Colony West Complex Moves in $7.5M Sale (Real Deals)Lock Icon

A 126-unit apartment complex in west Little Rock tipped the scales at $7.5 million.

AndMark View at Breckenridge LLC, an affiliate of the AndMark real estate investment firm of Los Angeles, bought the former Colony West Apartments project at 1420 Breckenridge Drive.

The seller is AndMark Colony West Apartments LLC, another investment group led by AndMark. The deal is financed with a three-year loan of $4.8 million from Citizens Bank of Batesville.

AndMark purchased the 7.45-acre development for $6.3 million in April 2016 from RCP Colony LLC, an affiliate of RCP General in New York.

Clinical Purchase

A 6,776-SF clinic in Little Rock weighed in at $2.35 million.

FCPT Holdings LLC, an affiliate of Four Corners Property Trust in Mill Valley, California, acquired the Oak St. Health clinic at 5500 W. 12th St. The seller is RG AR Oak Street LLC, an affiliate of DCM Group in Clayton, Missouri.

RG AR Oak Street purchased the 0.73-acre former Advance Auto Parts development for $750,000 nine months ago from Mark Messersmith.

Messersmith bought the project for $1.7 million in June 2007 from Adva Holdings LLC, led by Kevin Huchingson.

Multifamily Buy

Two apartment buildings and duplexes in Little Rock with a combined 26 units sold for $1.55 million.

Markham & Johnson LLC, led by Arek Boynerian, purchased the 12-unit project at 3825 W. Markham St., the 10-unit project at 424 Johnson St. and the 17 and 18 Rosemunn Drive properties from Stephen and Debra Morrison.

The deal is backed with a three-year loan of $775,000 from Southern Bank of Poplar Bluff, Missouri, and a $775,000 mortgage carried by the Morrisons.

The Morrisons assembled the properties in deals with Raida Snyderman, $160,000 for the 0.32-acre Johnson Street development in August 1995; Matthew and Louese Holody, $222,000 for the 0.3-acre Markham Street development in July 1998; and Jerry and Mary Prewitt, $230,000 for the combined 0.38-acre duplex development in May 2015.

Driven Acquisition

A 2,484-SF nail salon in North Little Rock drew a $900,000 transaction.

Driven Brands Inc. of Charlotte, North Carolina, acquired the Nailsville & Spa at 6907 JFK Blvd. from Sophia Nguyenle and Nguyen Nguyen.

The 0.43-acre development was purchased for $370,000 in October 2020 from Ban and Hong Nguyen.

Homard House

A 3,385-SF office building in downtown Little Rock rang up a $700,000 sale.

Twin Fox LLC, led by Kyle and Kale Ludwig, bought the historic Isaac Homard House at 1217 W. Third St. The seller is Whodunit Holdings LLC, led by Laura Winning.

The purchase of the 0.38-acre development is funded with a 30-year loan of $500,000 from the Winning Family Revocable Trust, led by Winning.

Whodunit acquired the fire-damaged property for $150,000 in April 2015 from William Hanks.

Oasis Cantina

A 4,000-SF bar in south Little Rock changed hands in a $400,000 deal.

Oasis Cantina Sports Bar Inc., led by Atilio Garcia, purchased its namesake project at 7121 Geyer Springs Road from Jung Wan Yang and Jung Ae Yang.

The deal is financed with a four-year loan of $400,000 from Little Rock’s Bank OZK.

The Yangs bought the 1.32-acre development for $226,000 in May 2004 from Jerry and Billie Neal.

Discount Deal

A 2,880-SF store in south Little Rock is under new ownership after a $375,000 transaction.

DDL Allen Properties LLC, led by Abdul Farishta, acquired Joseph’s Discount Store at 1624 S. University Ave. from Yates Group Inc. of Texarkana, Texas.

The deal is backed with a three-year loan of $300,000 from Arvest Bank of Fayetteville.

The 0.51-acre property, once home to an E-Z Mart convenience store, was purchased for $170,000 in January 1982 from the bankruptcy estate of The Pantry Inc., led by Preston Hogue.

Downtown Corner

A half-acre piece of downtown Little Rock sold for $200,000.

Banyan Capital Investments LLC, led by Bryan Hosto and Lauren Frederick, bought the parking lot at the southwest corner of Seventh and Cross streets from Goodwill Industries of Arkansas Inc., led by Brian Marsh.

The nonprofit gained ownership of the property from Bascom Dodd in a July 1951 deal of unrecorded value.

Ambulance Acquisition

A 4,802-SF office building in North Little Rock drew a $175,000 transaction.

The Little Rock Ambulance Authority, led by Jon Swanson, purchased the former home of North Little Rock Code Enforcement at 701 W. 29th St. from the city of North Little Rock.

The city bought the 0.98-acre site for $15,000 in May 1970 from the Salvation Army.

Chenal Downs

A 7,570-SF home in the Chenal Downs neighborhood of west Pulaski County tipped the scales at $1.71 million.

The Kevin & Brittany Smith Joint Revocable Trust acquired the house from the Bornemeier Revocable Trust, led by Richard and Renee Bornemeier.

The deal is funded with a 30-year loan of $500,000 from United Wholesale Mortgage LLC of Pontiac, Michigan.

The Bornemeier trust purchased the 5-acre location for $218,000 in April 2009 from Circular Properties LLC, led by Richard Watkins.

Canal Pointe

A 2,939-SF home in Little Rock’s Canal Pointe neighborhood rang up an $815,000 sale.

James Burch III and his wife, Cynthia, bought the house from William Brierley. The deal is financed with a 30-year loan of $726,200 from FirstTrust Homes Loans Inc. of Sheridan.

Brierley acquired the 0.13-acre site for $85,000 in September 2001 from Linda Latta.

DG Buy

Terrance K. Barry & Elizabeth L. Barry Trust of Las Vegas paid $2.09 million for the DG Market at 16520 Arch Street Pike in south Pulaski County’s Landmark community.

The seller is PB General Holdings (Landmark) LLC, led by Leonard Boen.
The 3.51-acre site was purchased for $350,000 in April from the Rocky M. Carter & Sarah A. Carter Living Trust.
