lane acquired the house from Jeffrey and Michele Pyne. The deal is financed with a 30-year loan of $633,000 from IberiaBank.

The residence previously was linked with a March 2013 mortgage of $417,000 held by Bank of Little Rock Mortgage Corp.

The Pynes purchased the location for $79,000 in February 2012 from Rocket Properties LLC, led by Lisenne Rockefeller and Ron Tyne.

Bridgefield Estates I

A 5,521-SF home in north Pulaski County’s Bridgefield Estates neighborhood rang up a $570,000 sale.

William Souder bought the 14.1-acre spread from John Harrison.

The deal is funded with a 30-year loan of $540,000 from Wintrust Mortgage of Rosemont, Illinois. The residence was acquired for $555,000 in December 2012 from the Fuller Family Trust No. 1, led by Cullen and Judy Fuller.

Bridgefield Estates II

A 5,701-SF home in the Bridgefield Estates neighborhood drew a $564,0000 transaction.

Stephen and Shirley Jackson purchased the 16.2-acre residential spread from Gary and Ann Ardes.

The deal is backed with a 30-year loan of $544,087 from USAA Federal Savings Bank of San Antonio.

The Ardes family bought the location for $78,000 in November 2003 from Fulcol LLC, led by Dale Fuller.
